Wes was recommended by our Realtor for our first time home inspection. We weren't sure what to expect at all, but after seeing the positive reviews on Angie's List, we figured Wes would be great. He did not disappoint! He was on-time and very thorough. He answered any questions we had and showed us a lot of common things he looks for. He found the home to be in excellent condition but discovered some not so easy to find DIY home repair the homeowners had done in the past under their sliding glass door in the crawl space. This helped us to negotiate during the request to remedy phase and ensure that was corrected. We also have a very thorough list of basic repairs we can complete once the home is ours. The termite test and radon test went well also. Wes crawled through the crawl space and got up in both portions of the attic to check for items, which he found. He did excellent work and we would certainly use him again! The reports were able to be printed on spot and then emailed to us in PDF. Wes even gave me some quick pointers on how to do many of the 'small' things myself with limited home repair/maintenance experience. Very friendly expert who made it clear if we had any questions to ask away. Also, suggested, if we had concerns about the repairs that when in the area he could quickly stop by and recheck that specific area (said $50, but that could be variable of course!). So that is really nice to know and has given us additional leverage in the request to remedy negotiations because we told the owners, Wes is coming back to reinspect! Thank you!

I have had Wes perform pre-purchase inspections on three houses for me since 2002. His work has always been meticulous, honest and accurate. He is not an individual who will exaggerate insignificant matters. His inspection report prioritizes needed repairs according to safety and urgency. He will don a cover suit and crawl on his hands and feet if needed to properly assess a property. He encourages the prospective homeowner to join him on the the inspection and ask questions. His prices are reasonable and he will always welcome questions after the inspection.
Description of Work: I have had Wes inspect three houses for me since 2002. The last house I had him inspect was one that I had been renting and wanted to purchase from the owner.

Wes was referred to us by our real estate agent and my wife and I were very happy with his work. Wes took his time and did a very thorough inspection of the home we were seeking to purchase. During the inspection, was located water intrusion where the front entry door had been compromised and showed us what would need to be replaced. This inspection resulted in securing a $5k concession from the seller for a new front entry door and subfloor repairs - definitely well-worth the investment. We were very happy with Wes's inspection, he was friendly and his extensive experience was evident throughout the process.
Description of Work: Standard home purchase inspection (existing home) and pest inspection.

This is the third time over the past 12 years I have used Wes Brendsel to provide a home inspection for me. Wes is consistently professional, thorough and precise. He doesn't cut corners on the inspection and will crawl and climb where ever he needs to go to inspect your property. He is open to questions and encourages the prospective buyer to accompany him during the inspection. Wes offers suggestions for maintaining and upgrading your home. He concentrates on issues that concern safety and function, not picking apart every cosmetic flaw in the property. At the end of the inspection he provided me with a printed copy of the report. Later he will email me a final report with pictures of the areas that require repairs or maintenance. His relaxed demeanor encourages you to ask questions during the inspection process.
Description of Work: Wes Brendsel, the owner of Assured Home Inspection performed a whole house inspection on a 1960 square foot house built in 1960.
