Jim was right on time. Explained what the process flow would be and followed through. I liked the fact that he was accredited by a trade group as this is not the industry norm. I would highly recommend him to anyone.

Everything was fine until I found out months later that there is asbestos in my house that is clear as day out in the open. There's no way he couldn't have seen it and it was not included in the report. I contacted him when I found out about it and asked him to remedy the situation because he didn't disclose that there was asbestos in the home. He basically said he's sorry about the asbestos problem and that by law he is not required to inform me of asbestos. While he may not be required by law to inform his customers it would be in our best interest as I am now stuck with a home that needs major work done to make it safe for my family. I would not recommend using his services if you expect your inspector to tell you if your home is safe or not.

Jim preformed a home inspection on our new home in North Royalton yesterday. I came across him when the inspector the realtor would preferred to use was unavailable, and I am glad they were. His reviews an upfront pricing convinced me to call him, but his services solidified me recommending him to my friends and family. Jim was on time and very professional and a pleasure to deal with. He did a very thorough job; not only was the job he did done thorough, it was also done in 2 hours. I was planning on 3 hours for an inspection, and was surprised when it wasn't. He then provided a very detailed report, which laid out everything. As well as, discussing everything with me prior to leaving the property. The report was 42 pages and included thermal imaging - it was greatly appreciated. If you want an inspection done right please give Jim a chance to serve you, because he will go above and beyond what you ever expected from any home inspector - and at a cost that is much more competitive than the rest.

Jim was 10 minutes early and was very thorough in his review of the property. After the inspection Jim prepared a detailed report of the issues located during the inspection. I will be using Jim again.

He surpassed expectations. Even the real estate Brokers were shocked as to how well and how detail oriented he was in the inspection process.

I wanted to get my home inspected as I will be selling shortly and wanted to fix any issues prior to placing my home on the market. I emailed Pinnacle and they were quick to respond and came out within a few days. Jim was prompt, helpful and thorough. He provided me a full inspection reports within a couple hours of leaving my home that detailed out all issues he found.

In March, Pinnacle inspected the house my family and I were intending to buy. The inspection was very comprehensive. The inspection revealed no major issues worthy of us to reconsider buying the house. We moved in to the house in May and have no regrets. We engaged in some upgrades recommended by the home inspector including adding a fan to the attic and upgrading the electric for safety. It has been a few months since the inspection but I remember only positive and good things about the inspector and the process.

All I can say is thank God! Jim came in and did a full inspection and found a major problem. He pulled back a cracked piece of siding above our garage and found that the wood boards holding up the front of the garage were cracked all the way through. Had he not found that we would have bought a house that was an accident waiting to happen. The inspection was very good and descriptive but I am just so thankful that he say a small dip in the top garage and investigated it at the cracked siding. I am truly greatful that he saw some thing so small that I didn't even notice and he took a further look at it. The owner is thinking about fixing the problem but if she doesn't then we are using Jim again for the next house we try to buy.

I was very pleased with the very meticulous inspection. Everywhere from the top to the bottom was inspected and I luckily everything came back fine. If I ever need to buy another house I will use this company.

We just put in an offer for our dream home in the Merriman Valley with a wonderful view. We knew going into it that the house would need some work to take it from good to great. But we knew nothing about things that are not cosmetic. Our realtor suggested Pinnacle and I am glad she did. Jim gave us a very thorough inspection. He walked us through everything that was good, needs looked at, might be a problem, and is a problem. He also gave us a general game plan about how to go about fixing things since we told him we know we be remodeling. An example of this is how he noted that the windows are inefficient with insulation but with them being custom sizes and original(over 90 years old), they would be overtly expensive to replace. Without even being prompted he told us about insulating curtains that will allow us to keep the rustic look while also maintaining a healthy atmosphere in the house. Thankfully, all the problems found were minor and we can move into our dream home in the coming weeks.

Exceptional is the best word to describe my home inspection by Pinnacle home inspection services. I felt I was in good hands as everything that was being done was explained to me as to why it was being done. Not only did I learn about the house as it is, I was also given plenty of information about how to make it better. Luckily the house was in good condition to begin with but even though there was nothing wrong I still learned quite a bit about the house and house maintenance in general. I will definitely recommend to others.

This was the third time I have bought a house and this was the best of my home inspections. I guess third time is the charm. Jim was our inspector and he was on top of things from the very beginning. He started outside and checked the roof, siding, deck, driveway, gas meetr, electric meter, and gutters. We then moved inside to the basement, we went over the furnace, fuse box, water heater, foundation, walls, and pretty much everything else down there. We worked our way up stairs to the kitchen where he checked all the appliances, plumbing, floors, ceiling, walls, lights, and plugs. I am going to stop with the listing now because the same things carry on throughout the rest of the house, but long story short, if it was in the house he took a look at it and documented it. Like I said, this was my third home inspection ever and the best of the three. The things Jim did that set him apart was that he was very personable, he was pointing out maintenance tips, problems to look for, and upgrade options for later. He arrived on time and sent the report to me and the realtor the same day. On a closing note, I liked that the report showed the flaws with the house but Jim also added the locations of all the meters and their shut-offs so I don't have to go looking for them on my own.

Jim was contacted to give an inspection on the house we are going to buy. He walked us through the entire house. He looked at everything, pointed out things I would never even think to look at, and answered every question me, my wife, kids, and realtor had. I really don't know what else to say. He was punctual, actually he was early, sent us the report the same day, and very thorough. He looked at everything and gave and let us know what was good, bad, or otherwise. I strongly recommend Jim and his company. I already passed on his information to my cousin that is also buying a house in a few weeks.

The entire process from scheduling the home inspection to receiving the report was great. We need an inspection and after seeing them on Angie's list, we made the call to set up an inspection. I spoke with the owner I believe and he was able to get our inspection scheduled asap. They are based in Kent but he was able to get us scheduled for a new inspection at the border of Painesville. He was very knowledgeable and helpful over the phone. On inspection day, Jim H. arrived as scheduled and did a great job. He didn't mind is tagging along, asking questions or voicing concerns that we had regarding the house. He pointed out many different things and worked up a very detailed report that we received the same day. Fast and efficient service. His findings and experience led us to ask about undying issues that weren't disclosed by the sellers, which in turn, allowed us the opportunity to walk away from a nightmare of a home purchase. While you may not want anything to be wrong when purchasing a home, this crucial inspection allowed us to know every nook and cranny of the house that an initial wall through with a Realtor does not allow. I will definitely utilize their services and I highly recommend this business.

We couldn't have asked for a better inspector to take us through this process. Jim was very knowledgeable, and gave us great information. He walked through the house, and pointed out everything from the good, the bad, and the ugly. Very easy going, and welcomes you into a conversation about whats going on. Will highly recommend to a few of our friends that are in the process of buying their first homes as well.

I own and rent out multiple properties throughout Summit County. I have been using Pinnacle Home Inspection Services to inspect my potential purchases since 2010. The work provided over the years has saved me a lot of money. The estate I will describe later is visually unappealing but is intact and very satisfactory as a residence. A small repair investment and some fresh paint will improve the visual appeal and minor problems that were found. I use this company because their reports help me figure out what are small aka cheap problems or a big aka expensive problems. The inspection began outside and he checked the siding, roof, gutters, drainage, and the terrain. A few areas of concern were found with a gutter not being even, the terrain causing water to flow towards the estate, and a cracked window that is in the basement. We then moved inside to the basement. The furnace and fuse box where inspected inside and out. No problems were found. The plumbing and water heater were inspected next and there were no problems found. As we moved up the house there was a problem found with the basement handrail being loose. The first floor of the estate was generally uneventful except for a few ungrounded sockets, improper drain traps, and windows that were warped shut. Most often, the properties I have inspected are hapless but this one turned out to be viable for my intended budget and with the information detailed through the inspection has compelled me to buy and renovate this property.

Everything was really good. Jim was there before my realtor or me arrived and was already working when we got to the house. He was only inspecting the outside before we got there, but I am glad he did. We ended up ending early because he started early. My husband wanted the insulation checked because the house we used to rent had bad insulation. Jim used a infrared camera to check the insulation and everything came up aces. The two inspections had their own reports and I got them both the day of. The big surprises he found was a crack in the foundation and a broken vent in the attic. These are getting fixed before we buy. But good thing he found them.

A friend recommended a pre-listing inspection because his close date had to be extended to fix issues found when the buyer got their home inspection. I am pleased with getting a pre-listing inspection and working with Pinnacle. Luckily the house was in very good shape but he found some minor problems that we fixed. The inspector was helpful, courteous, and very informative. I will be hiring Pinnacle again when I need an inspection for the house I plan to move into.

Timely and efficient, explained everything he was doing during the process, was able to answer any questions we had. Report was completed within an hour after the inspection, streamlined and easy to read. And he brought donuts! Will definitely use/refer him to friends in the future.
