We thank the Member for her review. Josh Rees, our estimator, was glad he was able to work with their insurance company to obtain the necessary claim coverage for the tear off / re-roof of their lovely colonial, due to storm damage. The customer graciously worked with us as we negotiated many scheduling challenges, due to changing weather and other scheduled storm damage work.

Their cost was twice what others charged, even with a discount, so the cost was out of my ballpark.

They were on time and completed the work in one day. They had to take all wood off down to rafters due to its condition. They were very friendly and worked as a very efficient team. When they left the yard, shrubs looked exactly as they had before they arrived. Their sales representative explained everything to me. Any calls to the office were returned promptly. I was very satisfied with the work done and the materials used. It was quality but expensive.

Everything went great and I was very satisfied. I have had no more leaks since then and I will continue to use and recommend him. They are also very reliable.
Description of Work: He came to fix a leak in my roof that had been leaking for a while. It ended up damaging a whole side of the house behind the siding. He had to take all the siding off and cleaned that up and also take out the windows to check for rotting there. He put new siding on the house that was damaged and the roof above that section of the house.

We'd like to thank the Member for her loyal patronage. Most recently we were able to do masonry work to improve her front steps. The representative (Scott) arrived right on time, which was appreciated because I came home from work on my lunch hour. I showed Scott where the roof was leaking and he got back with an estimate soon after. It took a couple weeks for the work to actually be done because there were a lot of damaged roofs in the area after a recent storm. Unfortunately, there was some miscommunication about which of the roof vents was leaking and the wrong one was replaced. I contacted the company, and the problem was quickly rectified. The company seemed very busy, and although I had to wait for the initial work to be completed, I would use them again.

They did a great job and had excellent craftsmanship. Brad Smith personally did the quotes for the job.
Description of Work: He dismantled my overhang in the front of the garage and put it back together. It was sagging in the middle and he rebuilt it with new materials. Then during Thanksgiving day I found water in my attic. I called them up and they came out the following week and told me that one of my vent stacks was installed incorrectly by another company. They re-did not only that one but also two others and I've never had a problem with them every since.

Hurricane Sandy winds blew a piece of rake trim off the peak of my 2 story home. Since it was too high for me to try and fix it I decided to call Brad Smith since they also do siding. I called them because they did a great job on my roof replacement due to a prior storm. Josh came out to see the damage and provided an estimate of $250 which was their minimum charge. I approved the estimate and Brad Smith sent two men out to do the job. Because of the location of the peak they had to climb on the roof and reach over the side to replace the piece, not for the faint of heart. Once again I was very happy with the service I received, they replaced the trim which I had salvaged and made sure the adjacent trim pieces were secured as well.

I found out that they were very thorough. I originally had 4-6 roofing people come out and only two of them actually went up on the roof. One of them wouldn’t look me in the face. Then, Scott came. He is the salesperson. He sat down and talked with me and explained things. He explained that I had All-Pro put my roof on in the 90s. I learned that they didn’t put felt paper down and they used obsolete shingles. He explained everything thoroughly and gave me his phone number in case I had any questions. When Tony the foreman came, he was very thorough. I paid for ice guard. They had some extra ice guard and installed it at no charge. There was a leak and they came out after Sandy and, as soon as the weather calmed down, they took care of the problem immediately. Scott came out again and inspected the roof and he caulked it all up. So far, I haven’t had any problems since then. Tony went over everything with a fine-tooth comb to make sure that they didn’t drop any nails or anything. At one point, there was lots of snow and I was very surprised. I noticed that there was a lot of ice on my gutters and Scott came out to look again. He found that there wasn’t anything blocking the drains and he explained that there wasn’t anything wrong with the soffits. He also explained that the attic stays a little colder but that it wasn’t a problem. My neighbor noticed it and brought it to my attention and I was very surprised. They were very prompt and polite with helping me with all of my concerns. The professionalism is absolutely outstanding and I would give them more than an A if I could. They are very meticulous about the work. If there is any sort of problem, they relay it to Jeremy and he gets back to me right away.

The estimator arrived on time when the office said to expect him. He looked over the damage, asked if we were also going to replace the whole roof (which we did not know as the insurance adjuster had not yet visited us), and said they would mail us an estimate. Over three weeks have passed. I did not receive any estimate in the mail. I called once and left my number and no return call was made. I have now contracted with another roofing company who did provide an estimate in a timely manner and a fair price. I am sure there are good reports for this company but my experience with them was poor.

We are very sorry for the unsatisfactory experience the member has had with us. In the aftermath of Hurricane Sandy, we tried our best to handle the hundreds of calls that came in, the majority of those callers urgently needing, or hopeful of receiving immediate attention and assistance. The member called in on November 6, and we were able to schedule an appointment for Friday, November 16. During the appointment, our estimator, Scott, got on the roof, and observed that there was wind damage impacting most areas of the roof, not just the porch. Because a different family member was present during the appointment, Scott was unable to get all the information he needed to do a complete and relevant estimate. With so many estimates to process during this particularly difficult time for so many people in our area, it’s critical to have all the details as soon as we can possibly get them, so the estimate will be meaningful and relevant. At the time the member returned our missed call on Monday, November 19, Scott was on an appointment. Scott tried three times in all to reach the customer to get the information he needed. For whatever reason, he and the member were never able to connect. Scott says “I feel really bad about situations like these, but when we were running so many emergency estimate calls during this period, we were not able to persist in trying to contact him any more than we already had.”

THIS WENT BAD! We hired them to do a roofing inspection on a home we had put a bid on to purchase. The report noted no major repairs, and listed the roof in "average" condition. It mentioned some areas of repair, but that was the extent of it. Nothing alarming came up on the report. We bought the home and took possession last week in August. Within the first month, chimney contractors on the roof (3 of them) all came off the roof saying how BAD the roof looked. We called Brad Smith Roofing back *No response* . In the interim, and upon the urging of the chimney professionals we starting calling other roofing contractors. All 4 contractors came back with the same news. The roof was in POOR condition and needed to be replaced (not repaired). Each of these other contractors outlined that the material used was a 50 year (not a 100 year) slate. This was never mentioned on our inspection report. This would be critical because the home is over 50 years old. Logically speaking if you are buying a home that is 50 years old, and has 50 year old slate on it, you would know the roof can be at the end of its life. Every other roofing contractor demonstrated the deterioration of the slate. Two contractors refused to do repairs, and would only do a complete tear off of the roof stating it would be unethical to do otherwise. Now we are really worried, and we call Brad Smith Roofing back again. *no response*. We kept thinking that this could not be as bad as we were being told. FINALLY Brad Smith Roofing got back to us. It was now November. Remember we started calling them in September. Remember this point, this comes up later in the story. So Brad Smith himself came out to re-inspect the roof. (1) He stands by the original report. (2) He has no explanation why the other reputable roofing contractors gave us such grim reports about the roof. - except for the fact that most roofers didn't have work and probably needed a job. (3) He says that he thought it was NOT important to tell us that we had 50 year old slate on a 50 year old house. (4) He blamed us for waiting so long in doing any work on the roof!! REMEMBER we started calling them within the first month of living in the home and had contractors at the house within 6 weeks. Somehow the fact that it took two months practically for someone to return our call, and then another month to get out to the house was in no way their fault. What started as a pleasant interaction ended badly. He demeanor changed considerably when I requested our money back for the inspection. He was unprofessional- raising his voice, and rude. I would never allow this man back inside my home. ***I am so grateful my kids were not home when this happened. How does this story end? We trusted Brad Smith Roofing to be industry experts in roofing before we bought a house and now we are paying the price. We have just completed putting on a COMPLETELY NEW ROOF! Ouch! Which by the way - we LOVE OUR NEW ROOFERS - ONDERDONK ROOFING-... yep they are on Angie's List. Don't make the same mistake we did. Read through the rest of Brad Smith Roofing reviews. There are a lot of Fs out there.

We apologize for the member’s unsatisfactory experience with our services. When we do a roof inspection, we offer our opinion based on our observations at that time, yet we cannot offer a guarantee of life expectancy or functionality of something we did not install. Normally when slates are intact, the roof can be considered serviceable. When our estimator looked at the member’s roof on June 22, from on top of the roof, and in the attic, he found no sign of leaking, but stated that he would like to bring a senior estimator back for a second opinion. The customer stated that the home was already in escrow, and there was no time. On July 2 we emailed our observations, which included the need for some slate replacement due to sliding and deterioration, as well as the need for better ventilation. The senior estimator did have one later phone conversation with the member, in which he offered to come out again, and we were to have set up an appointment for this purpose. We feel badly that the member did not receive immediate follow-up attention after that. We were up against the end of peak roofing season, and then Hurricane Sandy hit, with its huge number of emergency calls. The customer’s call to us on Sunday, November 11, was responded to the following morning by Brad Smith coming out to the member’s home. On November 20 the member’s full payment was refunded.

They replaced the shingles to match as best possible those that had been blown away.I had recommended them to the neighbor, we share a structure, who had lost shingles and actually had water damage to her home. We got work estimates beforehand, and they provided us seperate estimates to our part of the roof. The neighbor's was covered by insurance, but we paid for ours with cash. It was an acceptible price in our opinion. They did both parts of the roof on the same day, eventhough we weren't notified of the day they were coming. My husband just happened to be home and saw them working. We weren't sure if our side was being done until we recieved the bill in the mail. I would have liked a call notifying us when they would be out. They went solely on the day the neighbor set up.

I had several minor roof repairs that needed done, so I called Brad Smith Roofing to look at them and inspect the roof. They walked on the roof and found a few other minor items that I could not see from the ground, such as the cement around the chimney. They took photos of the problems to show me what needed to be done. They took care of the repairs within a few weeks and did a good job, even with a small job such as mine. I will definitely call them when my next roof replacement comes due.

Punctual, professional, and really overpriced. About 150% the winning estimate. If I didn't already know the quality of the work the winning contractor did, I'd be a little concerned. Brad Smith seems like a good company for someone that truly is willing to spend extra for customer service experience. I would consider using them if my current roofer moved out of town.

We think what the Member meant to suggest is that our price was 50% more than the other company’s estimate. If the bid he accepted was truly 150% less than our bid, then something was being sacrificed either in scope, materials, insurance and warranties, or by the contractor himself. In any event, if the Member got a deal, we hope he was comparing apples to apples. Our estimate for the roof of his house, attached garage and main out-building covered the following: tearing off the original roof, installation of architectural shingles with the manufacturer’s limited lifetime transferable warranty, ice & water shield membrane 3’ up and 3’ in valleys and covering the entirety of a low slope dormer, Gorilla Guard over the rest of the roof, Flintlastic for a lower flat roof, filling of old roof vents and installation of new ridge vent, new chimney flashing, new valley metal, new flashings on rake and eave edges, new wall-to-roof intersection flashings, a new sun tunnel, and installation of a new Inhaler Vent soffit intake system to improve his ventilation, which requires the removal and reinstallation of gutters. With this comes a 10-year transferable guarantee on labor from Brad Smith Roofing Company, which has been in business since 1979.

We are very sorry the Member found our estimate unprofessional. It is a detailed proposal, with photographs, to permanently fix the leaking she was experiencing, which she thought was coming either from her gutter or her roof. When we got up on her roof to investigate, we found her problem was a combination of both roof and gutter. In the critical area, a wall to roof juncture, we found the aluminum siding crumpled, and not flashed into the shingled area. We also found several lifted shingles in this area, which should have been tightly flashed in. In addition, the gutter in this area was packed with debris and hosted vines which had grown up a wall. These conditions allowed ingress of water, as well as water flow down from the second story onto the first floor awning. Eventually this situation would have caused the roof and sub-wall in this area to rot. The solution we proposed included removing several courses of damaged siding, and a small section of shingles, in order to install ice & water shield membrane to the sub-wall and roof in this area, then installing new flashings at the roof-to-wall junction, followed by replacement of those damaged pieces of siding, the shingles, and finally cleaning out the impacted gutter. Our charge for this work was $624.88, which included her Angie’s List discount. We cannot know what the Member’s $65 repair consisted of. Roofing nails and caulk might be a quick fix, but not a permanent fix. We stake our professionalism on responsible solutions.

Brad Smith Roofing Company came out and did an estimate. They were supposed to mail it to me, which I still have not got. It has been a week, to a week and a half. They were very pleasant. I have no issues other than I have not got anything back. The initial person that came out was really professional. I am so desperate to get this repair done. At this point I probably just need to get someone else for an estimate, since I am not having much luck with your contractor. Update - Since getting the estimate on 10/2, we are uncertain if we will proceed with this contractor out of concern that they will not have the time to complete the work in a timely manner. While I understand they are busy, I would have appreciated contact to convey what time frame we would be looking at for the written estimate and job.

It went very well. The only issue we had was that when they took down the siding, they laid it in a pile on our grass. We lived In a cluster home and our grass was to be mowed soon. We had a very windy day and the siding was not secured down so it blew all over and into the woods behind our house. I had to pick it all up and secure it down on our patio myself and it was very hard work. They were very prompt and always showed up when they said they would. They first came to put a cover over the roof so that it wouldn't leak into the house anymore. Then we waited for the winter to be over. They came and took off the siding, replaced the flashing and replaced the roof in a few days. They had to come back to put the siding back on a couple of weeks later. That is when I had the only problem I had with them.
Description of Work: We had ice dams that had gotten under our shingles and as it melted, the water came into the house. We also had some broken seal in the stack on the roof and holes in some flashing along the side where a wall meets the roof. They removed the siding, replaced the flashing, replaced flashing around the stack and sealed it, removed the shingles on the back side, replaced the shingles, laid materials halfway up the roof to prevent ice dams from occurring in the future, and then put the siding back up.

We called Brad Smith and asked if they could replace our tile roof. They said they regularly install tile. Other large shingle roof companies told us off the bat that they don't do tile. The BS guy came out to measure and brought an enormous tile (thick as a patio stone) as a sample. While working up our quote, he called to tell us that we couldn't have a tile roof because our rafters couldn't hold the weight. He said tiles as light as ours hadn't been made in 50 years. That turns out not to be true. One of the world's largest manufacturers of lightweight tile is right here in Ohio, Ludowici. The BS estimator took the initiative to drop off a whole stack of plastic slates (Davinci). I couldn't stomach "fake" on my roof, so I found some light composite tiles online. I asked for a quote to install those and they wanted over $50K for our small house (<20 squares). The thick tiles, plastic slates, and composite tiles are all machine nailable and walkable, which makes them cheap to install. While waiting for another quote, I found a restaurant with the same composite tiles, less than three years old. They were curling and fading. I told our BS rep I no longer wanted the composites, and I continued searching the internet for options. I found a diamond metal shingle (FineMetalRoofTech) and asked BS for a quote. Brad Smith said $105k just for the labor! We found a roofing company that works only with historically appropriate roofing materials. They installed a beautiful slate roof for $15K less than Brad Smith wanted to put plastic on our roof. In hind sight, I feel BS was trying to push us toward something cheap to install, leaving a fat margin. If they don't have the skills to install tile and slate, they should just say so up front and not waste people's time. Our historical homes are an asset to this region and they shouldn't be degraded with low quality roofs.
Description of Work: Brad Smith gave us one quote and one wild guess.

Response from Brad Smith Roofing Co Inc
We are dismayed at the tone of this customer’s report, because we spent a great deal of time and effort to help him. When the Member called us in November of 2011, he was looking for someone to replace his Ludowici tile roof with exactly the same product. His insurance company had found enough storm damage that they were prepared to underwrite the cost of a new roof. When our estimator looked at the customer’s insurance report, our estimator realized that the insurance company had not proposed a like-for-like replacement value, which the state insurance code requires. In written and phone communication with the customer’s insurance company, we were able to get them to increase the replacement value substantially, making it possible for the customer to install a quality product that matched the material and aesthetic qualities of his existing storm-damaged roof. In the nearly six-month process of working with this customer, including dead of winter visits to the roof, we were guided by his stated desires. Unfortunately, we could not find any new or enough used tiles to match the existing. We observed that the customer’s first contractor had left several tile samples, none of which the customer thought matched the aesthetic of his existing roof. We brought over a Monier concrete tile, which the customer liked, and was very similar to his existing tile, however it was on the heavy side. We calculated the weight of his existing roof tiles, and realized that his rafters were not strong enough to support the Monier tiles. We suggested that a structural engineer be called in, and when the customer expressed his concern, we then suggested he look at synthetic tiles. We brought him samples from several manufacturers. In this process, we sent him to addresses where we had installed various synthetic slate roofs, such as CertainTeed Symphony Slate, so that he could see for himself. In particular, we directed him to a home in Rocky River on which several years ago we installed a multi-hued, randomized synthetic slate roof with copper accents, and which we believe to be a showcase for the aesthetics of this type of roof. The customer researched synthetic tiles online, and sent us several links to companies whose tiles he liked. From this list, we ultimately obtained a sample Quarrix composite tile for the customer to look at. In February, the customer asked us to work up an estimate for the installation of that tile. Our estimate included the extension of rake edge fascia boards as well as hip boards to accommodate the height of the Quarrix roof tiles, the use of stainless steel ring-shank nails to match the longevity of the tile, installation of baffles, soffit vents, and new ridge venting system to bring the roof ventilation up to code, new flashings, ice and water shield, and new gutters. Unfortunately, we do not know which commercial roof the customer saw where the synthetic tiles were degraded, or their manufacturer or specific product, so we cannot offer an opinion. However, we could direct him to a very large commercial synthetic slate roof in Westlake which would demonstrate the durability and aesthetics quite well. As for the diamond metal shingle roof, we did a quick calculation for the customer, and determined that such a roof could well cost over $100k, but that included product and installation. We would dispute the customer’s opinions about the relative ease and economy of various types of roof installations, since the difference between cutting a shingle to fit with a knife, and a synthetic slate with a circular saw, a slate with a slate cutter, or a concrete tile with a wet saw is significant. Whereas you might be able to tear off and install a 20 square shingle roof on a long summer’s day, you must work carefully and considerately to do the same with a synthetic slate roof, if the job is to be done well and beautifully, whether you hand nail or use a nail gun. The customer’s statement that we “wanted to put plastic” on his roof denigrates our overall intention and goal during our interaction with him: assist him in determining how to replace his roof and with what available materials. The customer did not ask us to quote him a slate roof. If he hadn’t compared apples with oranges, he probably would have found our slate quote in line with the one he ultimately accepted for his roof.

It was a very good experience. They gave a very detailed estimate. They worked with me through the steps of finding where the leak was coming from. They were quick and clean.
