+ 0 moreI called Fazio Plumbing and spoke with Mrs. Gehan Fazio (she was terrific). Joe Fazio was out the next day to evaluate the problem, a broken drain pipe in front of the house. He gave me a verbal estimate and an assurance that they would begin within 2 weeks. The next day I received a written estimate and contract. They started the job within 2 weeks of my first call, finished in a week. Very professional and punctual. I would recommend Fazio Plumbing without reservation.
Description of Work: My basement cinderblock wall showed moisture, no water, just moisture on the bottom cinderblocks. The problem turned out to be a drain pipe outside that was leaking and a section would have to be replaced. The pipe was 6 feet down, Joe and Brian removed 2 bushes (fortunately the pipe was not under the driveway). It took a week of daily work, even in the rain, they got the job done on time and on budget. They tidied the dig site at the end of each day. They were a pleasure to work with. Joe had the city inspector out to approve the job, which he did.

+ -1 moreOnce we accept their quote, Fazio Sewer and Plumbing scheduled us quickly - important because it was late November, with weather worsening, and the Div. of Water had given us a deadline to have the work completed. On the scheduled day Mr. Fazio arrived with his crew (2 men), precisely on time, and went to work. There were a few complications along the way - including some pipes of dubious origin that had to be traced to make sure there would be no "surprises" when the water was turned back on. The work included replacing the temporary pipe with the curb stop, removing or rerouting several pipes, and installing a reducer since the original supply was a 2-inch pipe but the supply to the house is a 3/4 inch pipe. They also had to dismantle the brick "vault" at the curb that had housed the old meter and fill it with sand. The weather that day was miserable - occasional light snow, temperature in the low 30s, and constant wind. They (3 men) put in a full 8-hour day doing the job, were meticulous with the work, and cheerful and courteous throughout. They had to turn off the water to the house but planned the work so the amount of time we were without water was minimal - an hour or so. And they checked and rechecked everything thoroughly. At the end of the day the job was inspected and everything was cleaned up. When we got the original estimate we were dismayed at the cost, but when they did the work we understood what was involved and felt they had given us good value for the money. We consider Mr. Fazio and his company to be "first rate" and would recommend him to anyone. Certainly we will call him again if we need that kind of heavy-duty plumbing work.
Description of Work: When we moved into our house a few months ago we discovered we had two water meters, one in the basement and another at the front curb. After several visits and conversations with people from the Cleveland Division of Water, who insisted we had to remove one or the other, we decided to have them remove the curb meter (which was the original meter dating from when the house was built). They removed the meter, which they replaced with a temporary pipe, and informed us we had to arrange to have a permanent pipe installed along with a curb stop, and remove other redundant and extraneous piping in the vault housing the old meter. Mr. Fazio gave us an estimate for that job, which we accepted.

Although they arrived later than originally planned, they communicated with us several times throughout the day to let us know they were going to be late. The faucet was installed quickly and professionally and Joe was very friendly. He kept us informed of what he was doing. At one point he found that a gasket with the new faucet was leaking and replaced it with one from his supply. He double-checked his work to make sure the faucet was installed properly. Overall we are very pleased and will use him again in the future.

+ 2 moreAfter only being in our home for two months, the extensive work that needed done was an unwelcome surprise, especially after a lengthy home inspection that didn't yield any problems. We hired a couple of plumbers hoping that the fix was simple, but the consensus was the same: Major repair work was in order. Given that we had an upcoming wedding to finance, we tried to live with the issues by decreased water usage. But, about a week before our wedding and rehearsal dinner for 50 people at our home, it became evident we either had to fix the problem or cancel the rehearsal dinner. While work of such expense is never something to look forward to, with all of the wedding preparation, it was especially upsetting. Gehan, Joe, Brian and Brian were understanding and sympathetic. The work was scheduled to start Wednesday and to be completed in time by our 50 guests' arrival at 5 p.m. Friday. While my (now) husband and I worried over the weather and other factors, Joe, Briand and Brian were confident and simply kept working to get the job done. I get the sense, though, that even if time weren't an issue, Joe and his crew would work with the same care and urgency. Joe and his crew saved our wedding weekend! We are beyond happy with their work, their ethics and their professionalism. We have several neighbors who will need this type of work and have gladly recommended Fazio Sewer and Plumbing. We've tossed all other plumbers' magnets from our refrigerator -- Joe Fazio will be the call we make for any plumbing issues in the future.
Description of Work: Despite significant time constraints, layers of embedded rock and wet weather conditions, Joe and his crew not only did what they said they would, they did it extremely well and in a courteous manner. After moving into our new house in July, we quickly learned the sewer was backing up into the basement. We contacted several plumbers, including the city sewer workers, who all said the same thing: A specific area of the external sewer pipe would need to be replaced by a qualified sewer contractor. After consulting Angie's List, we contacted Fazio Sewer and Plumbing based on the positive reviews. I called and left a detailed message, Gehan got back to me very quickly to schedule an appointment. On the appointed day, Joe came out on time, patiently let me explain what we had been told by the previous plumbers, then inspected the inside and outside areas, asked several thoughtful questions and then told me what he anticipated the solution would entail. Joe said he would send a more thorough work proposal within 24 hours. The proposal arrived as promised with a very detailed explanation of the repair work that needed to be done, as well as the finishing work. Essentially, the exterior sewer pipe from the house was extremely antiquated, likely original to our 95-year-old house and no clean-outs existed to the pipe buried about 18 feet below ground. Part of the sewer line was either crushed/broken and/or clogged with tree roots and would need to be dug up and replaced. In addition, new clean-outs needed to be installed so that we could easily snake the pipe in the future. The city sewer guys told us to expect the work we needed done would cost between $6,000 and $8,000. Joe's estimate came in right at $6,000 with a significant discount for being an Angie's List member. We accepted the bid and Gehan let us know the timeline and what to expect. Our property sits on a hill with a retaining wall surrounding. Joe was honest about the real possibility that he may not be able to save the retaining wall given the placement and age of it. He vowed to do his best to protect the wall, and we signed off on the work. Joe assured us that if any additional work or repairs were required beyond what was in the proposal, he would take the time to explain that and get our consent, so we knew we wouldn't encounter any unexpected charges. Despite an ominous forecast, the mini-excavator was dropped off Tuesday evening and Joe and his crew of Brian and Brian arrived on Wednesday at 9 a.m. as expected. They immediately went to work, taking great care to dig up our ornamental plants and lay wood across our sidewalk to ensure the stone wouldn't be damaged by the mini excavator. That kind of care set the tone for their work. During the next three days, Joe, Brian and Brian worked diligently to dig nearly 20 feet down into our yard, jack-hammering through sandstone, to reach our sewer pipe, which was, indeed, original to the house. They showed us the broken sections of pipe as well as a 'root ball' that had overtaken about a two-foot section of the pipe. Strange as it sounds, it was a relief to see this kind if tangible evidence of our problems. Once they reached the pipe, they quickly worked to replace it and ensure we were up to code. I work from home, and the interruption to my day was negligible. All told, we were without water for maybe two hours in the three days' time they were here. They were very mindful that we had 50 people coming to our house and their work hinged on our being able to host them. Suffice to say, the work was done on time, done well (it easily passed the city's building codes) and it was completed for a reasonable charge. Gehan also followed up and said that they will be back in the spring to cut down the clean-out valves after the ground has settled and, per Joe, told us to follow-up with yearly snake outs to avoid further root issues.

He was very efficient, got the problem solved, and cleaned up (it looked better than before he arrived:)). His office called when he thought he might be late as a previous job was running over (he wasn't late). He was very professional in explaining the entire process in what needed to be done and why. He also gave me an estimate for a sump pump as requested and I will be contacting him in the next week or two to schedule an appointment. He will be using a Made in USA pump which is a plus. Joe (Fazio) returned recently and completed the sump pump and replaced my kitchen faucet. He set the sump deeper than the original and the ever so slight musty odor that has been present in the basement has completely disappeared! We have had a great deal of heavy rain the past several weeks and so far it works like a charm. He recommended Moen for the kitchen faucet as it's Made in USA which I much prefer. I've been very pleased with the service.
Description of Work: I had a drain blockage in my kitchen sink and utility tub (my washer and dryer are in the kitchen). It was determined the clog was toward the bottom of the pipe which is located in the basement. It was an old pipe and the access was cemented into the floor. Mr. Fazio cut the pipe and installed PVC with an access pipe so that if there is a clog in the future we may be able to snake it out ourselves. We had tried to snake it out, but it was too deep. He also sealed a washing machine hookup. Mr. Fazio returned recently to replace my sump pump and kitchen faucet.

+ -1 moreJoe arrived a bit late but that was due to the extremely rainy weather, which was delaying him on the job before mine, Obviously this was beyond his control, and wasn't a problem, as I was able to be home all day, and his wife did call 3 times to keep me posted as to his actual arrival time. When he arrived, I explained that we'd been hearing a rushing/wooshing noise in the pipes after a toilet flushed or a tap was turned off. Joe went outside and took the caps off the clean-outs and determined that it wasn't a sewer issue, He then came back into the house and checked the water pressure, which was fine. Then he crawled into the crawlspace, and listened to the odd sounds in the pipe as I flushed the toilet repeatedly. He came upstairs and looked into the toilet tank, and determined that the sounds were due to a faulty part...a relatively simple fix for a very odd problem. On Angie's list I'd seen a BigDeal coupon for $49.00 for a Whole House Plumbing Inspection, which I purchased. While Joe was here, my fiance told him that we are getting married very soon, and Joe declined to take the coupon, saying "I don't want to take your honeymoon money, we'll just call it even." We were very surprised and touched by this kind and generous gesture - something very rare these days! We found Joe to be thorough, professional, and, most importanly, HONEST. If we ever need a plumber in the future, we'll definitely call Joe again, and I wouldn't hesitate to recommend him to anyone.

+ -1 moreFollowing my original report that described the poor service provided by the technician, the company owners contacted me right away, apologized for what had happened, and offered to redo the inspection at no additional cost. It was quite obvious from the exchange that the company took great pride in the professionalism and quality of service they provided and that they were as surprised by what happened as I was. They appeared sincerely sorry that the service I first received did not live up to their company's reputation that they were proud of. The owner Joe Fazio himself showed up for the repeat appointment, and this time I was very pleased with the level of service received. Joe did a very thorough inspection of the plumbing system (everything that was listed in the original promotional offer from Angie's List, including draining the hot water tank) and provided several helpful tips and advice along the way. A couple of plumbing repair items were also addressed satisfactorily during the visit - specifically, capping a drain pipe from the dishwasher and removing the clog from a slow running bath sink. Both were part of a home warranty service (with a $50 deductible). The sink is still somewhat slow, but I am not sure if anything more can be done.
Description of Work: Redo of the "whole house plumbing inspection" (part of the Angie's List Big Deal) and a couple of other repairs including capping a drain pipe and taking care of a clogged sink (part of Home Warranty service)

We discussed the urgency of the plumbing situation, and since it wasn't too urgent, we made an appointment for the following week. However: they stressed several times that if the situation did escalate, that I was to call them as soon as possible and they could come out. They came out, investigated the problem, discussed the solution with my husband, and took care of it quickly and efficiently, giving suggestions for what we may need to do next if cleaning the line and repairing part of it did not work.

Joe was careful with turning or adjusting any shut-offs, was sure to clean up any spilled water, and wore booties to keep my floor clean. Joe went to each bathroom, the kitchen, and basement, looked in each cabinet and even went into the crawlspace to check some sewer lines. Joe checked the water pressure as well. Basic receipt was given and I will be receiving a more detailed copy in the mail in the next week. Joe never pushed any services during the whole inspection and explained any concerns or observations in terms I could understand.
Description of Work: Signed for the Angie's List Big Deal to have Fazio Plumbing complete an inspection of the interior house plumbing, flush the water heater, and check the water pressure. Joe also tested a toilet that had a poor flush and ruled out venting issues and that the toilet needs to be replaced. Joe also took a look a the basement sump pump and provided advice on upgrading the current set-up.

When he arrived we looked at the problem that prompted my call, and looked at the other areas. He determined that a shut off valve in a seldom used bath was leaking. I know this find will save me hundreds of dollars in wasted water. He also made some suggestions to reduce pipe freezing and other cost saving measures.
Description of Work: Replaced a shut of valve on turn off knob and replaced internal working of toilet. I will be calling in the future.

+ 1 moreThe plumbing sewer stack in my basement was clogged. The first sign that it was clogged was that flushed toilet water sprayed out of the stack all over the basement. Joe Fazio was readily available by phone when I first called on 11/10/2010. He arranged to come to my home the following day. He called about an hour before he came to let me know when he expected to arrive. They arrived exactly when they said they would. Joe Fazio and his son Anthony were prompt, professional, friendly, and thorough in their questions and initial analysis. Joe told me what he thought needed to be done, how it would be done, the approximate cost if there were no complications, and what it might cost if his initial interventions wouldn't cure the problem. They were well prepared with all the needed equipment. They were entirely respectful of and careful with my property and belongings throughout the process. They did all that they were supposed to do -- and more -- very quietly, efficiently, and thoroughly. They made sure that I would likely not have any problems with sewer drainage for many years to come, by snaking first with the smaller diameter snake, and then working up to the largest diameter snake. They cleaned up everything with bleach and replaced my belongings back in their proper places. They cleaned up everything very nicely. I couldn't ask for anyone more pleasant and professional to deal with. I would highly recommend Joe Fazio to any of my family, friends and neighbors without hesitation.
Description of Work: Determining where my sewer drain was clogged, unclogging it at the source (just below my basement floor), ensuring no further problems by snaking the drain all the way to the street sewer to remove tree roots and to ensure a clear path to the City's sewer system. Also removed and capped an old toilet in the basement, and cleaned out the basement floor drain. Put the sewer stack back together in a manner that improved drainage of the stack. All work done in a timely, neat, well-organized fashion, with total respect for my belongings. Thorough cleanup afterwards -- beyond necessary clean-up. Professional and reasonable in every way. An AMAZING price!

I told him that I understood it was short notice but was hoping to get someone in to snake out the storm and sanitary sewers during the week. (tree roots) He gave me a choice of two dates.
