Description of Work: We used Sibcy Cline to both ready a home we wanted to sell and sell it for us, and also to search for a home for us to buy. They were extremely helpful and professional. We were extremely pleased with the service we received and would use them again ourselves and would refer them to others.

Nat Comisar and manager Stephanie Sudbrack listed our home for sale. Before we signed the listing agreement Nat Comisar was very positive about selling our home at the price we had set. He even said that he already had an interested buyer that was anxious to see the home ASAP. As soon as we signed on the dotted line everything changed. Suddenly, Nat wanted to lower the sale price. He said the house would sit on the market all winter long if we didn't lower the price. He even called his manager Stephanie Sudbrack to get her opinion. Next thing you know we were lowering the price against our better judgement. When we asked about his interested potential buyer, he looked surprised and seemed confused. It was clear that the "interested buyer" was really just a ploy to get us to list the home with Sibcy Cline. When we finally got an offer on the property, there was an issue with the inspection. The inspector found some mold in the basement so we called in an expert and fixed the problem. Basically the entire sale went south and Nat Commisar did nothing to assist us. He was like a deer in headlights and had no idea how to facilitate and solve the issues at hand. WE ended up meeting with the seller and their agent at the property 5 different times in an effort to resolve the buyers mold concerns. Nat Comisar was not at any of those meetings. WE held the sale together and Sibcy Cline got the commission. It was all very odd. In addition, Sibcy Cline practically forced us to sign an exclusivity agreement with them, meaning that we were bound to purchase a home from Sibcy Cline after they sold our current home. There were a few times that Nat Comisar didn't have time to show us a property, so he gave us the code to the key pad and we used the key to let ourselves in. In these instances the homes were not occupied so maybe this is standard procedure for Sibcy Cline, but I wouldn't want agents to give buyers open access to my empty property. Overall Sibcy Cline was unethical, unreliable and extremely unprofessional.

We suddenly found out that Nat Commisar was not really working for our best interest. He was working as a dual agent and selling the property for his boss- Stephanie Sudbracks sister. Not only was Sibcy Cline aware that we were moving next door to a potentially dangerous situation, but they hid the information from us even when we had asked. The information was hidden from us to make the sale go through. It gets worse...... Nat Commisar of Sibcy Cline began to threaten us out of pressure from his boss to get us to buy the home to cover Sibcy Clines lack of full disclosure. Sibcy Cline told us that if we did not buy the home we would be sued and we would not be able to get a mortgage for a new home. (We had already been approved ) They followed through with their threats; Sibcy Cline contacted Mortgage House of America and told them to stop working with us on a new loan. Mortgage House of America immediatly ceased work on our new loan and referred us to their attorney. We are now being sued by the seller. Sibcy Cline made phone calls to real estate firms and lawyers and told them not to work with us. So we had no home, no agent to help us find a new home and a company that blatently lied to us. Sibcy Cline did nothing to assist us in any way to rescind the offer with the seller who was a relative of Sibcy Cline. We found a new home that was listed by an opposing real estate agency. Sibcy Cline then demanded a commision from the property we eventually purchased. They even showed up uninvited at the closing to demand their check. They got it. All we have asked for and continue to ask for was their assistance in having the seller allow us to back out of the contract. This is a plausible request due to the lack of disclosure and the dual agency role that Sibcy Cline agents played in this mess. I do not reccomend using Sibcy Cline to buy or sell a home. They want your money and they dont care how they get it.
Description of Work: We had been loyal Sibcy Cline customers for over 20 years! We had just sold 2 homes with Nat Commisar of the Sibcy Cline Kenwood location. We made an offer on a 1.2 M home. Prior to signing the contract we asked Nat if there was any crime, murders, hauntings etc assocoated with the home or street. Nat directly said NO. He said if there were any issues that he knew about he would be bound by law to disclose it to us. We trusted our Sibcy Cline agent. We did not check Megans List, but Megans list does not list violent offendors, just sexual offenders. Si in this matter it would not have helped us. A week before closing we recieved a call from a resident of the street. We were told that our new neighboe had just been released from federal prison for brutally stabbing and attempting to murder a 13 year old little girl who was jogging near his home. Theis boy was on house arrest and was going to be living in the home next door to us for a probationary period of 5 years. Being that we have 6 young kids we knew that the only option for us was to rescind our offer to buy the home. WE immediatly contacted Nat Commisar and Stephanie Sudbrack at Sibcy Cline to move forward with finding a new home and rescinding the first contract. Here is where things got bad with Sibcy Cline.....

We have tried to settle this situation out of court. We requested that Sibcy Cline work with Seller Grant Troja to drop the case against us for $179.000 in damages. We also requested that Sibcy Cline remove all contingencies and threats of ceasing future business with our lender so that we could move forward with our approved loan to purchase a different home. We requested attorney fees as well as reimbursement of the $1,000 a week that we are paying to rent a new home until we can close. Sibcy Cline refuses to acknowledge any wrong doing on the part of their agent Nat Commisar and VP Stephanie Sudbrack- Busam
Description of Work: The is regarding Sibcy Clines failure to disclose the fact that convicted felon Ben White who was recently released from 10 years in prison for stabbing 13 year old neighbor Casey Hilmer was on house arrest and living next door to the property we were about to close on as clients of Sibcy Cline. We have clear evidence to prove that Sibcy Cline willingly and recklessly withheld this information in order to make the sale go through for a family member of Sibcy Cline VP Stephanie Sudbrack- Busam. A neighbor made us aware of the situation 2 weeks prior to closing. Out of the concern for our 6 young children we rescinded our offer on the property.Sibcy Cline refused to release us from our contract.Sibcy Cline threatened and harassed us personally and continues to do so.They also threatened our lender, other real estate agents and forced several attorneys we had hired to quit working on our case.

Michelle Daniels, Sibcy Cline made out buying experience which started out not the best, have a wonderful ending. She made sure we were not getting into anything we didn't really want. Michelle truly wanted us to be happy and kept encouraging us that we would in fact find the home we were looking for and we did. Thank you Michelle!

I have never had a worse experience dealing with real estate agents at this office. The first agent, Jeff Kaltman, was very unproffessional, pulled very poor comparibles (his comps were high by 25%), apparently did open house but didn't notice that contractors left garbage lying around (since he knew I was out of town). The end result was I came back three months later and found out that there was a mess, and I never had the feedback. How could an agent hold open houses and not give that type of feedback? He also botched the first sale by not following the policies of his office, costing me $5k. I complained and they gave me a second agent, Diane Whitworth. She seemed at ok at first, and gave some advice to help sell the property, but then her arrogance started coming through. She demanded all commmunication go how she wanted it, by email, without any notification emails were sent (and some never were received by me) and so there was missed communication. Eventually we got in a situation where an unrepresented buyer asked to see the house. She decided to take it upon herself to represent them as well and eventually started acting more like their agent then mine or a neutral party. I highly recommend steering away from this office, or away from SIbcy Cline in general because I had issues with another agent prior to this sale. There are a lot of other agents in the CIncinnati area, so there is no reason why someone should have to put up with unprofessionalism like this.

It was a wonderful selling and buying experience. I have had nightmare exeriences in the past and so has my husband (he had a 4 hour closing one time!). I trust Sheila, she knows her business and she knows the market. She has a record of selling homes quickly for those people who will listen to her adivse. She does open houses, networks with other agents, goes the extra mile to get your house sold. It was a joy to work with her.
Description of Work: Sheila is an amazing real estate agent. She came to our home, did a thorough job of looking at the property and then pulled prices from homes that had sold in our area. Because there were some distinctive qualities that our home had that other's didn't, she put those items into account and came up with a price that she said our home would sell. Of course, in today's market, we were a little disappointed, but the amount covered our existing morgtage, covered her fees and left a tidy little sum as a profit. She advised us on what would make the house sell faster. She recommended a wonderful woman who came with her crew and spruced the place up for an incredibly reasonable cost. We had two showings in the course of two days...the first people who looked at our home bought it. I realize that not every seller will that that experience, but Sheila knows what she is doing. She has an extremely good business, runs it professionally and is available for questions, hand holding and mini-therapy sessions when you start to panic about the real estate selling/buying process. We also used Sheila to find our new home. We told her what we wanted and she came up with a list of condominiums in the area we were looking for. We went into one condo and she looked around and said "No". She hit it right on the head. She didn't try to sell us anything that wasn't what we wanted and didn't waste our time with properties that were just not going to work. She is a fantastic real estate agent, professional, considerate and honest. I would highly recommend her services to anyone!
