At the beginning of this project, I sought out recommendation(both here and friends) , and got multiple estimates. All of the estimates were in the same ball park. But all of them included the disclaimer that it depends on what they find. I went with Ken (Simpson Roof and Remodeling) as the contractor, He was highly recommended by another friend who had a roof replacement and was very happy with the result. At contract signing time, Ken did ask for an intial deposit to cover the materials and supplies. As soon as the project started, we ran into 'surprises': First off, when the roof started coming off, there was NOT 2 layers on the roof, as all estimates showed, but rather 4-5 layers. and Ken took the time to show me. Second, it was found that there were sections of rotted wood(460 sq ft). He showed me each section. They also had to rebuild bottoms of some trusses. Tear-off took longer than estimated (no surprise, based on what they found). Each day of tear-off and also install, they ran magnetic nail pickup, and a blower/vacuum to get up miscelaneous. They installed plywood/decking over multiple sections including sections of rotted wood! Once each section was ready, they installed Rapton synthetic underlayment, with what looked like nails and washers. They then used a bundle delivery system which was run via a device on one of the ladders, and powered by gas engine. The shingles were CertainTeed Landmark dimensional shingles. They also installed a ridge vent. It appeared to me, that they used manual nailing, rather than a nail gun. Also they installed metal edging, counter and top flashing. Their time was dependent upon the weather, Some days they were hampered by rain, and 1-2 days they stopped early due to intense heat and humidy. The project came in much higher than estimate, but that was due to all of the surprises found during tear-off. Ken, the owner was present most of the time, except to run out for items In addition, he was very communicative as to the status, and what he was finding. Onsite employees were very friendly and courteous. A great job. I would use him again, and recommend him.
