I was referred to JIm House, the President of Canaan Construction by someone I knew. I was purchasing a home where the seller had done a great deal of the work to fix up the home himself and items that were noted of concern in the pre-purchase inspection, I wanted to be addressed by a licensed contractor, not a handyman. I was emphatic when I met with Canaan Construction that I did not want the seller performing any of these items. After Canaan Construction submitted a quote for the work, seller asked if he could negotiate the price with Jim House, prior to agreeing, I again conveyed to Jim House personally that all the work on the quote had to be performed and that none was to be completed by seller except if seller wanted to clear debris out of crawl space. I was stunned when I was told that Jim House made a deal with seller permitting seller to do some of the items on the list to get a discounted price. Initially Jim House denied that he had made the deal but then admitted to permitting him to do a few items. Additionally, when I got copies of the documentation from the Canaan Construction secretary, there were notations that seller had completed the items. After moving in to my home, I knew that I would have to pay to have all the gutters removed and replaced and while $600 is not a lot to a man who lives in a multimillion dollar home, to a disable veteran it is. Within one week's time, I noticed that my lights would dim and I was blowing circuit breakers for unknown reasons. Additionally, wall outlets would collapse into the wall when attempting to plug items in to them. I had to contract with an electrician and pay $1200 to have all the electrical issues that Canaan Construction's sub-contractor was supposed to fix in the first place. The other item, the leaking chimney hasn't been fixed yet. Why? Because I have run out of funds to repair it. I have reported the company to the Better Business Bureau and am unsure what the resolution will be, however, it was worth the membership fee to Angie's List to be able to post here to warn others about dealing with this company!!
Description of Work: Canaan Construction allowed unauthorized, non-licensed and unqualified persons to perform work that they were contracted to do. Canaan Construction was contracted to perform work that was noted in a pre-purchase home inspection. Some items were to be completed prior to closing and some afterwards. Seller asked to negotiate with Canaan Construction regarding cost for contracted work. Canaan Construction was advised by me (purchaser) to not permit seller to do any of the work and that all items that were addressed must be done. The day before closing, Canaan Construction was asked to provide a receipt for payment from seller, release of lien and the total amount due for balance of work. After forwarding on to seller, a dispute arose where seller stated he had an agreement with Canaan Construction to do some of the work on the list to get a discounted price. Canaan Construction initially denied this and then admitted that they permitted seller to do a few of the items. Additionally, the copy of the contract completion list provided by company secretary has notations on it indicating that seller had completed the work. Of the items that Canaan Construction permitted seller to perform was a line item for $725 for gutter and downspout work. Seller installed one 22 foot section of used gutter and downspout. The contract with Canaan Construction was to remove all existing gutters and replace with seamless as well as install missing 22' section on house and install seamless gutters on detached garage. I had to pay $600 after closing to do work that was supposed to have been done by Canaan Construction. Another item Canaan Construction allowed seller to perform was to properly flash and side the chimney. The flashing was done incorrectly and as a result, the roof is leaking around the chimney into attic. Lowest quote to repair this item is $2300. Work has not been completed yet. After this admission by Canaan Construction, they was advised that he would not be performing post sale contract work. Another item was various electrical concerns including panel, exposed junction boxes, outlets, etc. An electrical sub-contractor was to have performed all the work. After closing, I noticed lights dimming in home when furnace kicked on, outlets not working and exposed junction boxes were never addressed in crawl space and attic. A licensed electrician was brought in and after going over pre-purchase inspection report and Canaan's contract, it was determined that the majority of the work was not completed. I had to pay an electrician $1200 to address all items that Canaan Construction charged $1000 for in original contract. Had Canaan Construction inspected the sub-contractor's work, he would have realized that it was not completed.
