They have been very responsive. We've been in our home for a year after it was built and they've repaired or corrected anything we saw that wasn't up to snuff. They also paid for the electricity for the year as part of the deal of purchasing a home within the area. The only thing that I can say that's important is that when they develop an area they have promises or hopefulness of whatever they're going to build, but until a certain percentage of the houses are built within one area they are in control of the homeowners association. When they get the percentage up of the amount of homes that are being built in the area then the homeowner association is released to be its own entity, but that hasn't happened and we've been living here for 10 years. I know that there are factors that are involved, like there's going to be an oil pump that's going to be moved so they can develop it further this way, but in fact that's the one thing I think that's been a little bit frustrating for us who must belong to the homeowner association. There's no major expense, but I do know people have complained about these houses. There are five or six plans that you pick and maybe a little bit more of the designs inside, but we've been really pleased with ours. One big complaint that I have not pursued because I just didn't know what it was for so long is that I really wondered and questioned whether the concrete they used to pour the slab was the right consistency because there has been moisture coming up from the carpets if you place anything on them. It's like they didn't have the right mix to keep moisture from coming up into your carpet. It has been resolved by me because as I replaced the flooring per room I just put keels down first to seal the concrete. I do know that some people who've purchased homes in this area wanted their concrete sealed before the flooring went down when purchased their home and got to pick what flooring to do. I wasn't that wise and so I learned that little bitty lesson. The twelve page thing that the home owners association has which you must follow for the approval of what you put in your backyard or if you add on it needs to be approved for sturdy construction. There's a lot of criteria and unfortunately our little country place area they have leased off homes, so the homes are not sold but leased by families who are waiting for other housing additions to get their house built. We have transient people coming in here who move in, lease it, trash the house, and then move on to wherever their house is finally completed and being built. We have no control over that, so you will see in our area that there are homes that say "For Lease" by the company that's owned by Ideal Homes. They are leasing out our houses in here instead of bringing in families to stay and be part of the community, so we've been really disturbed by that because we've gotten some people in here who just didn't care. They were like renters or leasers and they just kind of used the home. I do have dear friends in here who've moved away and before their house was sold it was people who saw the house, came back and broke in. They took all the appliances, doorknobs, and handles. That has happened several times in here. It is an area that's in transition. It's kind of between a rough part of Oklahoma City that has a lot of rental houses and then it's in a nicer area where nicer homes are being built around us that are more expensive ones. We've experienced three break-ins to our cars, robberies, and this hasn't been that evident until we created a website. Now we can all share information whether we lost our cat or asking about how our neighborhood and streets our and if they're doing better. The houses are rented or sold to policemen ever so often and we just are delighted when there's a police car. It's a big city and things happen, but if you catch the construction early enough and tell them that something isn't aligned right or something doesn't open well they will come in and fix it promptly. They haven't built their certain percentage, so we've complained about that for quite a few years. They're building more and more houses, but our house is right across the street from an empty lot that younger kids use their motorcycles to run up and down. The home owners association will not do anything. Ideal Homes will not touch it. They insist that we call Oklahoma Police and they don't come out because watching a motorcycle go up and down is not as important as some other things they have to take care of. It's a blank lot all the way down. It's great for walking dogs, but it will not be what we were promised with the oil tanks being removed and this area being developed. Now they tell us that the oil tanks will not be removed and so every late Thursday or Friday night there are horrible gas smells coming from the well because they use it as a salt water disposal unit. We're always concerned about our health with things like that. You can't really see gases come up from out of the well, but there are wells all over Oklahoma and I'm not the only one. It seems to me that besides that well not being removed and them not developing those empty lots, which are flat and ready to be developed, they have not developed this place as was promised 10 years ago. There are all sorts of housing restrictions that even the developers may run into after they give these promises out. Our house has held up and it's been very sturdy. It looks very nice on the inside and the outside. We were a quarter to a half mile from the tornado and so everybody in our area had to have their roofs repaired and it's been done promptly by lots of roofers who are coming for business. With prices I would scout. I should've asked what was the going rate around here for housing because we've had friends who've purchased houses nearby and they asked and got a better rate on a larger house, not that big is better especially if you're a house cleaner. The only people we're allowed to talk to are 20 year old's who have just been given the job of listening to all of our complaints. They promise the world and then they don't really come through on some things, but I'm not a complainer and will live with whatever it is. They follow their P's and Q's of whatever their criteria is for living here.

Over all ok but it cost me about $5000 out of my pocket to put in a new ac in a brand new home. Dont think i would buy this house again if i had the opportunity again.

The house came to $126,000 and they did not charge me for their services. They paid all the closing fees and everything. They were very professional. They met their deadline and did great work for the price that I paid.
