Everything was done as stated above and discussed with Josh, no surprises. They were finished in about three hours and it looks great.
Description of Work: Replaced old roofing paper, used shingles provided and completed entire garage. Put back up old gutter and installed new gutter provided. (had to modify new gutter for length). Cleaned up roofing debris when job was complete. Did not ask for balance owed, stated that office would contact me.

We own a 23-year old home. We have had Brad Smith Roofing come out at least four other times to repair our roof. We have had major repairs where it was discovered that the builder had not properly constructed areas of the home (e.g. second floor dormer window well -$4000 in repairs, weather-proofing materials missing under aluminum siding- several hundred dollars) and we have have Brad Smith replace missing shingles from storm damage. The latter was the minor repair in December 2013. I think they may be more expensive than some other companies, but their product and service warrants it. Scott James has generally been the person that comes to assess and estimate the work. He has always given us solid information and advice. The crews have been great, and are very careful to place ladders and materials away from bedding plants, etc. The crews always clean up every scrap before departing. Highly recommend this company.

I had a good experience with them. There was nothing that I disliked. They did a really good job. They did it in two days. They took it off in one day and they were really quick doing it. It didn't hardly take them any time at all. The clean-up was good. Every once in a while, I'll find a little piece of shingle somewhere in the bushes but their clean-up was really good also. One f our neighbors had some work done by him. We were looking because we needed it. We needed to have a new roof put on. My husband checked around and talked with the neighbor. That was why we went with them. I would use this company in the future.

The job was done as promised and on-time for the quoted price with people who were professional from the estimator and office staff all the way to the job foreman and the guys on the roof. It started with Josh who came out to my house and provided a quote. He was willing to discuss the details with me and work with me to provide quotes for multiple types of shingles so my wife and I could choose what we wanted. Josh also mentioned alternatives on colors and offered to send us addresses of homes in their database that used similar shingle colors to what we thought we wanted to have. We are glad that Josh mentioned color - it ended up being a big deal for us and a key part of being a satisfied customer. Luckily we went out and looked at houses on a list from Brad Smith Roofing with that color of shingles and found we did not like the way they looked on a house with our siding color. This saved us from making a big mistake on choosing the wrong color shingle. So we went to an major paint retailer from the Cleveland area and looked at color wheels and groups and came up with a better set of colors that would match the siding, shingles, and shutters. We then went back to Josh and Jeremy at Brad Smith Roofing and they were able to set us up with samples similar to our color scheme and we confirmed that it would all work. While this may seem trivial when getting a roof, it really is quite significant. When you spend $11,000 for a roof, you want to be sure it will look good with the rest of your home's color scheme before it is installed. Josh provided us with a pre-roofing checklist that instructed us to cover up anything stored in our attic using cheap drop cloths. I did that and it was a good thing. You cannot image the amount of debris that shows up in your attic when you get a new roof. I have since discussed this with other people who have recently gotten new roofs and they experienced the same thing, but did not get the pre-roofing checklist. They ended up with a mess on their belongings in the attic. So score one for Brad Smith Roofing! Materials were delivered 2 days early. The crew arrive on-time in the morning with an army of people and a 40 foot dumpster and got the tear-off complete by lunch time. Replacement decking was ordered during the tear-off after they contacted me via phone and email with a quote and got authorization to proceed via fax. They had warned this was a possibility, but I looked at the decking that was replaced and agreed it needed to be replaced. Putting new shingles on a bad deck is just a waste of money. Eighty (80) percent of the re-roof was complete that day. They put tarps over the areas that were not complete. The next morning, a smaller crew showed up and finished the job by about 1:00 in the afternoon. Throughout the job, the crew was very diligent about stray nails on the ground. Afterwards, I only found 2 nails on the ground over the course of 6 months. There were nails in the gutters however. I found them this fall when cleaning gutters, but at least they were well contained and easy to clean-up. Finally, they provided me with 2-1/2 bundles of extra shingles when my contract was only for 1 extra bundle. At 6+ months with all types of weather so far, no leaks. I have used Brad Smith for tree damage to my roof in the past and they preformed equally as well on that job. So yes, I did hire them again, but that was based on a job they did before this one.

It took so long for them to get back to me, I almost forgot they had been out. I would estimate it took over 1 month just to get a quote to fix the leak and the quote seems very high. We had also asked for a second quote to add an overhand over our entire front porch area. We never received an estimate for that nor do we plan to ask again. I am finding it amazingly difficult to find someone to fix this leak - it seems it is just not big enough for people to take the time to properly address it.

The finished product was and is terrible. I have also been informed that their contract has a CSPA, Consumer Sales Practices Act, violation. This will be reported to NARI, BBB and the FTC. The decking issue they said needed to be corrected, which i was not shown proof of, was/is not corrected. The new shingles were and still are badly damaged. My repeated attempts to get them to correct these issues, have fallen in vain. After an initial replacement of some of the worst damaged shingles, the are refusing to remedy all my concerns. The ventilation they recommended is not the preferred manufacturers ventilation recommendation and it appears they did not inform me that i might be lacking in enough air intake/soffit venting. My gutters were unfastened and not reinstalled correctly. They now hold water all year, increasing the likelihood for a mosquito breeding ground. I still have many many damaged shingles, there is a section of decking that is not nailed down, there is a hip area that is starting to fail, some shingles are popping up, there was no drip edge installed so i now have water coming behind my gutters. So i am not happy with what was done and the lack of customer concern on their part. Also, i did have an opportunity to talk to some workers, who were here, and I found out that some of them were on disability while working on my house.

One only needs to read the tone of this Member's Review to understand that it is not objective. Brad Smith Roofing performs hundreds, if not thousands, of projects per year without incident as this one was without incident until it came time for the Member to pay the agreed bill.

Very professional. Very thorough to seal areas around chimney. They even made sure that the eves of the roof were set properly to accommodate the gutter system. The crew was very polite and well organized. A great group of workmen. The sales person provided a complete explanation of the type of roof and materials that would be used. They made sure that everything was done to building code standards. The clean up was thorough -no discarded nails in the driveway, etc. A worthwhile investment in my home.

They did an excellent job and my neighbor has even used them. I live in an old farmhouse and the chimney was just for decoration. Now that it's gone, I don't get spiders, the house is warmer, and the noise level is lower. They were efficient and cleaned up after they were done. I highly recommend them.

Overall very good. Had some trouble getting them to come back and complete the last details. Unfortunately, I made the mistake of writing the check before they finished the roof vents. We respectfully dispute this Member’s report. Perhaps the customer has confused our company with another roofing contractor with a similar name. We do not believe we have done any work for the Member. We have scoured all our files and bookkeeping systems, yet we have not found any job folder, customer account, invoice, or other documentation that any work was done. What we do know is that on September 3, 2008, Brad Smith had an appointment with the Member to discuss roof repairs, and then on May 27, 2009, the Member had an appointment to come to our office to look at porch flooring materials, but the Member cancelled this appointment. We have not heard from the Member since. We appreciate his recommendation, but it doesn’t belong to us.

We wish the member had given us more information. Certainly we understand if he did not like our price, that’s a quantitative judgment, but we would like to know more about his assessment of our responsiveness, punctuality, and professionalism. The member initially stopped by our booth at the Home & Garden show and talked with our estimator, Scott, and filled out an information card. For the actual Saturday 2/23/13 appointment at the Member’s home, Scott arrived a few minutes early, and he stayed there for more than ¾ of an hour. On this overcast 30 degree day, he took photos of every aspect of the house, got on the roof to take photos of the cracked chimney crowns and broken flue liner, and took on-site roof measurements. The following Monday he generated an aerial image report to double check his measurements, discussed the chimney repair with the mason, wrote up a detailed estimate, and mailed the complete package the following day. (The $1,842 in options also included new gutters with Leaf Relief, and masonry repair. We routinely show options with line-item pricing so customers can see specific costs, rather than “bundling” costs which makes it difficult for the customer to choose or decline. This also helps the customer compare apples to apples.) We accept that the Member decided not to hire us based on price, and graded us accordingly. However, we feel that the grades given for responsiveness, punctuality, and professionalism are puzzling, and unnecessarily harsh.

Please read this review carefully to understand the companies involved and related details... For this job, here are the companies involved: 1) Brad Smith Roofing - they were the general contractors on the project and the company that we signed the contract with. They in turn subcontracted the job to (which they never mentioned was going to happen - not a big deal, but nice to know as a homeowner): 2) Koontz Construction - the subcontractor that actually did the work. Brad Smith Roofing gets a D for their role in this project. Koontz Construction gets an A for their role in this project. In May 2013, we decided it was time to replace our 80+ year old chimney. An internet search for chimney repairs in Northeast Ohio lead us to contact Brad Smith Roofing, as their web site indicated chimney repairs were part of their services. The on-site visit for an estimate was scheduled quickly, and the sales rep/estimator came out on the day and time as promised. He got us a quote back very quickly, which we signed and got into the queue for the work to be done. Their backlog was about 4 weeks at that time, which was completely acceptable to us. Things were off to a good start. As we got closer to the expected date of installation, we had another big project going on at our home to replace storm sewer lines and drainage tiles around the house. Given that, we didn't want both sets of contractors here at the same time, and asked Brad Smith to push back the date until the sewer project was completed. After nagging the project manager via e-mail a few times, they agreed to do that. I kept Brad Smith Roofing up to date on the status of the sewer project as it was delayed some due to rain. Once we cleared a date, Brad Smith gave us an estimated date of arrival for the crew ("we think they'll be there"), but never bothered to confirm the actual date of arrival. HERE IS WHERE THE PROBLEMS STARTED - Once we knew the project was getting underway soon, I needed to clarify a few simple questions relating to the project (i.e. had the work permit been pulled, how were they going to color match the bricks, and to confirm that this job was just going to take one day) before it got underway. 3 e-mails later to the project manager, and I still had no answers - no replies of any sort to these very simple questions. This is the same project manager that I had to pester earlier to get a clear understanding of how their job scheduling worked and related questions. I copied the salesman/estimator on these messages, and he did not respond to any of them either. I had no idea exactly what day or time the crew was coming to our home at this stage. So, the subcontractor, Koontz Construction showed up, and the first question I asked them was about the work permit. Naturally, they had no idea about this as they weren't told anything by Brad Smith. Fortunately, this ended up being a non-issue in our city - didn't need one, just for them to be registered with the city (at least that is what I was told that day - I sure hope it was accurate). Koontz Construction worked all day on Monday to tear down and start to rebuild. They needed a few hours of time to complete the job on Tuesday morning, which was not a problem. They were very professional, punctual and patient, as we had a lot of questions as the job was progressing. Once the project was completed, I e-mailed both the project manager and the estimator to see if there were any extenuating circumstances as to why they couldn't/didn't respond to any of my earlier messages. Guess what? No reply to that either. So, to summarize this story: > The only value Brad Smith added to this project was having the link to chimney repairs on their web site. Given that I was completely ignored as indicated above once the contract was signed, that tells me all I need to know about their operations. If it wasn't for their connection to Koontz Construction, I would have given them an F. There was absolutely no reason for this lack of responsiveness on their part when trying to get the project going and getting necessary details and questions answered. And then to be ignored when asking about why this happened later was a perfect conclusion. They really need to take a look at their lack of communication with their customers once a contract is signed. > Save your time and money and contract directly with Koontz Construction if you need chimney repairs on your home. All of the guys that were assigned to our project were punctual, professional and dedicated to doing a good job. I would definitely give them an A! UPDATE AS OF 9/5/13: Brad Smith Roofing called to review our situation in more detail today. We had a very pleasant conversation and discussed the issues above in greater detail. Upon further review on their end, it was discovered that there was some type of technology issue on their end, and the missing e-mails referenced were never received by anyone at Brad Smith, and because of that, they did not respond. They have no idea how or why this happened, and were VERY apologetic about having things go downhill with the project after it started off so well. There were several assumptions made about who was communicating what on their end when it came to the start of the project and the related details, and because of that, important follow-up was not done with me as anticipated. Based on our conversation today, it looks like Brad Smith may be considering some changes to their procedures to ensure that project status is handled by phone as a "double check" to ensure that everything is in good order - to avoid just this situation from happening. Having something like this in place would certainly have helped avoid the communication issues with our project - no doubt about that. We are very happy to have had a follow up discussion with the Member. When we read his initial report, we had to pick up the phone immediately. We were alarmed to discover we had an email problem, and we are in the process of investigating what happened with our tech support. Over the course of our relationship, from May to August, we had exchanged 23 emails with our customer as part of the scheduling process. This communication was crucial because he did have several obstacles to scheduling (this happens!) which we needed to accommodate. By August 10, everything looked good for a start date. Sometime on August 14, our email system failed, unbeknownst to us, and that’s when a positive relationship fell apart. While we all love the convenience and efficiency of email communication, we see here that it is fallible. A phone call to the customer, instead of our assumption we were good to go, would have cleared everything up, we could have easily answered his questions, and there would have been a happier ending. It is good to hear the Member is satisfied with his rebuilt chimney, and with the crew that we sent out. We have explained to the Member that we have exclusively partnered with Steve Koontz for many years. Steve’s experience and excellent skills have enabled us to offer a wide range of masonry work at a competitive price, which has worked to the advantage of customers who need masonry work in conjunction with roof, siding, or gutter repair or replacement. Brad Smith Roofing stands behind all contractual work, and the guarantees stated therein. In summary, every day there is something new to learn from our customer experiences that help us improve our job processing. We take to heart all criticisms, and we want each of our customers to feel they can openly discuss workmanship or customer service with us, whether the feedback positive or negative.

I did not select them, but they were extremely professional as far as handling the prospect phase. They were very good and very responsive. I would consider using them in the future if their prices were more reasonable.

They came out to look at the roofing on my rental property. The sales person was very nice and courteous. They informed me of a lot of things that they said was wrong with the roofing and gave me an estimate. which I thought was a ridiculous amount. I ended up going with a different company to do the work and informed that I did not need all of the work done.

Thank you to the Member for her compliments about our estimator, Brett. We were called to look at the Member’s rental property in Akron last year because there were concerns about a bulge in the roof that had become a concern for the insurance carrier. The estimate we gave the Member was for tearing off and re-roofing that section of the roof only, with the cautionary note that once we were able to diagnose the cause of the sagging at the rake edges, there may be the need for additional carpentry work, in order to guarantee the integrity of the new roof. We don’t know what “fix” the other company offered the Member, but what we do know is the estimate we gave her was our comprehensive assessment, to the best of our knowledge at the time, of an appropriate and permanent repair.
