At the one-year warranty point, I was ready to submit a few items needing attention. I found out that the company had gone out of business so now I have to resolve the issues myself. I heard that they had abandoned four other houses they had under construction leaving the home purchasers needing to pay more money to have their houses completed. Near the end of house construction we needed to "push" the company to complete the house according to a revised schedule that they had established so we could move in since we had sold our previous house. In general, we were pleased by the quality of the work performed but would never do business with any re-organized company consisting of the original owners.
Description of Work: I had a new house built by South Dayton Builders.

We are writing this to inform anyone interested that South Dayton has folded--in the middle of several ongoing projects including ours. It would have been helpful if the last post from September of 2016 had been posted before 2 years after their completion. The owner ("Scott" Dickey) has skipped town with the company's money, not paying his employees, nor subcontractors. We were suspicious of this person after we signed a "proposal-not a contract" as we were told that looked good on paper. We purchased the blueprint/plans and are glad we did. The previous poster had mentioned that he did not follow plan (or codes as far as that goes. I. E. Third layer of shingles, instead of remove and reshingle, until we called his trump on it.) We became wary and watched everything we could, intervening on the basement subwork, and others. The project was supposed to take "16 weeks". We lived there in a spare small bedroom (with 10 year old) while they performed the work and were not "under roof" until 4 months after they began work in September 2016 still leaving exposed soffits and eaves and no gutters. They have performed about 85% of the proposed project before we received the news from his workers that he is gone. His employees were decent, but were jerked around by his poor planning and judgement, and as such just like the previous post, were present less than 1 day a week. Subcontractors were switched out as well (the roof) and we heard unfortunate stories of some not getting paid until they knocked on the business door. They also relocated to Springboro recently from Centerville. The work is fair to good, depending on the subcontractor. Mr. Dickey used his employees to communicate through rather than directly to us. He even "dropped" a phone call with us, did not answer a following call, nor responded to the message to return that call that had "dropped." We started talking to professional builder organzations to make them aware of our situation. Unfortunately, we wish we could have broken contract earlier, and now we are left to finish the project on our own with most of our money gone, and with subcontractors wanting to be repaid.
Description of Work: This was for a 280 sq. ft. addition for bath, basement, moving to larger closets, roof, new windows on that wing.

First let me tell you the address this company is using is not correct. They are at 699 Miamisburg Centerville Rd, Centerville 45459. We got roped into building with South Dayton Builders and Remodelers through his realtor Rhoda Gazda who was aware of numerous problems others have had with this builder but painted a picture of a good builder who would build a solid good home in a timely manner without any issues. It was the worst and most stressful experience of our lives. He comes across as charming and professional until you sign the contract and he has your money. Once you've made first payment and building starts then Scott Dickey is far from professional. Promises many things you ask for in your home but does not deliver and totally denies he ever had any conversation with you about the items. Does not follow the blue prints and tells you you need to pay to have his mistakes corrected. Workmen disappear for weeks on end. Promises to correct any issues within 3 days once you have moved in. It's been over two years and we are still waiting for the long list of missing items / mistakes to be completed. Very unprofessional workmen with no knowledge of how to install. House is never built in the time promised so you pay a penalty to the bank on the construction loan. Our house was months behind schedule all because he would send the few workmen he has to other new contracts he had signed. Once he has their money too he then moves the workmen to his next prey. We contacted the realtor several times and she just acted surprised every time as if we were the first ones to have had such bad experience. We subsequently met other people who would show up at our building site hoping to get workmen to come fix their longstanding punch list. We got talking and ALL had similar nightmare stories to tell and told us Mrs Gazda was aware of their issues. Since we built we have met neighbors who built with him plus 7 other people and not a single person has a good word to say and some have filed complaints with attorney general. A lot of good-standing contractors have severed ties with him and we have heard he is no longer allowed to build in our area due to his poor standards. One neighbor (to name a few of their long list of things to be completed) is still waiting for missing food disposal in kitchen, a front door lock, door knobs, unfinished dry wall, faulty fans....and they have been living at their house for well over a year! He's a great salesman but don't be fooled.We found realtor Rhoda Gazda who appears very caring and genuine to be a heartless, untrustworthy realtor. It's shocking how a realtor can be driven only by the $$ commission and not have a conscious. She has now moved on to become a realtor for a well known builder because too many people were beginning to realize what she has done to them. If you build with them or do any remodelling jobs don't say you were not warned.

South Dayton Builders was contacted to review home expansion drawings to see if they would be interested in bidding the project. They arrived to our house as planned and said they were interested in the project and would supply a quote in little over a week. A quote was not received. I called South Dayton Builders numerous times but never got to speak to a real person. Messages were left asking about the progress, questions and a new date as to when a quote can be expected. Finally a drop dead date was give and expectations for them to return out expansion plans. The drop dead date has passed with no returned calls and the plans have not been returned to date. I foresee more calls and possibly a personal visit inorder to get our plans back

The job took a long time to finish - they would come and work for a few days, and then disappear for about 2 weeks. In the end the job was well done, but I did lose my patience as far as how long it took. They started the job in August of 2010 and didn't finish until December.
Description of Work: I hired them remodel and finish my basement.
