JOHN HILL CONSTRUCTION

We reached out to John Hill Construction to see if they had the availability and the interest in building a custom home for us. I spoke to John a few times in regards to where the property was, what we were looking for, etc. John took the time to go out to our lot, walk it and tell me his honest thoughts. He said that he would get some numbers together, see if it made sense. I received an email that they had the numbers for your house and development costs, when would it work for us to meet in his office. My response was simple “Can you let me know a roundabout number you came up with? I want to make sure we are in the ballpark of affordability prior to meeting, etc.” I was not asking for an exact figure, nothing proprietary, was I? John’s response “We really don’t share pricing with potential clients without meeting face to face.” Why would I want to waste my time and the builder’s time if they can’t give me a number, something showing me if it’s in both parties best interest to meet face to face? If you are at $1mil then no, I don't want to pursue this face to face. Tell us you are at $500-$700k and we want to sit down and talk. Needless to say, we will not be pursuing business with someone who can’t even give such a simple request.

I liked him very much. He took time with me. He explained what he does and talked to me very honestly about his price point. So I appreciated that. We only had one meeting.

The project went extremely well and was very well run. Things were right on schedule and the project finished right on time. The final cost was within a few percent of the original estimate and the changes to it were due to changes we requested. John's approach to handling changes (signed and paid change orders) worked out well for us. We always knew what we were getting and how much it would cost. The estimate was not the lowest price we received but we felt we got the value for what we spent. We love the final outcome. John was easy and professional to work with and really went the extra distance to keep the project on track. We always knew when decisions on things (floor colors, tile, appliances) were needed and that kept everything moving. His working crews were professional and courteous and also put in the extra time and effort to get things right. There were some minor hiccups (as expected) but they were quickly taken care of and we were very happy with that. The final outcome was a kitchen and living area that we are enjoying immensely.
