My experience with Guardian Inspections was great. Christine booked the appointment and confirmed with both the seller's realtor and my realtor for me. Brian was very knowledgeable, thorough, and really took the time to explain everything during the inspection. This was a pre-dry wall inspection on an older home in the process of being renovated, and I feel it was very beneficial to have an inspector with this level of experience. The inspection was performed in the morning, I had the report in the evening on the same day, and Brian was very quick to respond to follow up questions as well. I also really appreciated the clarity and format of the report. I wound up choosing not to purchase the home following the inspection, but when I do find the home that is the right fit for me, I wouldn't hesitate to use Guardian Inspections again.

After reading many positive reviews, I decided to go with Guardian Inspections. From calling to make an appointment, to the actual inspection, to the report, it was an all around great experience. I spoke with Christie to make the appointment - she was very helpful explaining what would be included and what to expect. For the inspection itself, Brian arrived early. Explained how he would do the inspection and walked me through an example report. He took the time to explain things as he found them. The condo development team happened to be there finishing up some final work in the unit - not ideal, but Brian rolled with it, including taking some time to explain some newer codes that would require some minor work on their part. The report was in my email within a few hours. Because he'd taken the time to walk me through a sample report, it made perfect sense and I felt confident understanding the results. Christie and Brian are both very friendly and professional. Without hesitation I would recommend them to friends and family.

Brian has saved me the heart ache of buying a Money Pit Home. That is the greatest thing he could do for me personally. His discovering of code issues in the electrical wiring of the home and the incorrect materials used to build a basement bedroom, bar area and great room to the mold issues in the home saved me from a headache of mass proportions. $685.00 for Whole-House Inspection & Termite Inspection was well worth the money spent.

Office picked up on the first dial and we set an appointment for within a week, which is very reasonable. The day of inspection, Brian was very knowledgable, professional, and easy to talk to. He arrived early and got started with the exterior home inspection before I arrived. The inspection only took about 2-2.5 hours and I had a complete, detailed report in my inbox when I got home from work that evening. I definitely recommend Guardian Inspection and plan on using their services in the future!

Brian showed up early and had a bunch of work already done before our appointment even started. He encouraged us to ask questions as well as follow him around, which made us feel like he really had our best interest in mind. His reports are extremely detailed, including photos, and include his professional recommendation for findings. He delivered the inspection report the same day. The inspection was very thorough, and Brian took plenty of time to look over everything (he even got there early so he'd have plenty of time!). He crawled under the house and went up on the roof, and took pictures of anything that was concerning. The pictures were very helpful as we worked with our agent to resolve repairs with the seller. As first-time buyers, we were nervous about finding a good inspection company. Christie was knowledgeable, friendly, and helpful on the phone as we talked through the options, and she was the reason why I went with this company in the first place. I'm glad that we chose Guardian, and we recommend them!

Great! Total professionalism from the time of the first phone call inquiry through the final report. Everyone was extremely thorough and communicated extremely well throughout the process. Identified some key things prior to our clising that we were able to address. All of our questions were answered thoroughly and quickly. Would definitely use again. After living in the house for a month I feel that nothing was missed.

Thorough, professional, relevant, efficient....Guardian gave us valuable information. A full-range service, we had a complete view of the home's needs (home inspection, termite report, radon tests and also mold testing) all from one firm. We also had access to Brian and the Guardian team for Follow-up questions and information. Excellent service and product. This time, the inspection involved a larger home with a lot of issues (more than expected), so the cost was higher, but there was considerable area to cover.
