Terrible. My heater has gone out twice, both times for a period of two weeks. Multiple repairman have made multiple attempts to fix my heater and its still not fixed. The unit keeps frying components and overheating. I have to keep half my circuits shut off just to make sure an electrical fire doesn't start. They have offered no compensation, such as reduction in rent, for this massive inconvenience and safety issue. They need to replace the unit but they only offer band aid solutions. Do not reccomend.

Zimmerman managed my my former residence in Ohio for about 3 years. They were always polite, professional, and patient. My rent check always arrived. However, they began to fall short when it came to keeping me up to date with information and responding to the tenet's needs. I am a military member that needs a property manager to do their job unhindered by me, but I often had to press for information when the rent check was lower than I was expecting or was delayed. I would occasionally get phone calls from the tenets asking if Zimmerman was intending to fix something that they had called about. While some of the tenet's requests were small and could have been taken care of by them if they were more proactive and independent, I expected Zimmerman to handle the tenets with more respect and consideration. There always seemed to be an unnecessary level of drama and tension cultivated by Zimmerman at the smallest request from the tenet; not something I have much patience for. There were too many occasions when I needed to follow up on the status of a repair, one of which was a water leak that ended up costing me a fair amount of money. In fairness, this one could have been handled better if the handyman wasn't lazy. Nonetheless, I had to make 3-4 attempts to get Zimmerman to send a repair man after the tenets called me insisting the basement ceiling was not normally dripping and the drywall was not normally wet to the touch. Overall, I think that Zimmerman had little regard for the meager income my small property brought them. My property may have been the most distant property Zimmerman managed, so I believe that it was a low priority for them. Informing the owner of issues is as simple as sending emails, so I can't understand the difficulty I experienced. I suspect it was disorganization and poor planning. Property management is not difficult or complicated. It requires the most basic of customer service, scheduling, planning, and organizing skills. I would manage the property myself if I was living locally. Zimmerman is one step away from being an outstanding property manager, and to their credit I received a phone call from the company's patriarch upon informing them that they were fired. He was aware of the declining customer service his customer's had been receiving and had come out of retirement to resolve the issues. I wish him luck. He seemed to be a great guy. I also understand that many other customers, including my own parents (who live locally), had great experiences with Zimmerman. Perhaps the difficulties I faced were of my own creation, but I suspect not.

i felt as though he was saying anything to sell our house. We did not feel comfortable giving the sale of our house to Zimmerman. We had used them years before as renters, and we were very unsatifsfied with their management techniques.
Description of Work: They called us when we put our house up for sale by owner. We met with a young man from there, and were not impressed.

If you want to rent from these people think again. They are dirty. Looked at a couple house and apartments to rent and it was disgusting. They also want to charge a 1000 non refundable pet fee along with a monthly pet fee. They dont clean their properties and they over charge. when I went back in to turn in the keys after looking at their rental properties one of their tenants was b******* because they never fixed their leaking sink and said they called about several times over 4 month period and now they have mold!

J.L. Zimmerman Realty created the worst experience of my life. I entrusted the care of my first home to this company. I am a 21 year active duty air force veteran. Upon being transferred from Wright Patterson Air Force base located in Fairborm OH I employed Zimmerman Realty (Steven Gross and Chad Evans) to manage my property located in Dayton Ohio, Two tenants later my beautiful first home purchased with a VA loan was left in shambles. All correspondence between myself and Zimmerman did not give me any indication that anything other than the utmost care of my property was taking place. Almost t Storm I am ashamed and embarrassed that I was taken in by a company that bears the Better Business Logo (BBB). No professionalism and the sloppiest work I have ever seen! I had expected tenant placement, rent collection, maintenance and repairs to be communicated to me. Instead my property was vacant for over 6 months with the promise of a tenant with every inquiry. My property was not inhabitable for a tenant and neither Chad Evans, Desirae Zimmerman nor Steve Gross (all partners in crime) would have moved their families into the house. This is only a brief and general summary but a am available to go into great detail and over the many discrepancies as well as the awful business relation shared and forever terminated with JL Zimmerman realty. Steven Gross suggested due to the latest rental market trends and market sentiment in the area that I would not be able to rent the property for what I had been asking. My property was shown to a buyer/s (without my knowledge; I had never suggested I wanted to sell any way) and of course also due to the market I could only expect less than what I had originally paid for it. The office; full of shysters, liars, and vultures preying on an unsuspecting consumers in a time of rampant need for the restoration of trust and integrity to the housing market.
