STOP! Dry Patrol in Delaware Ohio is a company you DO NOT want to use. You're probably looking for help because you are in an emergency situation...they know that and will take full advantage of you at every opportunity (don't just take my word for it, read other reviews and check with the Ohio Atty General and BBB). In my experience, they are predatory in how they secure contracts and they do not issue bills that meet industry standards. What does that mean for you? It means your insurance company will not issue payment on your claim and you'll be out of pocket the entire (exorbitant) cost of whatever work they say they did. They promised to return and remove fans and did not....instead, causing us to incur 3 more days of charges that we did not agree to or need (such a bs, shady move because those costs are way too high to begin with) - even when we called to get the fans out, they ghosted us. On top of that, if you ask them to revise their bill to meet industry standards (why wouldn't they meet industry standards to begin with??) they will not. They will tell you it will cost you additional money (to the tune of about $70 an hour) for them to make any revisions...and they still won't do it. Preferring, instead, that you take out a loan to pay them or they will threaten to place a lien on your home. Why should you be out of pocket when you pay for insurance coverage? There are a plethora of reputable businesses out there that can help you - this is not one of them. Ask your insurance company who they recommend and STAY AWAY from Dry Patrol in Delaware, Ohio.

The service was okay. They just didn't seem professional. One of them left two containers in my basement, also left cans, tore the carpet and I had to pay extra for it to be fixed. They also didn't want to move back the furniture, they damaged the section of my staircase, and they didn't tell me, and I just saw it afterwards.

But per your request our team had no issues with moving it all back for you. If there was an option to give 10 stars out of 5 for Dry Patrol, I would. I bought my house in April 2019 and at the time, I knew there was a water leak in the detached garage under the windows. After we closed, we opened up the wall and found the water leak had been going on much longer than expected, and was compounded by the house being built with a plastic vapor barrier between the insulation and the drywall (if you ever build a new house in an area that uses both heating and air conditioning, NEVER use plastic vapor barrier). We called Dry Patrol and Todd came out and helped put a plan together to deal with the mold in the detached garage. A few weeks later, we started getting musty smells coming from wall outlets in the upstairs bedroom and bathroom in the main house, which then spread down to the first-floor dining room and over to an adjoining bedroom because it wasn’t dealt with right when it first started happening! Sure enough, windows leaked, water got into wall behind plastic vapor barrier, and had started molding. On top of this, one of the previous owners must had had issues before and tried to cover it up by trying to seal the wall up with caulk and spray foam (public service announcement – don’t do this and then sell a home without disclosing it – the future owners will have to pay the bill and they may have young kids in the house so they won’t have a choice..). Super stressed out, we called Dry Patrol and Todd again and he came out and helped us find all the moisture issues and all the places that needed remediation. Throughout the entire process, Todd, Chad, Anthony, and RJ were all super nice and caring, over communicated to make sure I knew what was going on during every step of the process and were more than fair on pricing on the ever-growing list of issues needing addressed. Too often contractors take advantage of situations like these, treat people like crap, and charge what they can get in a customer’s desperation to get issues like this resolved. Todd and team treated me and my house like I was part of their family and it was their house. It is a shame that every contractor can’t operate like Dry Patrol. While I wish I never needed Dry Patrol’s services, I’m so happy I chose them based on their outstanding online reviews. I will use them again without hesitation and will give then a full-throated recommendation to anybody needing similar services.

During the estimate, manager Bob Harris explained the problem and how I could fix it myself to save money. I opted for professional help. Bob's crew -- Hayden and Jeryn -- did a great job of removing a small amount of mold and all the old carpet tack strips. They were on time, neat, professional and thorough. It was a great experience. I will use Dry Patrol in the future if I ever have another sump pump failure.

They came out same day!! I mean like within an hour of calling?!?! They used some tool to check for moisture/water, didn't find anything in the walls. Looked at the actual spot where there was damage and obvious mold. He looked at it and said he wouldn't even write me an estimate... he said it was really small explained how I can take care of it myself. He said it was a small job and he wouldn't feel right charging me for it. He took some time to make sure I understood what needed to be done and left me his business card in case I still wanted help. This type of service is almost unheard of anymore - WOW. So impressed with these guys!! Highly Recommended!!

Within 3 hours of calling them, they had a team at our house to fix the problem. Chad and Steve did great work. They were polite, professional, had a good sense of humor, and most importantly had the equipment and training to solve the problem. Our basement is unfinished, which was good for us in this case because it made clean-up simpler. They were able to bring their vacuum and cleaning-water lines in through a basement window, so it wasn't disruptive for the family while they were cleaning. 4 hours after they arrived, the house smelled clean again and the basement floor and walls were thoroughly washed, sanitized and treated with an antimicrobial. We had some things that were saturated by sewage, which they bagged up and hauled off for us. Cleaning up sewage that has accumulated in a basement is nasty, potentially hazardous work. Chad and Steve went at the job with good humor and diligence. Most importantly, they did work I would never have been able to do on my own, and they got it done quickly and effectively. I'll note that since the sewer backup I've had a proper check valve installed on the basement drain line. I don't think I will ever need this sort of service again. However, if I do, these guys will be the first people I call.
Description of Work: The sewer backed up, filling our basement with raw sewage that was forced up the basement drain line. Our sump pump kept up, but after the city fixed the sewer backup we were still left with a basement that was one big, foul-smelling biohazard. We hired Dry Patrol to clean up the debris and sanitize the basement.

Description of Work: Brian from drypatrol helped us when we had a major pipe explosion and water damage in our basement during business hours. They were beyond prompt and helpful. They got us clean, and back up and running as quickly as possible. The situation was beyond stressfull and drypatrol stepped in and was one thing we never had to worry about. The ability of Dry Patrol to do the work so quickly was paramount to avoiding mold and additional damage. For this. we were extremely grateful. However, the crew did not place any barrier down to protect the wood floors from damage from scratching despite my husband's request that they do so. This caused damage to the hard wood floors that did exist prior to their intervention. In addition, the written price quoted was $2300-$2700. When Bob found out that we were making an insurance claim, the price went up to $3422 after the work was done. The reason given for this price increase was additional drying time needed. It just does not seem to make sense that the price would go up so much for this reason given that the "additional time" was Memorial Day for an additional cost of $722.
Description of Work: Bob responded next day to water damage caused from flooding from the second floor to the basement with equipment and a crew of 2 men ready to remove ceilings and walls. Dehumidifiers and fans were places for 3 days.

The chaps at Drypatrol are excellent in every way! What pleasant surprise to find a business that cares so much about its clients! Due to an upstairs neighbor’s water overflow (and delayed response from my apartment complex), I called the main office and within an hour two Drypatrol members called me back to inquire abut my situation and see what needed to be done. They answered every last one of my questions over the phone, and said to reach out again if I had more questions or needed them to visit my home. A few days later I called them out to do an evaluation of the property. They inspected everything, gave a full recommendation on what should be done, and ensured us that they would help in any way possible. These folks did an outstanding job, are knowledgeable and professional, and I would not hesitate to recommend Drypatrol! They would be the first I’d call in the event of another water fiasco!

The owner called us back right away and was incredibly helpful and informative. We agreed to have his crew out to our home the next morning, which was a faster than expected turnaround time given all of the rain and number of homes being flooded in and around our area. The two-man crew showed up, as promised, with all of their gear and were not only very professional but also extremely courteous and patient with all of our questions and concerns regarding the process. The team took great care to protect all of our floors and walls leading to the basement so that none of their equipment created any further damage to our home. They worked quickly and efficiently to extract the water and dry out the floors and walls all the while keeping us informed. Though we sincerely hope we never require their services again they will be our first call in the event that we do!

I feel so much better about my crawlspace having gone through the thorough cleaning process. Adjustments were made to the estimate that reflected the work being done, with some items costing less, only one was more, but I felt like it all made sense. At no point did I feel gauged in price. As issues came up, I felt listened to by Bryan, Michael and Bob, the general manager. These folks specialize in customer service because Bryan, the owner, knows what it feels like to be on the customer end. He had unsympathetic companies come into his own home when he needed help the most. Dry Patrol will go out of their way to make you feel they care.
Description of Work: I loved working with this company because they actually worked with and listened to me. In the service industry, the three most important factors are competency, customer appreciation and cost. Bryan, the owner, has influenced his staff to be knowledgeable but also show compassion towards customers who find themselves in a big mess. The staff at Dry Patrol are some of the best guys to have on your side when things go wrong with your home. Even in the middle of a job, unforeseen obstacles can appear. These guys are problem solvers and will work with you. The initial consultation was thorough and when mold was found, I was devastated to learn how costly it was to clean. Once Bryan broke it all down, I saw the workload and realized that I did not want to undertake such a job. I agreed to get it cleaned but not sealed. Michael explained everything before work began, and Michael and James dealt with unforeseen issues and worked with me when I requested different jobs. My job was not an emergency and as Dry Patrol is an emergency company, I was flexible with timing. This team will work with you to your satisfaction and I trust them.

Subsequent to a plumbing repair of a significant upstairs water leak, we called Dry Patrol of Columbus for help in drying out the damaged areas. They were prompt in their arrival, described exactly what they would do and how long it would take, removed damaged flooring, wall board and insulation and set up the necessary equipment quickly to prevent mold formation. They returned each day at a set time to check on the progress and ran tests to ensure that structures were adequately dry to begin restoration. In all cases the personnel were efficient, and provided detailed documentation of the drying operation progress. I would recommend Dry Patrol unequivocally for any restorative drying services. They did an outstanding, efficient job.

I called Dry Patrol to complete to get an estimate from them on the situation. They showed up the very same day (within an hour of calling). The technician that arrived was well-equipped with all of the appropriate tools and very knowledgeable in the industry. He walked me through all of the tests he was doing to determine if the drywall was wet or damaged. The end result was that no work needed to be done because the water damage was not not sever enough and it was properly dried in a timely fashion. Dry Patrol was thorough, fast and honest. They ended up getting no business from me, because nothing was needed, but their honesty and professionalism deserved a write-up on Angie's List.
Description of Work: I had a plumber do work in my upstairs bathroom. Unfortunately, the work was not done properly and the bathroom was leaking onto the kitchen ceiling. I worked hard to dry out the drywall and water damaged ceiling. However, I still wanted a second opinion on whether I needed to replace the damaged drywall or just paint over the water stains.

Expectations of a Service Provider: 1) Be on time or communicate timely on delay 2) Clearly outline tasks and potential costs ahead of service 3) After service, review what was completed with customer and obtain their satisfaction 4) Complete the services billed for 5) Listen to customer and treat with respect 6) Be fair and clear on priced items for service, stand by what your management states 7) Understand and work with customer of any service or billing issues/questions 8) Insure the customer is satisfied with service and invoice Where Dry Patrol failed: 1) Stated I’d be the first service call in the morning, I was not called until 2pm to advise they’d be arriving within the hour (arrived between 4:30 and 5pm) 2) Went over with us what they would do; however, nowhere was it mentioned that we’d be paying extra for labor hours now that is was past 5pm and also on the weekend. Potential cost was verbally mentioned AFTER the job was completed, $500 to $1000 in addition to the $1000 deductible we paid to start the job. 3) Left about 10pm, said they’d be back in morning to monitor, (no mention that this was a premium charged activity) 4) Billed for removing carpet/carpet tacks and carpet stripping and water remediation from stairs and landing. There are still carpet tacks and carpet strips on stairs and landing today, so job was not completely finished. Bill stated water removed from carpet, but except for the first step next to basement floor, none of the carpet was wet. 5) Emailed above issue with failure to complete stair cleanup, no reply to that issue. Took exception to premium after hours pricing, that was removed, but not the weekend monitoring (from place a residence to our home; never told about that). Was told by owner that they made us high priority and I ought to be thankful for that. Owner also mentioned putting lien on properties to get their bill paid. 6) Their invoice has a $125 service call fee to start with, and more than $500 higher in cleaning charges (products used) than my insurance company estimated. Owner chastised insurance company as always low estimating. Owners manager verbally stated AFTER the job was over to both of us that this was an easy job, expect no more than $500 to $1,000 additional cost, but when the bill came we were originally expected to pay out an additional $3,200. Three to six times his AFTER job estimate. 7) Although the after-hours from 5pm to 10pm premium was removed, the bill still represented a huge difference between our insurance company estimate and their bill. If our insurance company was negotiating, I’m sure they’d come closer to what the insurance was willing to pay and we would have been okay with that, (additional $1,700 versus $2,212). But there was no other negotiations allowed, an email reply from the owner basically gave us 12 hours to agree to pay their bill or he would proceed with putting a lien on our home. We had only received their bill Aug 15, 2016 AFTER we reached out to them to ask where the bill was and were told it was sent to our insurance company and not us. We were on vacation directly after receiving the bill and stated we’d discuss specifics when we returned after Labor Day, which, as promised, I reached out the day after Labor Day to try to have discussion on the bill. After just one conversation with the owner, he mentioned having to put liens on homes, the next day, I was sent an email stating either I pay the bill or the lien process would begin. 8) Items stated above demonstrate we were not satisfied with either and would not recommend their services.

In the state of Ohio a contractor only has 60 days (in residential situations) in which to place a lien on a homeowners property to ensure payment is received. Even with a lien in place, it still may be months or even years before payment is received as it is often a real estate transaction that finally forces the homeowner to address the outstanding debt. At day 61 a contractor loses all legal rights to collect payment if a lien was not processed. Mention of a lien is always, without fail, taken as a serious and intimidating threat which, again in every case, creates a negative relationship with the customer as they feel very offended. Unfortunately, as a small business, the only way we can protect our future is to place a lien after 45 days of non-payment. in every situation the lien is released as soon as payment is received. This is a very common occurrence in the contracting world and is often referred to "a friendly lien" in the industry. In this case, the 60 day mark was very near when I was left no option but to inform this customer with the fact that we were going to be left no choice but to move forward with processing a lien if payment was not received within a weeks time-frame. With this news, this customer became very irate and made promises to do whatever he could to destroy our reputation. We are an Emergency Services Company that provides compassion, professionalism and trust to our customers at times when it is needed most, always a time of some sort of tragedy. It is important for everyone to know that I started this company after experiencing four major water losses in my house in less than a year and having four very poor interactions with restoration companies. In every case there was no compassion, no respect for our home and our personal belongings. I made it my mission to create a company that would serve as many people as possible during times of trouble, to ensure that people an entity that they could turn to that they could trust in their homes and with their personal belongings. The workers for Dry Patrol arrived at the residence shortly after I called them. My mother is elderly, and it was important to her that they were so responsive and polite that it helped ease the situation. The workers were professionally dressed and made us feel very much at ease. They came daily for 4 days, and always arrived when they said they would. They were polite, efficient, and cordial, in addition to being very qualified. We could not have been happier with the overall experience.
