Brian and Christie were both excellent to work with! Brian was very aware that I was a first time home buyer and was very thorough in his inspection, and also took the time to point out to me some things I wouldn’t have been aware of (how to turn the water off for the home, how to change the air filters, etc.). I would definitely recommend Guardian Inspections and utilize their services again in the future!

This is the second time I've used Guardian and Brian. Brian does a fantastic job explaining the inspection process and answering any questions that come up. He is extremely thorough and I would absolutely recommend him to anyone who needs a home inspection.

I have been in the search for a duplex to purchase for about 8 months now. Last fall I finally found one that looked like I was getting a great price. I took the advice of my well experienced real estate agent to hire Brian from Guardian inspections to do a property inspection. Due to the results of that inspection I knew I was not getting the property at the right price. I continued to look and found another property a few months later and hired Brian again. After another thorough report I was able to show the seller the results and bargain down to a lower, more fair price. It has taken me awhile to get financed and I have been very busy which is why this review is a couple months late but I have finally closed on the property. The helpfulness of Brian's inspection is invaluable. I am using a lot of what he pointed out to me as a blueprint for how I am going about making renovations to my property. He is extremely knowledgeable and does not rush through things. I felt comfortable asking him questions, even when I thought they may be silly. I highly recommend joining him on the inspection because you will gain a large insight on the property.

We needed an inspection on a building we were thinking of buying. Brian did a thorough, top to bottom inspection and within 24 hours provided us with a detailed report, including pictures of problem areas. Brian was punctual, professional and delivered exactly as promised. This is an older building so we anticipated there could be a lot of issues, but we are confident that we now have all the information we need to proceed. Brian was extremely professional and thorough during our home inspection. I know a lot of home inspectors tell their clients to show up at the end, but Brian encouraged us to be there for the whole inspection, and he made sure to keep us engaged for the 3 hours he was there (i.e. we weren't just waiting until he was done to get us his report). He showed up early to do the exterior inspection before proceeding to the interior of the house. He sat down with us and explained his methodology and showed us a sample final report. He then took the time to explain every marginal or deficient finding in his inspection as he was doing it, not just saving everything for the end. His written report was sent the same night and was incredibly detailed with pictures as well as providing recommendations for how to fix each issue. The price was on the slightly higher end compared to quotes from other companies, but due to the quality of his work it was well worth it. I would recommend Guardian to any potential home buyer.

My experience with Guardian Inspections has been excellent. I had two different homes inspected this year. The first home Mr. Kirchmer found a structural flaw that was not disclosed by the seller. After getting an estimate it was going to cost between $10,000 to $15,000 to fix. My wife and I decided not to purchase that home. Mr. Kirchmer is very professional and systematic to his approach. I believe this is why he is able to find flaws that may be missed by others. I was able to be on site during both inspections and Mr. Kirchmer answered any and all questions I had. This is going to be our first purchase and I cant thank him enough for finding the flaw on the first home we inspected. If that was missed it would have quickly turned the blessing of owning a home in to a nightmare. Thank you

From my first phone to Guardian, I met with a professional company exceeded my expectations. I selected them based on the extremely high number outstanding of reviews on this service. Brian arrived at the house on time and was well prepared to conduct the inspection. With the exception of his roof inspection, I toured the house with him and asked many questions. He provided knowledgeable and complete answers. He pointed out issues and made recommendations to resolve them. One issue required another contractor. Brian recommended calling his wife to get the phone number. That number was provided and other contractor arrived within 2 hours of my call; providing an excellent estimate for the repair. Brian's report was exactly as advertised and arrived via email later the same day as the inspection. The report provides a complete road map for me to follow to ensure my house is in prime shape for sale. This is highly professional company and strongly recommend them.

We are real estate investors, so have purchased quite a few homes. We now only use Guardian Inspections and have since about 2002, because of their effective thoroughness, attention to crucial details and professionalism. We never get pages of non-useful minutia or nitpicking normal cosmetic issues, as some inspectors provide. We always rely on Guardian's inspections to supply us with the information necessary for an intelligent real estate purchase.
