The repairs and new gutters, etc. appeared to have corrected an ice caused water damage problem. It was a nicely done job, although it took awhile to get it done. They had good pricing. The end result was an A.

S. Bradley showed creativity and flexibility in addressing some challenges of my situation. For example, part of the roof on the house’s addition had a low pitch and needed a specialized surface to address the accumulation of snow during the cold-weather months. A greater challenge was the fact that I was a first-time homeowner and was living out of state at the time the work was being completed. Jeff always took time to answer my questions, to update me on the daily progress, and to give me technical information to help me make good decisions when they were needed. He was prompt and thorough in preparing a detailed contract and in providing insurance documentation. I always felt as if I was in control of the important elements of the project but that S. Bradley was educating me along the way. I never felt pressured to choose one option over another, but rather felt as if we were always working as a team. While S. Bradley’s quote was not the lowest I received, I believe that the quality of workmanship and materials made this company the best choice by a wide margin. The fulfilled every aspect of the contract thoroughly, promptly, and efficiently—and they cleaned the job site meticulously. I would recommend S. Bradley with great confidence.

We called for an estimate back in September and received theirs along with two others. They were not the cheapest but their estimate was the most detailed and seemed would be best quality. But we didn't act on this project until May. They were able to fit us in because it was a small job. They were efficient, though a bit loud with their music (they turned it down for us). The original estimate was $675. However, they did explain, after reviewing the estimate with us, that would be an additional $100 to $200.00 in material costs. We were dismayed to receive the bill which was about $900, more than $200 additional, but they reviewed it and the final cost came to $850. We are pleased with the quality of their work. Next time, though, we will insist on a new written estimate to reduce confusion over the final bill.

Extremely responsive and professional. Gave us a very detailed estimate and helped us identify which parts we should do immediately and what could wait (we have a lot of things that needed to be done!). The price was fair (and they gave us much more detail than other estimates so we knew exactly what the money was being spent on). Kept us updated throughout the process, letting us know about any rain delays and progress. Cleaned up after themselves each day. We are very pleased and the work looks great. Plan to continue to use their services. Would highly recommend!

It was an excellent experience! Jeff was extremely helpful when choosing the roofing material. They went over and above for me! Insurance covered the costs. However, when they removed the roof they found plywood that needed replacing, which I covered myself. They also washed out my gutters and installed a new gutter piece on my back porch. They really did a great job! They were in a bit of a time crunch and went out of their way to finish it in time.

The final repairs were completed last Monday (April 23). The work took two, ten hour days. The guys were incredibly hard working and appeared to be highly skilled and focused. I have tremendous respect for the work ethic that they displayed and for their professionalism. Time will tell, but I suspect that their work will endure. Every person whom I have spoken to at S. Bradley, from my first interaction with Jeff, the various work crew, to the office staff, is nonpareil. This is a company who stands by their work and will go the extra mile to ensure that the customer is satisfied. I am 100% convinced that my husband and I made the right choice to hire S. Bradley, and I would not hesitate to call them again or to recommend them to others. S. Bradley Co. Ltd. is THE BEST!
Description of Work: Temporary repairs were completed in December. We had leaks around two chimneys, as well as a rotted wood railing on a pocket roof. All three areas were causing water damage inside the house. We have had repairs on the two chimneys previously, however the company who we hired did not repair the leaks. Last spring, during the excessive rain, the leaks became serious and interior water damage was undeniable. We spoke with three roofing companies and S. Bradley was by far the most responsive, knowledgeable and straightforward. Jeff came out to assess the situation last fall (2011), and he was direct, competent and unflappable (ie: you can tell him what you think and not offend him). He told us that they could do temporary repairs, but due to the volume of jobs that they were contracted to perform, the final repairs could not be started until spring. We signed two contracts: 1. temporary repairs to get us through the winter/spring 2. final repairs Two men came by in early December, and they completed the temporary repairs in about two hours. They did a fantastic job: we did not have additional leaking throughout winter/spring. Jeff called in early January to inquire as to whether we would like the final repairs to begin the following week; the unusually warm weather would allow the work to be done earlier than anticipated. Due to personal circumstances, we had to decline his offer. He was, unsurprisingly, very congenial and understanding. He told me that he would call back in early/mid spring to schedule.

They made a bid in the fall, but we waited until Spring because of the weather. They were very good in getting a hold of. I could always reach them when I needed them. They were very polite. The owner Jeff came out to check the finished work. I have nothing but rave reviews on them. They cleaned up after themselves. They are a nice company and very good people all around. They follow up on everything. They are a good all American company.

I waited a few weeks to write this review, gave the company the benefit of the doubt and tried to give them a chance to change my mind, but things started off on the wrong foot and never recovered. They were the first company I called for a quote, and the reason I chose them was because of their ratings on Angie's List. To say that I am disappointed with the service I received would be an understatement. I had originally scheduled someone to come out and quote us to repair or replace the metal roof over our sunroom. I spoke to someone on a Thursday and they scheduled someone to come to my home on the following Tuesday morning (4/3). Tuesday morning came, but no one showed up. Several hours after our scheduled appointment, I called the office and they had no record of our appointment and said they must have forgotten to put us on the schedule. Everyone makes mistakes now and then, so we rescheduled for that Thursday (4/5). Jeff came out and talked with my husband. He explained to my husband that the only way to repair it would be to caulk the seams, and that it would only be a temporary fix. He suggested replacing the whole roof. He promised to e-mail us a quote over the weekend. After going a week without hearing from anyone, I called the office (4/12) to see if perhaps they had the wrong e-mail address, or the quote had been sent and I somehow missed it. I was told that they didn't know what happened and they couldn't find a quote for us, but that we would have one by the next day. I also confirmed that they had the correct e-mail address. Another week went by and I still had no quote. So I called the office again (4/18). The woman I spoke with was quite rude. She informed me that Jeff was too busy to return my call that day and that someone would call me back or send me a quote the following day. Here it is, almost a full week later (4/24) and still no quote. I have officially given up on S. Bradley.

Response from S Bradley Co Ltd
Our records indicate this member contacted us on April 3rd. We then scheduled an appointment with her on April 5th at 10:00 am which we arrived to promptly. We explained to the husband that a temporary caulking repair was not a good option and would send a quote for replacing the patio roof which is actually a large awning covering the rear sunroom. After consideration, we decided to not quote the awning replacement and suggested to her in an email to contact an awning company directly. That follow up email was sent on April 10th and is in our records. It is possible that our follow up email went to her junk email as this has happened before. Our office staff is always pleasant and courteous to anyone who calls. The member may have been frustrated and rightfully so if she had never read our return email explaining our intentions to not quote on the work. Our office personnel may not always have the answers to a client's questions. Had we followed up a second time, this issue may have been avoided.

I received estimates from three different companies for the partial tear down and rebuild of our home's main chimney. This company (S. Bradley) gave me an estimate of over $8,000, while the other two companies' estimates came in at $2,750 and $3,000. Wanting to give S. Bradley the benefit of the doubt and thinking they might have made a mistake, I called and left a message with them reporting the significant difference between their estimate and those of the other two companies. I never heard back from S. Bradley, which leads me to believe that there was no mistake, and that apparently they were hoping I was not a comparison shopper (or Angie's List member) so they could make a huge profit on this job. As the old sayings go, "shop around" and "buyer beware." And thank God for Angie's List!

This proposal was submitted on November 1, 2011, but was not priced as a partial rebuild. The condition of the bricks on the upper sections were visibly bad, but there is a condensation problem inside the chimney resulting from the furnace and hot water tank. The chimney was also painted and covered up lower brick problems. This quote was for a total rebuild and included new chimney flues as well as new flashing and shingles. In these instances, we avoid the partial rebuild because we do not want to risk a call back 2-3 years later when the lower bricks begin to show pre-existing failure. We have no record of any voice messages, but admit something was probably missed. We hate for that to happen because we absolutely value our customers and Angies List in particular. I have completely researched all archived emails and found no correspondence other than the original quotation. I'm very sorry for our lack of response, however I do stand behind our assessment of the problem and our price considering it was substantially more detailed and thorough.

I contacted Bradley for a skylight replacement quote because of their Angie's List high marks. Jeff from Bradley did the initial site visit and was responsive and thorough. The work was done on a Saturday by three guys. I am very pleased with my new skylight. They talked me through what and how they were installing it, how it would be sealed, and why I wouldn't have problems any longer. They were appropriately friendly, very thorough, careful with the ladder and equipment in my house, and I had a lot of confidence in these guys.

They did complete the job. Overall it was good. There were a few things that we weren't totally satisfied with. I think they did a good job. I actually found them on Angie's List. Reading all their reviews, the job that they did compared to all the reviews that were on the List didn't really meet expectations. I do think they did a good job, but we had a few issues. It didn't go as quickly as I thought it would. There was a delay in getting them to come out after I signed up to have it done. It took them a lot longer to get the roof on than I thought it would. There were certain things that were uncontrollable. I did have a problem with a leak 6 months after that, but they did send someone out to take care of that. They took care of the leak and so far it seems like it's going to be okay. It seems like it was a little bit unfinished though as far as the job went. I wasn't totally satisfied with the skylights. I didn't realize that when they put the new skylights in that it was going to need re-trim inside. It was ugly wherever it was exposed inside. I had no idea that I was going to have to do that. This is my first experience having a roof put on so I really don't have anything to compare it to. I have got a 5 year warranty on the roof.

2010-2011 scheduling was extremely difficult because of the huge volume created by storm damage and insurance claims. All roofing companies experienced similar challenges. Though we tried to hire, we opted to not utilize subcontractors to handle the added volume. This job was started when temperatures rose into the mid-90's. Roof temperatures can be 50-70 degrees hotter than outside ambient air temperatures. We worked shorter less productive days because of this. The leak turned out to be a siding issue on an improperly installed outside corner post - it was not a roof leak. We sealed the corner at no charge and recommended replacement. The interior skylight trim should have been handled better. We usually do not include any interior work and this type of problem is rare. If it was brought to my attention, I could have sent a finish carpenter to trim the skylights. Because the installation is completed from the roof, our installers are unable to know if there is a problem. We will contact the customer to trim the interior.

Quick response to call for an estimate. Arrived on time, did a through job of reviewing the wind damage to roof and gutters, and provided a detailed estimate of cost. Offered multiple options for roofing material and price. Once contracted, communicated often on the arrival of the materials, and teh scheduled start of the repairs. Arrived each day as scheduled, and cleand up every day over the 4 days it took to complete the roof. Team was very professional and worked on some of the hottest days of the summer. Completed the work on schedule and the quality is outstanding. I would recommend them for their frequent and clear communication of schedules and the way the cleand up after each day. Like all roof repairs, I did find a few nails in my flower beds (every one complaines about this) but I have to say their clean up work was fantastic.!

S Bradley replaced my sunporach roof as planned. Six months after the replacement, I had water running down the wall in my sunporch at the joint to the house. I phoned S Bradley. They weren't able to come out for nine days. Before they came, we had a major winter thaw and my attic and second floor room started showing signs of water damage in the area where the flashing had been replaced. I called S. Bradley again to see if they could come out sooner, and they claimed they weren't able. At this time, I had interior damage to three rooms. S Bradley finally came out and told me there was nothing they could do until the final spring thaw to stop the leaks. I called another roofer who was out the same day I called, went on the roof in a snow storm and for a nominal fee they were able to caulk my chimney and stop the leaking. The other roofing company advised that my sunporch roof needed to be ripped off in order to fix it at all. S Bradley felt that there was no repair needed to my sunporch, yet it continued to leak. My insurance adjuster and three other reputable roofers in town told me that my sunporch roof was very poorly applied and that it would never be correct. I had to rip the roof off and replace it. It doesn't leak at all after the replacement. I would never hire S. Bradley again.
Description of Work: S Bradley replaced my flat sunporch roof. The roof was not leaking, but I wanted to have it replaced as a preventative measure. I called them for my sunporch roof as they had previously repaired the flashing around my chimmney. From my chimmney I had some water damage in my attic and S Bradley advised that fixing the flashing would resolve the issue.

Response from S Bradley Co Ltd
The sunporch flat roof was replaced on July 14, 2008. We received a call from the member on March 1, 2011 reporting water issues. This was a particulary problematic winter with major snow, deep freeze and thaw. All our crews were booked out a week to remove snow and ice from houses with similar issues. One of the owners was contacted and met the member the next day. He removed 12 inches of snow and 4 inches of ice from the flat roof and the water continued to run into the house. Because there was not anymore snow or ice on the roof and the roof had stood without issue for 2-1/2 years without problems we deduced that the leak was coming in from the upper shingle roof. Ice back is very common on these old brick colonial homes in University Heights and are often misdiagnosed as a flat roof leak. An insurance adjuster would not know this. Our competitors should know, but told the member that the wrong roofing system was installed in the first place. This roof was constructed in 3 layers: ice guard covering the entire deck & wrapped behind the gutter, base sheet, drip edge, and APP Modified bitumen. This is a 10 Year system and waterproof - it is used on commercial flats as well as residentially. We have used this for over 20 years and never have problems. Since the flat roof was replaced in 2011 and the winter has been warm and mild, we would not expect any problems with ice back up. Unless the main shingle roof above the flat area is addressed, we expect the member to experience similar problems when the snow, ice and melting conditions are present. The chimney counter-flashing did pull away from the brick and we were prepared to warranty and repair our work, as well as repair any damage to the flat roof that may have been caused by the ice removal. This work order was prepared and presented on March 14, 2011, just 14 days after the member's initial call. The member's instead wanted us to pay another contractor to replace the roof. We understand the customers frustration and made every effort to honor our warranty. It is unfortunate that we could not satisfy this customer and provide a resolution.

Great! We are completely satisfied! If you are looking for excellent quality work, professionalism, dedication, punctuality and respect, then S Bradley is the company for you! We were in a fragile state after the turmoil of the previous contractor, everyone at S Bradley, including the secretary, dealt with us compassionately, delicately and kindly. All our concerns were discussed and addressed, we were provided with a detailed, written estimate, well informed of the price, potential problems, and work that it would take. We were kept informed as to the progress of the work which was completed according to the time estimated. We still have more to fix, which we will have them back in the spring, but they made our house so it could hold up to the winter weather and look good. The workers worked carefully and diligently, always arriving on time, and cleaning up after themselves. They are expert craftsmen, detail oriented and put their heart into their work. They genuinely appreciated the humble tip we gave them. We are so happy to have found S Bradley, and they are worth every penny of the fair price we paid.
Description of Work: Finish and repair roofing and iceguard, replaced damaged fascia, replace missing and damaged gutters and downspouts, made vents for soffits and made sure they where working properly, installed 2 new windows, finished installing vinyl siding, replaced all necessary trim work. The words "finish, repair, replace, and damaged" are used here because S Bradley company rescued us from a home left undone by a previous contractor that was a nightmare. We are sorry we didn't have S Bradley here to begin with.

Called Scott for estimate on new roof. He came over on time two days later and recommended that I should also improve the ventilation by replacing the soffits and adding baffles. He also said they could add insulation and install new gutters. I approved his estimates and he said the work would be started in about six weeks. Unfortunately because of the record amount of rain in 2011, the work was delayed by about a month. The soffits and the insulation work was done first, and the roof and gutter work was done about a month later. The biggest problem I had with the work was that it was not well coordinated. Each part of the work was performed by a different crew, who were not aware of the other work that was to be done, and sometimes did not cooperate well with the other crews. It would have gone better if S. Bradley had a supervisor present during the work.
Description of Work: Tear-off of existing roof and install new roof with repair to damaged deck, new underlayment, and flashing. Remove existing box vents and install ridge venting system. Add exhaust vents for bathroom vent fans. Remove existing gutters and install new gutters and downspouts. Remove existing soffits and install new soffits with new trim and facia covers. Installation of baffles between rafters for ventilation. Add insulation to attic using blown-in fiberglass.

I have used them a couple of times. They have always been very reliable. I think they are very reasonably priced for their services. I don't really have any complaints.
