Great. I was concerned about small cracks in my exterior brick and a few interior drywall cracks. He told me the brick cracks were heat expansion. He inspected my entire home interior and exterior and gave great suggestions and a detailed report, showing no problems other than normal settling and aging of the structure. He was very thorough, knowledgeable and pleasant to deal with. I would definitely call him again. The price was reasonable.

Jim Gendill, the owner and inspector, came out at appointed time and conducted a thorough inspection of the exterior, interior of the house. He also went under the crawl space to inspect the foundation. He sent me a report of the findings and recommendations for repair. I spoke to him at length after I read the report to understand the issues and plan of action for repair. Jim was very knowledgeable and helpful.
Description of Work: I noticed small cracks in walls and ceiling and at wall joints inside the house. I also noticed separation of window frames from walls and cracks in brick walls outside the house. I wanted to find out if the integrity of the foundation was the problem. I decided to hire a structural engineering company to check the foundation first before I contact a foundation repair company. I hired Anasazi Engineering for an inspection of the house in December 2016.

It was a perfect suggestion. I highly suggest his expertise to anyone interested in doing a similar project.
Description of Work: He came to the jobsite to evaluate the stability of the frame work of the house. To let us know if it would be possible to add a playroom in the attic for the children. After a complete evaluation. He in formed us it would be possible after we made a modification with I-beams to support the weight of the new flooring and walls to be built to make it into a fun game room for the children

Very pleased with Jim's work; well worth the money for his analysis & recommendations. I highly recommend him.
Description of Work: Recently, we began to see cracks in our walls and exterior bricks. Fearing a foundation issue, we thought we needed a foundation peiring company to look at it. However, we were hesitant to call a piering company without first having an structural engineer perform an analysis so we set up an appointment with Anasazi Engineering. Jim was prompt, thorough, and professional during his 2-hour inspection. He provided us with a thorough debrief of what he found followed by a detailed report with recommendations. Fortunately, all damage is cosmetic with no structural issues for foundation problems and was probably caused by earthquakes or wind. Had we called a piering company first, I would have been out thousands of dollars unnecessarily....money well spent!

Jim was able to get out to the lot more quickly than I could have hoped, given that we needed to stay ahead of the building schedule. He and an assistant/student spent a couple of hours examining the lot, the rough-graded driveway, and the foundation. Within a day or so, I received a very clear written report with drawings and descriptions of problem areas and solutions. Jim was thoughtful and thorough and clearly good at what he does. He is respected by others in the community; a landscape architect who visited the lot later had nothing but positive things to say when I mentioned Jim's prior look at it, and she was glad to work with him, should the need arise, as we decided how to deal with problems in the yard. My only suggestion when working with Jim is to remember that he is an engineer, a little taciturn. I needed a wide range of problems addressed, and I wasn't certain what he would and would not be able to address, so told him all of them. He assured me that he could help -- I think he knew what part of my needs he was interested in dealing with, but wasn't all that clear on the phone with me. As it turned out, he focused on the driveway and drainage issues, which was very useful, but I was little in the dark about what exactly was going to be addressed in the report before it arrived. I mention this only so that others can be more precise than I was in advance, and be sure they know what just they are contracting for. As for me, I was more than satisfied with the help I received, and recommend Jim without reservation.
Description of Work: Building a new home on a lot that started out to be challenging, and got more so after it was excavated for fill for the foundation pad. Jim visited the lot and reported on measures we needed to take to assure that stormwater drainage would not damage our foundation. He also addressed the slope of our driveway -- very steep -- and provided engineering specs for making it drain better and hold up over time..

The team performed a structural review of my house and saved me $10,000 that I would have wasted on purchasing piers. If you think you may have issues with your foundation speak to them first before you call a foundation repair company. They provide a very detailed write up on the property will worth every dollar i spent for the service.

He was punctual, professional and thorough. He gave me his findings verbally before he left and I had the written report within just a few days. He recommended remediation of the improperly placed and inadequate supports that had been placed under the house long ago. I needed quite a few new supports. Having this report made the process of getting estimates from foundation/leveling companies go very smoothly and I felt more secure that I was not being told I needed things that weren't necessary. The $400 fee for the report was well worth it to me and I feel that I will be saving more than that in repair fees.
Description of Work: Engineer James Gendill performed an investigation of my home to assess the structural integrity of the foundation. I had cracks in the interior walls of my home as well as some separation between ceiling and interior walls in the dining room and sunroom. Mr. Gendill investigated the house and garage, took photographs, and wrote a very thorough report on his findings with diagrams and photographs included, as well as his analysis and recommendations. He also interviewed me before and after the inspection and answered all my questions. He was very prompt in replying to a couple of emails I sent afterwards.

After discovering some cracks along the north wall of our home, we investigated and then decided to contact a structural engineer for a professional analysis as to why the cracks were appearing at certain points within the foundation and structure of the home and what we needed to do to fix the problem. After reviewing Angie's List, we noticed Anasazi Engineering reviews were very positive so we contacted Mr. Gendill, the owner, and set up an appointment to evaluate the condition of the property. Mr. Gendill arrived promptly, was very professional and thoroughly explained as a structural engineer what his skill set provided and how his assessment could help us pinpoint what exactly was creating the cracks in the walls and what steps to take to repair the problem. The assessment took about 2 hours. Once Mr. Gendill was finished with the review and evaluation, he stated that he would provide a written report and recommendations to explain his findings to us within 3 days. The engineering report was emailed to us within 3 days at a cost of $400. The cost and information I received was more than worth the price when one considers the technical information and insight that was provided to repair the problems. I would highly recommend Anasazi Engineering and Mr.Gendill as an excellent structural engineer.

We made the call and everything was handled professionally from the moment we contacted Anasazi. Scheduling was easy. Jim arrived at the day and time he scheduled with us. With a new house, we wanted a professional to provide recommendations, which is what we got with this provider. The analysis took under an hour, and we received a professional report within a week. We are completely satisfied with this service. I couldn't judge the price here as we did not price shop. However, we feel like the price was worth it for the piece-of-mind and recommendations. I recommend Anasazi to anyone who needs structural engineering services.

My phone call to Anasazi Engineering was returned same day. Time was scheduled for Mr. Jim Gendill to inspect my home. Mr. Gendill showed up at the scheduled time. I walked through my concerns with him and then turned him loose to conduct his inspection. He did this with respect for my home and contents. After about an hour and a half Mr. Gendill eliminated my concerns and told me there was no issue with my foundation, the damage is being caused by the high winds we experience in the Piedmont area. Mr. Gendill then explained that a full report would be e-mailed to me in three days. It actually arrived the next day! The report even contained recommendations for fixing the issues I was having. This was a very pleasant experience. Mr. Gendill is professional and thorough. I would recommend that if anyone has concerns regarding their home foundation, cracks either inside or outside, or doors sticking that they contact Anasazi Engineering before consulting pier installers.
Description of Work: I was concerned cracks in outside brick and interior walls were a sign of foundation problems. Jim Gendill did a complete inspection of the exterior and interior of my home as well as looking into the attic. Mr. Gendill then provided a detailed report, including photos, of his findings and repair recommendations.

He was very thorough, spoke to me throughout the process, explaining why some things were or were not of concern. His explanations were understandable, even though they were about engineering concepts. He was very respectful of my questions and, even when something turned out to be inconsequential, he explained why and how, and was never dismissive. The report which he produced was extremely thorough, with pictures illustrating each point, and an excellent explanation of the items listed and their impact on the integrity of the building. We plan to sell, and this report would fully address a buyer's questions, and would be useful if they wanted to submit it to their own engineer for a second opinion.

Mr. Gendill was very professional, pleasant, and thorough. We were selling our home and our buyers wanted us to pay for a $30,000 basement fix to a problem that we thought might have a cheaper solution. Mr. Gendill studied our home from top to bottom, took pictures, and provided a full written plan within a couple days. He provided free consultation throughout the process of fixing an identified issue in our basement (we ended up constructing a concrete wall with rebar, which Mr. Gendill specified had to have rebar placed so far apart in the concrete block cells, and the concrete footing had to be so deep and wide, etc.). Part of his fee included having to travel over 90 miles to our home from Mr. Gendill's location. The resulting wall in our basement (including labor for three guys) was about $8000, a much better price than the other proposed solution that the buyers' engineer came up with. Mr. Gendill was about triple the price of another engineering firm we sought estimates from, but I appreciate that he did not charge per hour and his consultative services were free once we paid for the structural inspection. He is also somewhat of an expert in older homes (our home is historical), and seemed to understand the unique issues of older homes. His report was much more extensive than the one produced by our buyers' engineer (which was only a couple pages and did not have any specific fixes; Mr. Gendill's report was over 15 pages). We also hired the buyers' engineer to provide simultaneous recommendations for how to fix identified problem areas (both engineer's were concerned about the same wall in the basement, we agreed to pay the buyers' engineer at an hourly rate), but we NEVER heard from the buyer's engineer in 3.5 weeks (by the time the wall was constructed according to Mr. Gendill's recommendations)! Even though I think Mr. Gendill's services were pricey, we had peace of mind that we got very concrete/specific results with proposed fixes quickly, got these results quickly, and could try to get our home ready for buyers and finish the remediation process. We would hire him again if we needed to!
Description of Work: Complete structural inspection to include written report (detailed, with pictures) and specific remediation recommendations for any structural concerns. Provided consultation over the phone throughout the construction process (to fix the identified problem areas according to the recommended options).

Mr. Gendill seemed competent and professional. However, when the concrete contractor, who followed Mr. Gendill's plan, alleged that they were finished with the project, it became clear that the plan created by Mr. Gendill was improperly done. The plan, instead of calling for a complete wall, left an 11 1/2" gap between the top portion of the wall and the bottom portion of the wall. Mr. Gendill alleged that this gap was necessary so that the stairs could remain the same width. However, Mr. Gendill was simply wrong on this point. It turns out that, once we had the walls completed, our carpenter was actually able to make the stairs a bit wider than they had previously been. The biggest problem with Mr. Gendill was that he did not communicate effectively about this plan, leading us to believe that we would get complete walls when we were done. Moreover, he declined to take any responsibility for the faulty plans.
Description of Work: Mr. Gendill was supposed to draw up an engineering plan to guide a concrete contractor. The plan was supposed to involved the pouring of a concrete floor underneath a basement staircase and the completion to floor level of the two walls to each side of the staircase.

Response from Anasazi Engineering
The interesting thing about this situation is that the client questioned the contractor about the wall, but failed to contact me for an explanation or clarification of the plan. I was willing to visit the site, and I did when they finally did contact me after the concrete had been placed, if only they had contacted me when they had questions during the placement of the forms for the concrete. Only at the end of the job was I aware of how little they understood of construction. Sometimes, there is a fine line between talking down to peopel and educationg them. I would have known better of which side of the line to walk if they had only asked me the questions they asked the contractor.
