It took a long time to get underway as the weather caused many delays. Contract originally signed in early October 2006. Work was well done. Brick window wells were reconstructed as the 1925 originals. Hand digging in the front preserved large blooming shrubs which was very considerate. Workers cleaned up after themselves.

We enjoyed working on this members beautiful home. If waterproofing is cotracted for just before Winter, it can be very difficult to pin point a start date. I think our pricing for this job was extremely fair. We excavated this entire home, hand dug the front, and rebuilt the window wells, for about the same price many of our competitors charge for inside sump pump systems. All in all we appreciated working with this member and I am happy she chose to waterproof rather than install an interior water control system.

Steve was great. He came out to give an estimate quickly. He was very honest. Another company told us we would have to do alot more work than what Steve said was necessary. Work was done in a timely manner. No problems with the quality. The crew was friendly. The only complaint is when they put the bricks back by the front entrance they were much lower than before and the brick walkway sunk a few times. They did come back to repair the walkway twice and promptly. Overall, we were satisfied.

It was an excellent experience from start to finish. We had other contractors quote the job also, and they were very pushy. Steve came in, inspected the house, explained what he would do, and gave us a quote. No pressure to sign immediately - he just told us to mail in the signed quote if we wanted the work done. The only negative was that once we signed the contract, Integrity couldn't give us a firm date when the work would start. They said it depended on the weather and how long it would take to finish the jobs ahead of us, but they didn't say how many jobs were in queue ahead of ours. In the end they gave us about a week's notice when they would start. Once the job started they were very professional and hard working. We had a problem with the city inspector that the front porch stairs didn't meet code, and could not be reinstalled after the job was complete. Steve took care of ordering a new set of stairs and getting them installed. The work seemed very expensive, but Integrity's price was consistent with the other contractors we had quote the job, so I would say it was fair. They did the job right, not a cheap patch job like some others offered (for not much less $). I would absolutely use Integrity again.
Description of Work: Integrity performed a complete basement waterproofing - dug up all around the outside foundation of the house including along the driveway, installed new drain piping, patched all the cracks in the basement wall, applied sealant to the outside wall, and refilled the holes.

Steve arrived on time for the estimate, explained the process, examined the basement walls pointing out cracks that did not go all the way through. Assured me that discolorations on the floor were not from water seepage. Also, honestly explained that one area of rare water drippage down the wall was from an above ground problem, probably the flashings on the roof. We set up a date in a month, weather dependent. Took seven weeks. The job took one day. The three men were friendly, helpful and cooperative.
Description of Work: 3 men hand dug a 18 ft trench, cleaned wall and proceeded as explained on web site. Cut into drain tiles to show me the sludge clogged, clogged holes and added clean outs for plumber to flush out with air. To eliminate the standing water in trench bottom.

Steve Allen provided me a quote to excavate and replace lateral line front wall to sidewalk and install 6" SDR 35 PVC. Stated that they would install PVC cleanout before sidewak and excavate 3 ft. of front wall to install a double cleanout for footer tiles. This quote was provided on 4-9-09. The contract was signed and returned 4-15-09. The understanding was that Intergrity had a few local jobs in the area and would come over within the next few weeks. After several calls and complaints that the sewer situation in the basement was only worsening, they begain work on 6-15-09. Steve's son and several other folks worked through heavy rain and were able to quickly excavate and begin to remove the old pipe. Their work revealed that the water line from the street to the house had transected the storm and sewer lines and was nearly severed. The city had to come out to shut off the water and Steve referred me to a plumber that would be able to come run a new water line. The water tie in was below the sidewalk so that had to be removed. Integrity continued to replace the storm and sanitary and tied the two lines together at the house and then ran a single line to the street sanitary tie in. While there are two tie-ins at curbside, this section of the street still only has one common sanitary line. I expressed that I thought it was Lakewood code to run to seperat lines to the curbside and that I did not want to have to dig up the yard again in a few years when a seperate storm line is required. My father-in-law also inquired if this was to code and we were both told that the city had approved it. After they had completed the PVC line work for the day a city came to shut off the water. While they were there I asked about the single line from the house to the curb. The gentleman did not believe it was to code and referred me back to Lakewood City Building Department. The next day I made several calls and was told that it had to be two lines. I contacted Steve Allen from Integrity and told him what I was told. He was quite upset about this as he had received approval to run a single line. There was some back and forth between Integrity and the city of Lakewood, before he opted to tear out the new PVC piping and run two seperate lines from the house to the curbside tie-ins. He expressed that the price was going to change due to the increased work. I agreed to discuss this, but not commit to anything. The plumbing company came out on June 17th to run a new 3/4" K-Copper water service line from the curb stop to the basement. They also installed a 3/4" Ball Valve before the meter and also installed a 3/4" Ball Valve upstream of the meter. The total cost for the water line was $1500. Upon completion of the water line and replacement of the lateral lines, the trench was filled in. The plumber stated that he would cover the cost of replacing the sidewalk and that he would handle directly with Steve Allen. Steve stated that he felt that he did more work then he originally had estimated and requested additional money. My contention was that the additional plumbing work was covered by my payment to the plumber and that the additional labor involved with the lateral line was due to the line not being installed to code the first time. He requested immediate payment of the original quote and stated he would return to finish the work. It is now October 14th and there is a large mound of dirt in the front yard and the sidewalk is still missing. I have placed numerous calls to Integrity since the last contact on June 17th and have been told that they are done. Any additional work will require additional money. I contacted the plumber who acknowledged that he had agreed to cover the cost of the sidewalk and that he would contact Integrity Waterproofing to take care of it. After another couple of weeks, I again contacted the plumber who told me he would come out and do it himself in the next week or two. That occurred on September 18th. Integrity Waterproofing's contract states "Although contractor makes every effort to restore landscaping, landscaping and future settlement is not covered by this warranty." I contend that due to cost overuns associated with the improper installation of the initial lateral lines, Integrity made no effort to return the property to any semblance of it's prior state.
Description of Work: The original job grew into a larger job requiring the contracting of a plumber referred by Integrity (Reason I am including as a part of this explanation.) Integrity Waterproofing - Excavate and replate lateral lines with approximately 40' of 6" SDR 35 PVC.

There really was no "project" but the overall experience was very positive and I would most definitely contact Integrity in the future should the need arise with another residence or circumstance.
Description of Work: I called for an estimate of basement waterproofing because we had areas of foundation block that had been damp over a long period of time. Steve, the owner, examined the situation and determined that all water was coming from above grade and not related to the structure of the foundation itself but more likely leaks behind fascia, etc. He was professional and, most importantly, honest in telling us that we did not need his services nor those of any other waterproofing company and offered suggestions as to what we might attempt to resolve the situation.

I thought they did a good job. When the inspectors came out to look at the wall and the piping they were connecting, they were very impressed with what they saw. I had a couple problems with a downspout that needed to be attached. They came back out and did that. I had a to call a couple times to get my warranty sent to me. The other report on Angie's List the other member had the same problem. The other problem I had was they re-poured a cement pass and they never came back and removed the board that was used to make the form. It is a small family owned and operated company Steve is the owner and his two sons are on seen They are all very personable friendly and easy to work with. There is not high pressure sale. He tells you the problem, what needs to be done and his recommendation. Overall I was very pleased with the wort hat they did.

I chose Integrity Waterproofing because of their concern for preserving the landscape as they dug around the house. I have extensive flower gardens and they carefully dug up many of the plants and replanted them when they were done. I can't say enough about Steve Allen and the excellent crew of guys who worked on the waterproofing; they were skilled, friendly and totally professional. They made a huge dirty undertaking as easy as possible. My basement is dry for the first time in a long time.
Description of Work: The crew dug around three sides of the house, fixed some small cracks in the foundation, replaced drain tile, coated foundation with waterproofing material and filled with gravel, filter cloth and top soil. They also removed some waterlogged materials from the basement and painted the inside foundation walls. In order to perform these tasks, they had to move an air conditioner, steps to a back porch, parts of a fence, a sprinkler system and several shrubs. In the process, a water line was broken but they fixed it quickly.

I was extremely pleased with the work Integrity Waterproofing did at my house. It all began with the initial estimate appointment with Steve. He was very clear and straightforward with what he recommended and what would be done. He brought samples of all of the materials so I knew exactly what I would be getting. He took the time to explain the entire process to me. Also, he was the only person who came out where I felt like he really knew how the drainage was run in my area. I assume that since he is located in Lakewood, where I live, that he was just more familiar with the set-up. I received quotes for getting one side done and the entire basement done. For the one side only he was slightly less expensive than the other 2 quotes I received. For the entire basement he was the middle quote. (I went with the one side only based on financial reasons and the fact that the side that was done was the only side where I had a visible leak vs. just bit of dampness elsewhere.) I was not around during the days when the crew was at my house so I cannot personally comment on their professionalism. However, my retired next door neighbor likes to keep his eye on what is going on around my house. I have actually had other contractors complain that he is around a bit too much. Let me tell you that Steve's crew took the time to explain what they were doing to my neighbor and he was impressed with the work as well as the attitude, noise, cleanliness of the crew, etc. This is high praise. As I was not available during the day Steve made a special trip to my house to explain to me everything that was done. In addition, there was an unexpected finding after they dug up around my foundation. I had no existing footer tiles or drains. Steve and his crew had to find a place to tie the new drains in with my water/sewer system. When Steve called to tell me of the problem I of course was seeing dollar signs, but they were able to tie it in with no aggravation to the cost at all. Overall, I was extremely satisfied with the work that was done and would not hesitate to recommend them. I have seen no water in my basement in the 2-3 months since I have had this work done. The only drawback is I had to wait a couple of months to get the work done because they were already booked up. I could have had the work done sooner if I went with someone else.
Description of Work: Had basement waterproofed on one side of my house and around the front corner about 5 feet. This included digging down around the foundation and waterproofing from the outside.

Overall the work completed was very good. I watched for 2 years before I started to finish the basement to make sure it was dry. The basement stayed dry and now it is finished and I've really improved the value of my home.
Description of Work: I've waited three years to post my response because I wanted to make sure it held up over time... Had three sides of my hourse excavated down to the footers, crackes in wall were tuckpointed, drainage pipe was replaced with perferated PVC piping, foundatation was painted with a sealent cement and then tar. The outside was then wrapped in a plastic membrane to prevent water from sitting up against the house. Land was backfilled with gravel to increase water flow and then topped with topsoil. Steve and his crew came out later to refil the dirt after it settled.

They had to rip out several slabs of concrete driveway as it was in the way. Then they hauled it out and waterproofed the outside very thoroughly. They did an excellent job. When they did come out, they completed the job in two days.

The bids we got were all different proposals. The first contractor wanted to install French drains in our basement. That is where they dig up the floor at the basement walls and install pipes below the footer and use a sump pump to drain the pipes and pump the water up and outside the house. This means there is always water inside the house. Also, I didn?t like this proposal because they would dig under a supporting wall of the house. Instead of basement pillars holding up the center of the house we have a concrete block supporting wall which runs under the center of the house except for a small doorway cut into it. The next contractor wanted to dig up the foundation outside of the house, install footer drain pipes and pump the water out of them with a sump pump and deposit it in a dry well twenty or more feet away from the house. We have an attached garage and this contractor proposed to dig up the floor of the garage and to install the footer pipes there too. This meant extra costs as the work inside the garage involved a man working with a jackhammer and would have been more time consuming. This cost three times as much as the French drain approach. The third contractor proposed digging up the foundation to the footer outside around the house, but not inside the garage. He removed some of the paneling on our basement wall and noticed a crack. He suggested that it would not be a good idea to use a French drain there, but that nearly all the concrete block foundation should be dug up and checked and any cracks or damage repaired to keep the water from coming inside the house in the first place. The only wall not to be dug up would be that area that is under the garage floor. If a way could not be found to drain under the garage, he could put a French drain in that area, on just that one wall. Although we didn?t know about it, he said that our house would have footer drain tiles and that some of those might still be usable. He didn?t think we would have to use a sump pump and build a dry well. He believed he would find an existing drainage system under the house once he excavated to the footers. The third contractor also did more to waterproof the outside of the basement walls. He would clean the dirt off of them, patch up any cracks and damage, then put a coat of concrete on the walls. He would have polyurethane sealant applied and put a padded vinyl blanket over them before putting pebble gravel into the trench. Over the gravel he would put landscaping cloth and then fill to the top and grade with topsoil and replant any bushes and plants he might remove to dig the trench. We chose this contractor.
Description of Work: Successfully waterproofed a basement with numerous leaks and constant dampness. House is located in a low area where water table is just below footer and could be seen in bottom of trench. They trenched to basement footers, repaired at least four cracks and holes in the foundation from outside, insulated foundation walls with polyurethane and padded them, installed new drains, added new gravel. We waited a year to report this at this time and after one of the wettest of springs, summers, autumns and winters we are pleased to report that we have had no indications of water. Great job!

Steve was the only one of the companies that we had out who crawled into the small crawlspace to see the source of the leak. He took the time to show us his process and has a great website. He did an excellent job, supervised the work, and he guarantees his work for as long as we are in our home. Any plants that he had to remove were put back and all of them survived. He called to let us know the one time he was running late, which we appreciated. The price was exactly what he estimated that it would be. We were very pleased with his service and we would recommend him to others.

I've waited a year before writing a review because for this kind of work, you can't really tell if the jobs working out well until the seasons go by. I can say now I have a nice, dry basement, even after the most recent thaw. I'd researched and already knew I did NOT want what most waterproofers offer, which are the "systems" that merely channel the seeping water away after it gets in. So I paid extra and had it done right. And no regrets. Steve and his employees are extremely friendly and professional. None of them had any problem working with me or answering any of my questions. They did their work reasonably quickly and left the work area relatively cleaned up and restored. I was very impressed with this team and would not hesitate to recommend them to anyone wanting the job done right. The only hiccup I had was that it was longer than originally estimated before work could begin. It was a rainy summer though, so I could understand they were having to juggle their schedule. But it did throw off my own projects though that depended on this work getting done. I believe they did their best though and once they were able to firm up a date after delays, they arrived on time with all the equipment needed to get the job done. Once again, no regrets and you will not go wrong if you work with this company.
Description of Work: Excavated about 100 feet and lined basement wall. Added footer drainage. Added rebar wall reinforcement to portions of basement wall in order to strengthen and stabilize, since some shifting had occurred due to water pressure.

The crew was prompt and courteous and they tried to keep the overall mess to a minimum which involved cracking the concrete floor and digging trenches. They put up plastic to try to contain the dust that was flying around. The job took 3 days. The job cost more than the original estimate because we decided to get a battery backup for the sump pump in case the power would fail. All in all I felt that Steve was being honest with us. Since we had the project done last June 2008...we have had no problems with water coming up through the basement tile floor. I believe the problem is now finally solved.
Description of Work: After excavating around the exterior of our house, we were still having problems with water coming up through the tile floor in the basement. The exterior excavation was done by another company. We got several opinions as to what was causing this problem. Steve from Integrity Waterproofing was one of the contractors we called. The general consensus was that the water table in our area is very high and that we needed to dig a trench along 2 1/2 walls inside the basement, install drain tile in the trenches to channel the water to a crock in the basement floor where the sump pump was housed to pump the water collecting in the crock out of the basement.

I think they did a great job. They came on time and the entire crew was very friendly. I believe it was mostly his sons that worked for him. They were all real nice and answered any of my questions. They cleaned up and replanted some of the shrubs.
Description of Work: He reinforced one basement wall. They had to dig all halfway around the house, remove shrubbery and go underneath a small porch. It wasn't an easy job which is why it was so expensive. He gave me an estimate for the job and that was the final price. I got four or five estimates and he was in the middle.
