As I stated previously, unless you are looking for a basement waterproofing contractor that is either incompetent or deceiptful, I would look for someone other than J&D Basement Systems/The Basement Doctor. There performance was terrible.
Description of Work: I think it’s important for anyone needing repairs done in their basement that’s considering J&D Basement Systems, also known as the Basement Doctor, as their contractor to read this story. My home was built in 2005. A serious construction defect caused by the basement sub-contractor has left me with a major water problem in my basement. I have a poured wall foundation, which requires weep holes at the bottom of the walls to drain the outside of the foundation. My sub-contractor poured my basement floor too low (right on top of the footer), blocking all of the weep holes in my walls. This prevented the drainage of any water outside my foundation. I now have 15+ cracks around the foundation and water seepage. I hired an engineer and personally opened up the floor in three places to confirm the problem. I initiated discussions with my insurance company. After a year they finally conceded that they were responsible for my problem. When we started the process of determining the costs involved, I contacted J&D Basement Systems/The Basement Doctor. They gave me a proposal to fix the problem in my basement. During a six month process of negotiating a settlement amount with the insurance company, I met with Wes Martin of J&D Basement Systems on a few occasions and traded several emails and phone calls. I was concerned that in order to get a settlement payment, the insurance company was asking me to sign a release, indemnifying them from further responsibility. I spent a great deal of time making sure I had all the costs covered before I signed the release. Wes Martin gave me every assurance that he had all the work I needed included in my bid. As I said, I met with him to discuss this specifically. We proceeded to sign a contract for the work and scheduled a date to start. Approximately two weeks later I got a letter in the mail stating that J&D Basement Systems was terminating my contract. There was no explanation included. When I inquired about why they wished to terminate the agreement, I was told that the amount of work anticipated was not covered in their contract amount. Specifically, Wes Martin told me that he wasn’t sure how many cracks were in my walls that would require repairs, and he couldn’t verify the amount of my existing drainage system under the floor that would need to be replaced. Both of these are items we specifically discussed. Not only did he assure me that any cracks they found would be repaired, but he also stated that most or all of the existing drainage system would be replaced. These were not items that were overlooked during the process. We specifically discussed them. I was then told that the job could be completed for a possible up charge of $4,400, depending on what they found when they started the job. Needless to say, I can no longer go back to the insurance company and ask for an additional $4,400, and J&D Basement Systems claims no responsibility in their apparent miscalculation. In my opinion, because all of their reasons for requesting additional money for this job were specifically discussed prior to them preparing the estimate, I believe this is a deceptive effort to get more money out of a client. I’m sure J&D Basement Systems and Wes Martin would disagree, but either I am correct, or they are incredibly incompetent. In either case, I can’t imagine why anyone would choose to hire this company for their basement repairs. This explanation is based entirely on facts. I am not an angry customer that’s fabricating the truth to try and get back at my contractor. Because of the tactics of J&D Basement Systems (aka The Basement Doctor), I simply believe anyone considering them deserves to know what type of people they are dealing with and what to watch out for. Better yet, I would recommend that you look to someone else for your basement repair needs. _____________________________________________________________________________________ After reading the Basement Doctor's response, I am more convinced that this company should be avoided at all cost. After they terminated the agreement, they explained to me that they wanted me to pay them more money to complete the job. There was never any mention of getting a copy of an engineer's report or not being able to solve the seepage problem in my basement. It was simple and clear. They wanted more money to repair the basement than the amount of my contract. Again, I went over the scope of work and the contract price with them several times to make sure I had the job covered. I can't go back and renegotiate with the insurance company. I based my settlement amount with the insurance company on their representation and assurance that the job would be completed for the amount they proposed. Now they're resorting to lies to misdirect people into thinking they weren't wrong in this situation. The bottom line is that they asked for more money. I would be happy to provide anyone with copies of their emails indicating this to be true. Either they aren't capable of bidding a project correctly or they make it a practice of putting customers in difficult situations in hopes that they can squeeze more money out of them. There is no other explanation. Are these traits that any customer is looking for in their basement repair contractor? I maintain my recommendation that anyone considering this company look elsewhere.

September 13, 2011 From: Tom Johnston, President J&D Basement Systems, “The Basement Doctor” Subject: Contractors Response to complaint by the member of Powell, Ohio It is always disappointing when we cannot meet a client’s expectation. In 1996, we implemented a procedure that all jobs contracted would have a pre-construction inspection by our installation department prior to accepting the job. The intent of this procedure is to minimize misunderstandings that can occur during verbal communications by our representatives with the customer at the signing of an agreement to contract. While written agreements do spell out the parameters of work to be completed, in many cases they do not deal with all the details and expectations of the customer. Our pre-construction inspection procedure has helped our company keep misunderstandings to a minimum. The clients who contract with J&D Basement Systems appreciate the extra step we take to insure their project is completed in a professional manner. This is just one of the many reasons we have achieved a very high level of customer satisfaction as demonstrated by the substantially “A” ratings we have on Angie’s List, and the “A+” Better Business Bureau Ratings. In addition we have received thousands of letters from satisfied customers since our central Ohio office opened in 1987. While I understand the member's negative perceptions of “The Basement Doctor’s” performance considering his experiences, there are a few gaps in his complaint presentation that need filled in order to complete the facts. First, no work was started or completed as he indicated in his statement. In February 2011, we had given the member, an itemized estimate in the amount of $25,000 that outlined all the work we could observe during a visual inspection that would be required to solve his basement water issues. We were not provided a copy of an engineer’s report. On August 8, 2011, our project manager executed an agreement to contract with him for $15,400. On August 18th, after one postponement to accommodate the member, our production manager of 23 years did a pre-construction review of the project at his home as outlined in the agreement. He observed many cracks on the exterior of the foundation that typically would be on the inside as well. the member's expectation was that we would deal with those issues on the inside as well. Based on the inspection, it was clear that there were many unknowns behind the finished basement walls that indicated we might not be able to solve his water seepage problems within our signed agreement to contract work. After reviewing the agreement, the pre-construction pictures, and discussing the concerns with our production manager, I reluctantly chose to exercise our right to cancel the agreement that is printed in bold letters at the bottom of the agreement which the member signed and reads as follows: “DEALERS RIGHT OF ACCEPTANCE: The Basement Doctor has the right to accept or reject this agreement or contract within ten business days after the date of this contract.” A notice of cancellation was sent to the member to giving him more than three weeks notice prior to the scheduled start date, in order to allow him to find another contractor for his project. The member, did propose paying an additional amount to cover some of the unknowns behind the drywall that would need to be removed in order to observe the cracks in the basement walls. That still left open the possibilities of a substantial amount of work necessary to solve the water problems he was having. Therefore, we could not come to terms as to who would be responsible for the unknowns. He then decided to submit his complaints to Angie’s List, The BBB, and Complaint.com. Since 1987, J&D Basement Systems “The Basement Doctor” has achieved a very high level of customer satisfaction that is reflected in our high ratings with Angie’s List members, the Better Business Bureau, and tens of thousands of satisfied customers in Ohio, Kentucky, and Indiana. While our goals are to achieve 100% customer satisfaction, we recognize that we come up short at times. Unfortunately, this was one of those times.

I was very happy with them. They investigated and gave an honest report along with suggestions. It urns out my problem was a window problem and did not involve the foundation or flooring. However, I was still satisfied with this company.

They did a great job! They disinfected the mold, scarifying, and put two coats of epoxy on, laid new glass block windows, and also put in a new sump pump. I had older drain pipes and they laid new pipes on the outside as well. They laid down plastic to make sure there was no damage on my yard. They were absolutely awesome and I have recommended them to others!

They excavated the dirt away from the house so they could get to the wall. The ground keeps sinking. The pipe is pulling apart. They came out to my home a few times. Today, I was told by the man that it was my problem.

The work took 2 days and the crew was very careful each day to protect everything while going in and out of the basement. They covered anything that was close to the walls so that they were not hit with any of the spray foam insulation. The crawlspace encapsulation made a major difference in the basement. The basement was musty and warm before. Now it is dry and smells fresh. We could use the crawlspace for storage now if we wanted. We would never have considered doing that before. The crew foreman was Mike Jenkins and he was great. He replace the drainage pipe under the deck and found another area that we did not know about that was clogged. He freed that area and replaced the drainage pipe and replaced the coupler to the downspout that was also cracked. Mike made the whole job go very smoothly. Plus he just seems like a very nice guy. He's was friendly and honest. We were told that in about 10% of their spray foam installations they were experiencing some shrinkage and that we should call them if that happened. They are working with the spray foam manufacture to find out why it some times shrinks. We were in that 10% and I noticed shrinkage in the spray foam where it pulled away from the wood in a few places about a week later. I called them and they were out the next day to fix it. The person who cam out went back into the crawlspace and found more places where the spray foam had shrunk. After he touched up the spray foam I have not noticed any ore shrinkage. It's amazing how much better our basement is now. I wish we' d done this years ago.
Description of Work: They encapsulated our crawlspace which has a dirt & gravel floor. They also fixed a weeping tile in the basement by our sump pump and replaced a broken drain pipe under our deck that went from our down spouts to the street. We also had the upper part of our basement wall joists filled with spray foam insulation.

They quoted about $4000 for the service. They were quick and very professional. They were going around in the basement and explaining what we were going to do. It was $3000 for the encapsulation and $1000 for the insulation.

Terible, suggested servive would not have sovled the problem.
Description of Work: The service rep showed up and said that all we needed was a dehumidifier which cost $2500,00 and the water was coming from condensation from the ducts because of high humidity. Our air coditioner was broke for a week and as soon as it rained the basement was full of water again. Instead of locateing the source of the leak, he just tried to sell us a $2500.00 dehumidifier that would not have sovled the problem.

The basement doctors are prompt, on time, and actually were even a little early. They are great! They are very courteous, so helpful, and cleaned up everything when they were finished. They even gave me tips on how to care for my sump pump. I would highly recommend them!

The guy who did the inspection was very good. He was friendly and knowledgeable. He was very helpful and good. The guy was Bryce Alexis. He was very good. He is one person I can say we had interaction with and did something for my basement. He really knew his stuff. He was very good. He told us lot of stuff about the basement we did not know. He made a mess and cleaned up after himself. He explained things that were going on with the pump. He made us follow the drain all the way out and explained things. He did a very nice job and was very personable. They first called me for a checkup but I could not get it done. They were very responsive. They were here right at the time they said they will be here.
Description of Work: We used Basement Doctor few years ago to redo our basement. They came and did their yearly inspection recently. He had to put in a couple of new parts on my sump pump. He also checked the flooring they had done before. He also ran a new backup line for us and gave recommendations about how to keep the basement humidified. He was basically following up on what they had done previously. He put couple of extra bolts. He was doing preventative maintenance.

It turned out very well and the basement hasn't fallen in. The work was done well but it was expensive. I am sure that their price was reasonable but I did not get multiple estimates and so I don't know whether their price was higher or lower than the market. They showed up when they said they would.
Description of Work: I used The Basement Doctor for reinforcing the basement wall and seal the basement. They also redid some drainage.

We are still in the process of fixing our basement, but we believe that Bob's consulting and repair suggestions are working to improve our basement water issues.
Description of Work: Bob Nygren came out for an estimate for minor water damage in our basement. This was our second company to give us an estimate for our basement. The first company spent only 10 minutes at our home and only 5 in the basement and gave us an estimate of $8,000; Bob spent about an hour at our home and gave us much more realistic, simple solutions that make more sense and seem to be based on real facts rather than what the most expensive problem may be. I will call Bob again for any future work on remodeling our basement.

They did the initial work in January; removing the concrete and drywall. They then came back in April to replace the drywall. They gave me three different options on pricing and the work that they could do. I liked that they could do the whole job, most companies would only remove the drywall and not replace it. The salesman gave a detailed diagram of what it would look like while giving estimate. They provided several referrals from other consumers in my area, giving me phone numbers of people I could contact about their work. The salesman had been there for several years and not just 6 months which made me trust them more. When they were doing the work, they made sure to cover everything to keep it clean. They even came out the day before to survey the job to make sure there was nothing in the way. They were willing to move everything out of the way; I was impressed that they offered when they didn't have to. They left the area as clean as when they found it which was very impressive considering they were working with concrete.
Description of Work: They removed drywall and concrete from basement, then installed trough to keep water out of the basement. They also replaced my sump pump.

We discovered our partially flooded basement Sunday evening when returning home from a trip. The Basement Doctor was the only company that provided a live person when calling to inquire about service. They were unable to send a team out that night (they were elsewhere) but came the next morning. The servicemen were friendly and informative and did good work. When they were unable to help us with "the next step" in restoring our basement carpet and baseboards, I found a carpet repair man on Angie's List. We ended up doing the baseboards ourselves.
Description of Work: Two servicemen came to dry out our basement when we had some water damage in our finished basement. They soaked up the water on the surface, pulled up the carpet and removed wet padding, set up fans underneath the carpet, removed a portion of the baseboards and cut a small amount into the drywall behind the baseboards to allow fans to dry within the walls. I was pleased with their work through this process. They also checked back everyday to assess how the drying was going and applied an antimicrobial solution after it dried. What would have been helpful was better clarity on what they do, or do not do, after the carpet is dried. I repeatedly asked the servicemen and called the office looking for a recommendation on who could fix the carpet. We needed new padding, a ripped seam repaired, and the carpet re-installed and re-stretched. We also needed to make arrangements to re-install the baseboards. The Basement Doctor was not helpful in helping us navigate any of these steps. Nor could they provide a referral.

We'd been getting some dampness along one wall in our basement and there was also water pooling outside our home in one particular corner where the sump pump and gutter tied into the drain pipe to the street. We'd had the line snaked twice before and we'd replaced a section of pipe a couple years ago that had cracked and caused a similar-looking exterior water problem, so we figured we had another break in the pipe of some sort. We called two companies for quotes and although they both gave similar pricing and diagnosis -- and both were very professional (Drainage Connection was the other company) -- the Basement Doctor got our business primarily due to timing. They came out during a pouring rain and could identify the area that was broken (connector between the sump and the downspout) almost immediately. Since our sump pump was original to the house (1984), we were already planning to replace it, so we asked them to quote a new sump along with the line repair. With more heavy rain in the forecast, we were eager to get the project started and they were able to come out the next working day (Monday) to get started. In the process of replacing the drain line, it became apparent that there was another break or blockage further down in the pipe, on the way to the street. I was given the option to snake it or replace the line and chose to replace and relocate the line since I knew it was buried under a lot of our mature landscaping where roots were constantly getting into it and causing breaks. They were able to dig a new trench about 2-3 feet further away from our house, install all new pipe, tie-in both downspouts on that side of the house and rebury the line all in the same day. I was impressed! They were also very careful when digging the trench to place the sod next to the trench on plastic, in exactly the order it was dug up so they could replace it all more seamlessly at the end of the job. It's only been 6 weeks since they did the work and you would never know our yard had been dug up at all. The lawn looks perfect. And now our gutters drain freely to the street and I don't have to get up during heavy rainstorms to check the basement walls for moisture and worry that our sump pump is going to die in the midst of a big downpour. What a great relief! In fact, now that our drainage pipe is completely open and running properly, we hardly ever hear the sump go on because the water is staying away from our foundation. Wish we'd done this project sooner!
Description of Work: Installed new sump pump and ran all new drain pipe from house to curb, rerouting the pipe further away from existing landscaping and trees.

This was an interesting one. I asked them come out to quote on a basement waterproofing and finishing job and they were 40 minutes late. They did in fact call to say they would be ten minutes late, which wouldn't have been a problem, but 40 minutes generally tells me they have scheduling issues and raises the question - how late would they be if I actually gave them the job? So I bumped my next appointment up so I could give them an hour if they needed it. I was prepared to look past the initial tardiness and see what they had to say. Well guess what, in the salesman Ed Meyer's 'notes' it was just for a waterproofing quote. He wasn't a finisher and couldn't quote on finishing... so they sent the wrong person. But I was prepared to look past that too. I figured Ed, who was generally a nice guy despite his lack of punctutality, could give me the waterproofing quote and we could take the finishing as stage two. So he said he'd get in touch with a quote the following day. Well, I gave him four days, then called them up. Ed said he'd been slammed, and that "he just forgot" to send the quote and would do so that afternoon. It happens. We can all be forgetful. I usually try not to be, as far as my job is concerned, but we all have different standards. More than a week later, still nothing. It's almost like they don't want the work! No doubt the comany will post a response, declaring their "shock" that Ed could be so late and then forget to actually send the customer a quote for the job. Well, looking at the previous reviews it seems to be par for the course! It's unfortunate, really. I'm just glad I didn't actually book them to do the job. I would have still been waiting in 2020! The Basement Guys, Rogers Basement Waterproofing and Aquaguard were all punctual and managed to get me quotes on the day they came out - within 30 minutes of arriving!

Their service was excellent and their representatives / workers were all professional, courteous, helpful, and informative. I cannot imagine our calling anyone else for basement problems.
Description of Work: They diagnosed and treated mold problem in our basement. Removed fiberglass insulation and replaced it with foam insulation. Treated mold problem areas with Anabec-brand mist-spray-wipe/on cleaner and mold remover/ resister chemicals. Sold us an industrial strength dehumifier. Entire operation took about 3 days. Returned a month or so later to follow up and confirm satisfaction.

Overall, they did a good job. I haven't had any problems with water since their service. However, I was told that they didn't use subcontractors, and the worker who performed the service seemed to be just that. Every time I asked him a question, he had to contact the home office. The clean was good, but I feel they could have done a neater job. For example, some of the columns that were installed aren't completely straight.
Description of Work: They waterproofed my basement.

We asked for an estimate on finishing our entire basement (1100 sq. ft.). This would include a great room/area, bedroom, bathroom, storage room, and play area/room. Saleman was prompt and professional. He gave us a general figure of $40/sq ft. We talked at some length about a basement plan/blueprint we had previously had drawn up. The salesman said he would create a detailed estimate for us within a couple of days. We haven't heard from him since then. Everything about the experience was fine except for the follow-through. RE: We did get a call from the salesman a couple of weeks later, and he apologized about things falling through the cracks. Apologies accepted, but at that point we had already signed on with another contractor so we declined pursuing things further. Based on the provider's response below, I would take a second look at The Basement Doctor for future projects.

Our Project Managers work with our design department when submitting a detailed written estimate, and that department was backed up. Our Project Manager should have let the member know what was going on. We sincerely apologize that our Project Manager did not communicate with the member that the estimate was going to take longer than he had anticipated.
