We used Blue Mantle Construction for a renovation project for our 1970's ranch in north Edmond. We took out a wall and redid our flooring, lighting, and paint in the main living space of our home. Tim Perdy and his crew were very professional; offered competitive prices; and went out of their way to do the job right and make sure that we were happy with the finished product. During our renovation project, we learned that our roof was sagging in the main living space. They handled the bump in the road well and made sure that our home was safe. We had to add on a new beam which turned out beautifully, and they added extra insulation in our living space during the process to boot. Tim has an eye for design and made some suggestions to our original design to make the most out of our reno. We added on some lighting per his suggestion to our kitchen. It's one of my favorite pieces of our new space. We will definitely be using Tim and Blue Mantle Construction for our future projects.

Great! Tim has done such a variety of work for us it is hard to list. Anything you need for your home, he can do. His strength is the big jobs, contractor work - but he can do small handyman type things if he has time to fit you in. Very trustworthy and will not gouge you!!

This was a difficult remodel due to the age of the house and type of light blocking windows required, Tim was very patient and worked with us to find the right supplier and type of doors and windows. The project took several months to complete since the door and windows had to be custom built to fit the existing space to our specifications. In addition to the work at our house we had Tim install a new glass shower door and two storm doors at our daughter's house. In the last ten years we have remolded every room in the house using many different contractors, this was the best contractor and experience during this time. Definitely the most knowledgeable and concerned with performing the work in a highly professional manner.
Description of Work: Installed new windows, and doors in bedroom, hallway and a new front door. Also two new storm doors. in addition installed glass shower door and two new storm doors at daughters house.

I never gave this customer an estimate. She wanted an "on-the-spot" rough idea of what a her kitchen remodel would cost. She was told a kitchen remodel is typically $30 to $40,000. She said she would talk it over with her husband and let me know if they wanted an actual estimate made, but I never heard from her again so I was never given a fair chance at bidding the project.

Tim was very punctual and professional. He responded very quickly to emails and calls. He offered a concise quote at a reasonable price. His team was neat and cleaned up after themselves. I am sorry, I did take the time out of my schedule to call back, but before we could even talk about his location, I was rudely informed that he was too busy to talk me and to call back. Once again, sorry, but no thank you, as I did not get a very good vibe from this person I spoke with. The fact that someone took the time to write a bad review, but only give half the story, makes me feel I made the right choice. I do hope they find another good contractor that would like to work in their area. Hopefully, they are more respectful of his time and willingness to provide a "free" estimate!

Tim and his staff did a very nice job on our project. They added a wall to our loft area, and created a closet out of the attic space next to it, to make a slightly larger than 10 x 10 kid's bedroom. They also moved several outlets and vents, added doors, installed an egress window, and matched new trim and paint with the old. Great quality workmanship, and the length and cost of the project were right on target. They were always very professional and responsive.

I've been in the process of converting my garage to living space. This time he came and covered the stem wall with a nice wood covering, installed 3 1/2 red oak baseboard, red oak crown moldings, built a built in red oak double 3 shelf bookcase, added a custom built cabinet for a storage closet. Tim has done other work on this project. This is just his latest work. I've been doing this project as I've had the money. I' was worried about him being able to get the area behind my freezer. He was able to get it moved and get the job done. I was supprised on how well it went.

Owner came out to estimate the construction of a 12 x 8 partition wall. We waited 14 days for the $4000.00 estimate. Since we didn't get the estimate in a timely fashion, my wife and I did the wall ourselves in a weekend and it only cost 250.00. Don't call them unless you are super rich and have 2 weeks to get your overblown estimate. Epic failure

“I am not really sure how to respond to this review because I felt it very extreme for someone to post an 'epic' review on a $3,300.00 remodeling project that was estimated to them in a reasonable amount of time from a company that they only communicated with for 15 minutes. First of all, I am happy that this potential customer was able to put up his wall for $250.00 and he did not feel the need to hire a professional to install it. You will ALWAYS complete a project much cheaper by doing yourself! Secondly, a 14 day time period to receive an estimate from a company that is reputable and takes the time to provide accurate estimates is still within reason. Most of the time, if you can get an estimate and project completed within a week, then you are dealing with a large company that has many crews who may vary greatly in quality and professionalism or a company that does not have work for oblivious reasons after you get to know them; or your timing is perfect and there is an opening in a reputable company’s schedule just perfect for your project size! Let me clarify that the $4,000 estimate was an estimating mistake that was partially due to the fact of using new estimating software and training a new estimator. We did not catch the mistakes in the high bid until the following morning after the estimate was sent. We immediately revised and re-submitted the estimate along with our apologies for making the mistake in the first place. The revised bid was for $3,300.00. Lastly, the estimated project was for building the wall as was stated in the review, however, what was not mentioned was that the estimate also included supplying and installing french doors, new casing and baseboard, crown molding, insulation, drywall and texture (multiple trips for a small project), stretching and re-attaching the flooring on each side of the new wall. Our prices are reasonable, but definitely not your low bid. We pay our help well, try to use quality subcontractors and our gross margins are well within the recommended guidelines for our industry. If I was to rate our estimating on this project, I would give it a "C" for not catching the calculation mistakes before we sent out the first bid and for not meeting our goal of providing an estimate within 7 business days. I do feel the "F" grade is out of line for this person's 'epic' experience! Tim

This job grew beyond what was originally anticipated due to running into sewer line issues and rotted wood studs from a previous termite problem, but Tim kept us informed along the way and was extremely professional. If he had a minor issue with a subcontractor's work, he took care of it immediately, but he was personally on site through-out the job and we would not hesitate to use him again.
Description of Work: Turned an outdated, small bathroom off the master bedroom in a 50's era house into a spacious, modern master bathroom. Also removed a dropped kitchen light box and replaced with can lights, replaced the exterior back door, and refinished the foyer/hall area where the master bath was expanded with new wood trim, sheetrock, texture, paint, etc.

This project had just about every challenge that you could throw into a project of its size, including having to adjust plans for past remodels that were not quite done correctly. The termite damage was very extensive and required completely removing a few walls that were not previously going to be touched and replacing the bottom of other walls. The main sewer line under the entire bathroom had to be replaced due to its crumbling condition. In the end, this very tiny master bathroom was expanded into a large master bathroom with a generously sized shower to make for an excellent addition to a beautiful home. We also replaced several oak doors, installed custom oak trim, added can lighting in the kitchen, retextured the ceiling and expanded a doorway going into the dining room. Overall, we are very pleased with Tim. He made sure to give us as much privacy as possible, taping and screwing insulation and plywood to the doorways that went into the house. That was important to us, because we have three small children. He mad sure to involved me in all the decisions, but allowed me privacy and wasn't bothering me all the time. He showed up on time and would've completed the job on time if it hadn't been for subcontractors flaking on him. The two times we had subcontractors not show up or do the work properly, he made sure the next subcontractor completed it efficiently and properly. He maintained a high quality to his work even when using subs. We were very impressed with how clean he kept the work space. After every day, he would sweep and put things tidily away. He communicated well throughout the 6 weeks, letting us know when things were getting done and when to expect people at our house. The only time an unforeseen expense arose was during the electrical work. The electricians rerouted existing wires and installed outlets, which turned out to be several hundred dollars more expensive than we thought due to problems they encountered with our wiring and walls. Tim charged us extra for the work, but I'm sure if he had known about the additional expense, he would've communicated it ahead of time. The only reason I gave the price a B was that we spent more money than we had budgeted even though we communicated it at the outset of the project. We were, however, unwilling to compromise what we wanted when Tim told us the overages. He did absorb some of the overages himself and was fair. We are very happy with the work done, timeliness, professionalism, punctuality, and quality. He is great at what he does and deserves what he charges.
Description of Work: We have a large patio room, that when we bought the house, came with a foam wall and low ceiling. Tim came in April and gave us a bid for tearing out the old back wall and ceiling and installing a new, 8 ft, 2 x 6 ceiling and a new 2 x 4 wall with brick to match the house. It also included insulation, drywall, interior doors, wood trim, French doors, a large picture window, two single hung windows, a closet, and set of two pocket doors to divide the room. He also subcontracted LED recessed lights, two ceiling fans, outlets, and exterior lights in the back wall. He subcontracted for the wall and ceiling texture, brick work, and carpet installation. Tim has done several jobs for us and has always provided outstanding workmanship at a very reasonable price. Tim added a pantry in our kitchen on this occasion. He came out did a full analysis of the work to be performed and made recommendations. He is very flexible and will suggest good ideas but ultimately let's the customer make the call. Tim and one of his employees did all the work. The had a tile crack on them and were able to do an excellent job replacing the tile to match the rest of the kitchen. We were very pleased and highly recommend Tim to anyone needing construction work done regardless the size of the project!

They were backed up so much we could hardly get in touch with them. When we did they acted like they really didn't care. They said that they would have an estimate to us in two or three weeks and it was about four weeks until we got it. We had to bug them about it. We finally got the estimate and they acted like they were not too interested in it because he was in the remodeling business and he wanted to do a remodel, and all we wanted was basic handyman work. When they finally did get here to do an estimate he had a good personality, he just acted like, 'Is this it?' What we didn't like was waiting for the estimate.

I apologize to [member name removed] and others in the past few months that may have felt that we do not care about their projects or have not been interested in giving them our service. Not caring about our customers or potential customers is not the case at all, it has more to do with the problem of supply and demand. We are very grateful to Angie's List and the review service that they provide for our customers and potential customers, however, the demand for estimates in the past year from Angie's List reviewers has greatly increased in the past 6 months. I do admit that we are still growing and one of the primary goals we have set for the next year is the implementation of a better database and estimating system that will enable us to produce estimates at a faster pace and yet maintain accuracy. I am a small remodeling company which has grown so much in the past year that I have recently hired an office manager to try and keep up with the demand. In addition, we are always looking to expand our quality workforce in the field. I do much of the work in the field as well as in the office, this includes all estimating. We do keep very busy most of the time, but this does in turn make it difficult produce detailed estimates as quickly as people would like them. I try to always put the customers that I am doing work for FIRST, then try to get to accommodate all other potential customers as quickly as possible. This does not always work out as quickly as everyone involved would like it to. We will never be a high volume, low quality company and I apologize to those people whom I have disappointed in the past several months because of the high demand. It was great! I would certainly hire this person again in the future. Any problems when came up were quickly resolved.
Description of Work: Room added in extra garage space for mother-in-law or guest bedroom We wanted an area with a separate entrance so we could have out of town guests without having them in our living area. It could be a good place for an older parent or even to rent out. It is like a studio apartment. Work was done very nicely & in a timely manner. A counter area like a wet bar was installed & refrigerator, DW & microwave. It is very nice. My grandson told me he wanted to rent it when he went to college. He thought it was wonderful. I have had this person do a main bathroom in our home & it was done very well also & I have received many compliments on the work. This is a great & honest company.

Tim Pedry & his associate Robert replaced major structural beams that had rotted out on the front of my house & fascia boards. It was his idea to create decorative corbels to add architectural interest using the unrotted portions of the old beams. The house design now looks better than it ever did in the first place. From beginning to end I watched as the 6 day project progressed. He did things I never would of thought of to add long lasting structural integrity. I have used Tim before on multiple projects. After previously being burned by 2 other contractors, Tim has cleaned up their messes. His knowledge of construction is truly professional , & he has very creative ideas & solutions. His word is impeccable. He does written estimates that itemize all materials to be used and all work to be performed so there is never any misunderstanding about the project. As things progress he is flexible about any modifications to be done and puts everything in writing so you are both on the same page with no surprise expenses. Tim shows up to work on time, works throughout the entire day, and does not try to juggle your job with other jobs. He works exclusively on your job from start to finish which impresses me because of my previous bad experiences where the contractor left as soon as I did. At the close of every day he cleans up every bit of mess with no scraps left laying around. I highly recommend Pedry Remodeling and will personally never use any other contractor.

Went very well. Tim Pedry did the job himself so he could squeeze it in between two larger jobs, which we really appreiated. He arrived a bit later than we anticipated on the first day, BUT did call to advise of delay (rain), so that made it okay. He worked the rmainder of the first afternoon taking out the sad shoddy shelves that were left in the garage by prior owner, andknocking down a half wall at the top of a stair landing. He cleaned up his work area before departing, worked quietly and tried not to disrupt our usual routines. Came back Friday morning and worked all day (took a normal lunch hour, not excessive or delayed) and again cleaned up his work area before leaving. Because he got a late start Thursday, Tim said he could come back on Saturday to finish up, which he did. He checked with us at several key points during the construction to be sure the project was progressing the way we envisioned it, and offered helpful ideas about details we had not fully considered (landing height, shelf width, etc.) I'd say we probaly delayed him in some timeline because we stopped him a few time to ask his opinion regarding a few other small projects that need to be done around the house. Tim took his time to answer questions and never seemed to mind the interruption. He's quite personable, friendly, and informative. We plan to have a pantry built into our kitchen, and asked him to plan that job out and put it on his calendar, even though we know he's quite busy- this is the guy we want to do that job as well. The new landing is very sturdy & secure, and looks like "that's the way it should have been built". Ps; He was nice to our dog and our kids when they asked questions. Always a plus :)
Description of Work: Demo half wall and existing pressed-board shelving in garage. Extend garage landing at top of stairs. Build new side wall to enclose landing. Sheetrock, tape and texture.

The initial contact went well. Tim responded to my voicemail on the same day. We arrange a time for him to come give me an estimate. He was punctual and courteous and submitted an estimate within 24 hours. He and his helper, Robert came at the agreed-upon time and began their preliminary work. Some of the surfaces needed to dry, so they left with plans to return the following day. I rescheduled, and they came at that time. The work they did was excellent. The repaired areas are undetectable. Tim runs a quality operation with a dedication to quality. If you want work done right the first time, this is the company to contact.
Description of Work: There were several small projects, including repairing two holes in the plaster and repainting those walls, repairing a shower door, repairing and repainting a built-in sideboard, and repainting my French door entry. They also replaced a fascia board and repainted the whole.

Tim is the best contractor that we had the experience of working with. For over 4 years, we have struggled to work remotely with numerous contractors to repair our home in Oklahoma City to no avail. Tim did beautiful work on our house. The bathrooms turned out so beautifully that all of our co-workers, family and friends have been forced to look at pictures of his work. Beyond producing excellent work, Tim was great to work with on other levels. He was very efficient and got the work done quickly. Further, he was really patient with us. We are remodeling idiots that live far away from the home on which we are working. Not only did he patiently answer all 4,000,000 of our annoying questions, but we also trusted him to handle the projects completely, only checking the progress every few weeks. We are really glad that we chose to use Tim, and we plan on using him in the future.
