We bought the model house in the neighborhood and it has turned out to be the model for disaster. We've had problems with every aspect of the home. The builder has been resistant to fix anything. The air conditioner went out on us and it took 3 months for the builder under warranty to fix it in 106 degree weather with temperatures rising to 95 in the house. The wiring to the furnace was loose and ending up blowing up over Christmas leaving us with no electricity for a few days. We ended up having an electrician come and check the whole house wiring and fix the furnace wiring since the builder didn't respond for a week. Most of the screws behind the breaker box were loose, we had recalled breakers in our box that the builder had come out to replace but didn't get around to it, and we had a bad outside GFCI that had to be replaced. The builder didn't put gutters around the house and now there are three cracked tiles different rooms due to settlement. Also there is a horizontal crack in the brick on the corner of the house due to settling as well - on a three year old house! Our latest disaster is the roof. We noticed three small leaks in three different ceilings. When we went outside we noticed the ridge vent is coming off. When we contacted the builder he said to contact our insurance company - another quote from his website "He wants to build a home for you, and be able to enjoy a good relationship during and after building your new home." this is not true - he wants nothing to do with you and has a Prohome Warranty on the house that covers nothing. The builder is building another house across the street from us and we notice he's not using ridge vent anymore. I've contacted another roofer and we'll see if it's improper installation or just another thing to go wrong with this 'new' house. Water runs down inside the chimney down into the gas fireplace because the cap was improperly constructed. The plumbing is also bad, easily clogs with minimal toilet paper. There are also plenty of aesthetic issues wrong with this house - the paint was so thin and needed to be redone in most of the rooms. Cheap drywall nails (instead of screws) are coming through in almost every room. There is paint spatter all over the trim. The cabinets were 'custom made' which means they shrink after a year and we had a distinct line on all of them where we can see the unstained wood and the dark stained wood, very unprofessional. Caulking was not used in the house anywhere. I've taken the cracked grout out of the corners around the tubs and sinks and had to caulk. The builder claims on his website "Our homes are designed to save energy, with high efficiency heating/cooling equipment, state-of-the-art appliances, upgraded insulation, and minimum air infiltration" - I think this really means using cheap metal windows with no coating or gas, minimal insulation, minimal thickness of walls, a faulty furnace and a/c, and missing pieces of weatherstripping .
