Ohio Certified Home Inspections

They were perfectly professional, and even went back to the house to take additional photos of something we'd asked for more detail about. The report they gave us seemed thorough, with many pictures attached, and helped us to negotiate with the sellers for some electrical issues. They showed up before the scheduled appointment time and were basically done by the time we got there, so I can't verify how much time they spent at the property. I know it's probably impossible to catch every possible problem in one inspection, so it's to be expected that we would notice problems afterwards, and it should also be said that none of the issues I'm about to mention were on their own terrifically expensive or would have prevented us from buying the house. But the list of issues that the inspector might have caught but didn't keeps getting longer: disposal in kitchen sink was broken, gutters on porch were coming loose, beams in the roof were missing and needed to be reinforced, there was old termite and fire damage in the basement, water heater vent wasn't up to code. I wouldn't expect the inspector to have caught all of these things necessarily, but I am a little disappointed they didn't catch any of them (especially issues like the sink disposal which wouldn't take any specialized training to check, or the missing beams in the roof, which a structural engineer diagnosed from the back yard in 30 seconds). I do think the inspection correctly appraised the bones of the house as being solid, but in retrospect, I wish they'd caught a few more details.
