I understand that Mrs. [Member Name Removed] is frustrated about having to pay for items once she moved into her new home, anyone would be. Here is the course of Mrs. [Member Name Removed]'s transaction with my company and I will address her complaints and false statements of truth as well as her being in the process of getting money from the warranty company that was not mentioned in the following context. Mrs. [Member Name Removed]'s original inspection appointment at [Member Information Removed] was originally scheduled for 3/14 at 9am. On 3/13, the night before, at 8pm, Mrs. [Member Name Removed] called and cancelled that appointment and rescheduled it for 9am on 3/17. We did not charge a late notice cancellation fee as some companies do. The inspector arrived at the {Member info removed} property on 3/17 a little early and started the inspection at 840 am, some 20 minutes before the scheduled start time as we regularly do in order to setup and start the roof and exterior of the home while waiting for the client to arrive. After entering the home, the inspector discovered that the water was not turned on inside the home, as is required in order to perform a proper inspection. This is explained in an initial email sent out prior to arrival at the property. The water was shut off at the meter. As in our company procedure, the inspector proceeded to shut off all the valves to faucets, toilets, etc in order to safely turn on the water at the meter to ensure that there was no leak inside this vacant home that could cause damage to the home. Upon doing so, when the inspector went back to the meter, the dial on the meter still turned indicating a possible leak, possibly in the walls or areas unknown. The inspector texted myself, as he is required to, in the event of an issue at any property we inspect explaining the issue. These texts that Mrs. [Member Name Removed] is referring to was to ensure that we were protecting the property and that proper protocol was followed in turning on the water and lasted from 940-1023am as I was finishing up an inspection on another home and was going to come by to verify that there were no major leaks that could damage the property and make sure a shut off valve wasn't missed so that we could complete the inspection that day and not have to return at a later date to complete the inspection, delaying the sale of the home. After retracing the lines, I had found a valve that was still open. Once closed, the meter was rechecked and the meter had stopped spinning. The inspector then proceeded with the rest of the inspection and discovered several leaking valves in the basement overhead and toilets that were listed in the report. The inspector had texted me this information about the leaking vales and toilets at 1053am. He also texted me a picture showing an issue of arcing off the main line and rust on the breakers to let me know what was going on there. While I was there, Mrs. [Member Name Removed] had asked me if the warranty supplied with the inspection covers the appliances, which they do, however, the warranty company does put an age restriction of appliance on our 90 day warranty to 10 years. I did not know the age of the water heater while I was there briefly at the property, however, these policies were emailed to her on 3/16/17 by the warranty company, a day before the inspection. The water heater was inspected and written in to the report that it was working however it was an older model and should be budgeted to be replaced. If there was a leak visible, it would have been noted just as the leaking valves were noted. While we cannot predict when a unit will fail, it was noted that it would need to be replaced. We did a follow up call with Mrs. [Member Name Removed] on 3/20 to see how the inspection went. According to the text I received from my follow up person, the inspection went well but in the report it said that a skylight had a crack in it, she can't see the crack from the ground and the report wasn't specific on which one it was. I had him return a call saying I would try to get it the next day and she said that would be great. I didn't make it that next day but the following day to confirm which skylight it was. I emailed her on 3/22 as to which one it was and she replied back, ok thank you. There was never a mention of a problem with the inspection or the inspector after two contacts with her after the inspection. On April 6, 223pm, Mrs. [Member Name Removed] contacted our office about the issues she was having with the water heater, the call was about 5 minutes. I was contacted by my office at 232pm of the issue, however, I was in a CE class for radon in Columbus. Since I was in class, I sent a message back at 239pm to have her initiate a claim thru our website claim system that connects to the warranty company. She then contacted our office a second time on April 7th at 407pm (Friday) and was on the phone for approximately 8 minutes. She submitted the claim into the system at 435pm. The warranty company is in the process of issuing her $300 for items she has repaired even though they are listed on the report. Below is a summary list of items including major issues found during the home inspection that included roof issues, fungal issues, water leakage issues, and to budget to replace the water heater. We can only report what we find, we cannot determine when a system will fail or force a client to take action on items listed in the report. VINYL SIDING, FLASHING AND TRIM Inspected, Minor/Upgrade (MU) There were areas of minor damage/holes. Recommend repair/sealing to help prevent moisture intrusion. MAIN HOUSE ROOF COVERINGS: CONDITIONS Inspected, Concern/Safety Issue (C) The shingles were warn/damaged in various areas. Recommend consulting a roofing contactor to determine cost to repair/replace as needed or required. SKYLIGHTS AND ROOF PENETRATIONS (ex: plumbing flashing, vent flashing, etc...) Inspected, Minor/Upgrade (MU) There was a skylight with cracked glass. Recommend repair/replace as needed or required. ROOF DRAINAGE SYSTEMS (visible portions observed) Inspected, Minor/Upgrade (MU) Recommend adding extensions to downspout(s) that empty onto roof surfaces so that they will drain into the gutter. These areas will wear faster with water from upper roof pitches draining onto a concentrated area. MOISTURE IN FOUNDATIONS, BASEMENTS AND CRAWLSPACES (Report signs of abnormal or harmful water penetration into the building or signs of abnormal or harmful condensation on building components.) Inspected, Concern/Safety Issue (C) Signs of fungi growth is present on the floor system overhead in basement walls along basement in several areas. Recommend having growth professionally cleaned to help improve air quality. PLUMBING WATER SUPPLY AND DISTRIBUTION SYSTEMS (visible lines and valves) Inspected, Minor/Upgrade (1) (MU) The valves for 2 of the 2nd floor toilets were leaking. Recommend repair/replace as needed or required. (2) (MU) There were several valves leaking in the basement such as the main shut off valve and 2 valves over head near the sub panel. Recommend repair/replace as needed or required. PLUMBING FIXTURES (faucets, sprayers, hose bibs, etc) Inspected, Minor/Upgrade (MU) The shower had low pressure in the master bath. Recommend clearing line/ cleaning fixture and rechecking flow. GAS HOT WATER SYSTEMS, CONTROLS Inspected, Minor/Upgrade Although the water heater worked, it is an older model and should be budgeted to be replaced in the near future SERVICE ENTRANCE - WEATHERHEAD, MAST, LINES, METER BOX Inspected, Concern/Safety Issue (C) The weather head was missing. Recommend correction by a licensed electrical contractor. MAIN PANEL Inspected, Concern/Safety Issue (C) The issue(s) discovered in the main panel in the basement such as doubled wiring at the breaker(s), rust on breakers, discoloration at main lug from possible arcing and inside panel and any other problems that an electrician may discover while performing repairs need correcting. Recommend a licensed electrician inspect further and repair/replace as needed or required. OPERATION OF GFCI or AFCI (GROUND/ARC FAULT CIRCUIT INTERRUPTERS) Inspected, Minor/Upgrade (MU) The GFCI outlet at the rear of the home was missing a cover. Recommend placing covers on exterior outlets. PRESENCE OF CARBON MONOXIDE DETECTOR(S) There is no carbon monoxide detector found in home. It is recommended that one be installed according to the manufacturer's instructions. CHIMNEYS, FLUES AND CLEANOUTS (visible portions for fireplaces) Inspected, Minor/Upgrade The flue pipe for the wood burner in the attic space above the garage was starting to rust out. Recommend repair/replace as needed or required. WINDOWS (REPRESENTATIVE NUMBER) Inspected, Minor/Upgrade The insulated window(s) at the front of the home are cloudy (have lost their seal). While this doesn't affect the weather coming in, it does affect the insulation properties of the window. Recommend repair/replace as needed or required. GARAGE DOOR (S) Inspected, Minor/Upgrade The man door between garages was missing a door knob. Recommend repair/replace as needed or required.
