real estate appraisal
+ -1 moreThis appraiser was called to my home by Chase Mortgage. I had an appraisal done 2 months earlier by another appraiser that appraised my home at $155,000. I was initially told that the first appraiser would be applicable. Then a week later, Chase sent Ronnie Green (Green's Appraisal) to my house. I knew immediately he was going to appraise low by his actions and attitude. He really acted like an inspector rather than appraiser. Anyway, long story short, he appraised my house at $139,000. Lower than what the county assessor's office has my house at. The comps he picked were dark and dismal looking houses, and I don't feel he is professional in his field. It was quite obvious he was working on behalf the bank. I am also filing a complaint with the Insurance Commissioner's Office against his "opinion" which I believe was very low.
Description of Work: This appraiser's opinion is very unprofessional. He works in conjunction to the bank he is appraising for. An appraiser I had two months earlier valued my home at $11,000 more than his. He used 2006 Marshall Swift Estimator and gave incorrect information about having to raise my hot water tank (in the laundry room). He did not take all improvements into consideration or that the area I live in has a lot of new homes and buildings going in. Since an appraiser is only an opinion, I think you should avoid doing business with this one! $11,000 is a lot of difference to a home value. The amount I paid was for a non-refundable application fee with Chase which included the appraisal.
