Found next to nothing wrong with the home inspected. When we moved in, we incurred MAJOR repair costs: electrical, HVAC, window replacement plus appliance replacement (that were not identified by hin during his inspection). He spent more time talking to the selling realtor and seller than he spent inspecting anything. His motto 'if I have I have to move it, I don't look at it!' So in other words, SAVE YOUR MONEY and don't utilize his services OR better yet pick someone else like Home Inspection Specialists who inspected the home we were selling (which was only 18 months old) and found a longer list of repairs than this 7 year old home inspected by Home Works. They had electricians, HVAC specialists plus overall inspection team. They checked the roof, the HVAC sytstem, the electrical system and the plumbing unlike this inspector. Take my advice and stay away from this one or you may be broke before you get to enjoy your new home!

The HomeWorks guys came ahead of schedule, which was great. Originally, they had been booked until a later date, but found time in their schedule to come to our house earlier. About 5 people went around the house, inside and outside, testing the various items in the home. They were always polite and checked a lot. They turned on all the appliances and all the faucets and made sure everything was working. However, there were a couple things that made me nervous: one sprinkler did not work right that they didn't notice, while I was standing there with them, and I noticed it and pointed it out to them. They seemed to go a bit too quick and paid too much attention to superficial things (lightbulbs not working, whether or not faucet handles were correct), and not enough time on more substantial things (foundation, thermal consistency, etc). At the end of the inspection, they presented a typed up (short) list of things that needed to be fixed. Since the house is fairly new, a short list of items was expected. The list was nicely prepared and very easy to read. The inspectors did miss a number of things that were broken, however. And after comparing the result of the inspection to the inspection done on the same house 2 years prior by another company, the prior inspection was significantly more thorough, especially on the more important items (by important items, I mean ones that would be more expensive to fix). Overall, we were satisfied with the service, and think they did a decent job. I wouldn't use them again for a home inspection, however, as I didn't feel like they were thorough enough.

They were more interested in the burnt out light bulbs than the parts of the house that did not meet electrical code.
Description of Work: They came in to do a home inspection on the house that I was buying. They missed a faucet on back of house, which was in plain view. It was leaking and will cost about $125 to replace. They missed the sprinkler system and there will have to be about 8 sprinkler heads replaced, not sure how much that will be. On one of the items that they did catch, the electrical disconnect for the AC unit, they estimated $150 to fix. When a licensed electrician quoted the repairs to meet current code, it was $425. They "inspected" the electrical, plumbing, roof, structural, and appliances. After I filed a BBB complaint, they came out and replaced the faucet that they missed. The rest of the items he gave me these explanations; On the electrical, the $150 was just to add the box, not bring it up to current electrical code. I brought it up to current code. On the sprinkler system, he told that since it didn't have a control box, they didn't look at it.
