I approved it. When he got into it he determined it was not as extensive as originally thought! Both doors work very well now. It has been over 2 weeks since the work was done."

Among his customers, Rich Burzanko is called "The Garage Door Guy", who promptly and expertly can fix or replace a garage door that's not working. As the owner of Burzanko's Home Maintenance & Repair, his primary business is the sale, installation and maintenance of garage doors and openers. Located in Troy Township, Rich has been in his own garage door business for the past ten years, after working several years for a local garage door co. "I'll take care of anything that has to do with garage doors." I can keep my prices down because of low overhead, and I will be there on time. If I give a quote, I will back up my word and take the hit if the cost is more than the quote. When i start a job, I like to finish it on time. I let my work speak for itself." In these tough economic times, he suggests that county residents "shop local and save local rather than give the business to some conglomerate. People need to shop locally because you can get anything you need right here and your local businessman is going to be there when you need him." Rich is that local businessman. He lives in Burton, graduated from Berkshire High School and later worked on the midnight shift at KraftMaid, then in a small business with his cousin before going to the local garage door company. He is an all-around handyman, loves providing affordable product to area residents and strives to serve his customers with honesty and accountability.

"I had to move quickly, was going through a divorce and needed work done at the property to which I was moving. The most urgent item was erecting a fence for my dogs. Jeff met me at the property and we discussed a number of items I wanted done. He spoke about the big projects he's done for large corporations and assured me he could get the work done prior to my deadline. Jeff told me he needed a deposit to get started. Because I didn't want any delays, I gave him a $1,200 deposit without anything in writing. He missed every promised deadline and each time I contacted him, he turned the situation around saying he would get the work done if I stopped bothering him. I continued to contact him because nothing was getting done and he hadn't done anything to move the work forward. He was rude and extremely unprofessional. I kept on him and he finally provided me with a day he'd be out to begin erecting the fence. I couldn't be present the day he was scheduled to be out and when arrived at the property, Jeff was not there, but there were holes throughout my lawn. I called him and was told that a fence could not be erected on my property - no one would be able to install fencing because of tree roots. After he told me he couldn't proceed with the fencing, I requested that my deposit be returned. He first said he would refund the deposit. When a week passed and I received nothing from him, I contacted him again and he told me he did the work and was owed the money. Because he spent time making holes all over my property, he believed he should be paid. By the way, he left the holes throughout my lawn. Holes that created a liability for me. I continued to contact him and on one call, he indicated that he visited his lawyer and would be sending me the invoice for the money due to him, and indicated that I would receive a check for the remaining portion of the deposit. I never received any of my deposit back. Jeff is dishonest and anything but honorable. Beware."

Garage door repairs cost $260 on average but can range anywhere from $80 to $675. Factors such as the type of repair needed, the style of your garage door, and the material your door is made of all play a part in the final price tag.
For example, wood garage doors look beautiful but are prone to dents, splitting, and cracks that are difficult to fix. You can expect to spend an average of $200 to $300 to repair your wooden garage door. Fiberglass garage doors are more durable and less expensive to fix, averaging around $100 to $200.
The cost of replacing garage door panels is around $1,200 for the average homeowner. However, depending on a few factors, you could pay as little as $250 or as much as $3,000 or more. Considerations like panel style and the type of garage door you have all factor into what you pay.
While sectional garage doors are common among homeowners, they are often the most expensive to replace, averaging around $700 to $2,400. Tilt-up garage doors, which are the simplest door available, range from $400 to $1,400.
Annual to biannual routine garage door maintenance is vital to extending its life as much as possible. Most importantly, noticing any unusual sounds or movements and taking care of them as soon as possible is one of the best ways to maintain your garage door. Keeping the tracks clear of dirt and debris and lubricating the rollers and other moving parts twice a year will also help to get the most out of your door.
Even though garage doors can last 15 to 30 years, it’s important to recognize the signs of wear and tear or other damage that might cause the need for a repair or replacement. A big sign that your garage door needs repair or replacement is the door not opening and closing correctly, including moving slower than usual. Also, if you notice that your garage door is becoming warped or overly weathered, it’s time to call a professional to discuss your options and tips for buying a new garage door.
Garage doors generally last between 15 to 30 years, depending on many factors. Your location plays an essential role in your garage door’s lifespan—doors exposed to harsh elements like heavy rain or intense heat might not last as long as those installed in a milder climate. How often you use your garage door also factors into its overall lifespan. Generally, standard garage door springs can withstand 20,000 cycles, whereas tension springs typically last between 5,000 and 10,000.
