When we decided to build a new home, we interviewed six custom home builders. After searching several areas where we could build, we settled on Evans Farm in Lewis Center. A short list of builders were approved to build in this community. I spoke to the developer and discussed some of the shortcomings I found among builders we’d met and asked for suggestions. Stonecliff Homes was one of the developer’s suggestions. I had not heard of this builder, but after learning that Stonecliff would be in the 2019 Parade of Homes, I felt it was worth a look. We had several meetings with Pat and looked at some of his work and his design build process. A year later, we are now living in a beautiful new Stonecliff home in Evans Farm. Throughout the process, Stonecliff displayed a great deal of flexibility, allowing us the opportunity to engage in much of the customization and to create some really special features at a very competitive cost. Through the process Pat remained personally available to us. We’re particularly proud of our walk in pantry, large laundry room, under stair wet bar and spectacular walk in closets. I don’t know if this will be our forever home, but, if we do build again, Stoneclff will be our first call.

AMAZING! Pat was so great to work with - designing our custom home to fit our family perfectly! His standards are so much higher than any other builder we researched. Every other builder we researched we had to upgrade so many items, then when we went to Pat - all of these items were standard! AND when we wanted to change something it was so easy! thank you Pat for building our family the perfect home.

My wife and I had a very difficult and very strenuous experience in working with Pat Schultz/Stonecliff homes. He worked for us for about four months, and after that time, we had to finally fire him and hire a new general contractor. The first major incident occurred when Mr. Schultz had to replace a piece of rotted sub-floor in the kitchen with a new piece. I went over to the home to check on the work and noticed when I stepped on the new piece, it was very weak. Upon further observation, I noticed the new piece was not proper sub-floor. He used a piece of T1-11 plywood siding panel. In addition to it not being the right piece of wood, it was cut very poorly with large gaps around it when installed (pic attached). So, I contacted Mr. Schultz about the issue. Several days went by and I never heard back from him. Finally, when I did hear back from him, he said he would take care of the issue. So, I went back to the home about two weeks later, and the issue was still not corrected. I then contacted our HUD consultant about the issue and he contacted Mr. Schultz. After our HUD consultant contacted him, the correct piece of wood was installed. Due to the sub-floor issue, my wife and I contacted Mr. Schultz and expressed our concerns over his lack of communication, lack of work supervision, and lack of progress updates. He replied back taking partial blame but also stated he did not fix the sub-floor issue just because our HUD consultant contacted him. He said he was getting to it and would have done it regardless. So, we believed him and decided to give him another chance. However, his behavior of not communicating, not supervising work, and not giving progress updates continued. The next major incident occurred when the new kitchen and bathroom cabinets were installed. Instead of properly measuring and cutting the holes in the backing of the cabinets for the pipes to go through for the sinks, they were ripped and torn (pics attached). And things just continued to get worse. They installed a faulty toilet in the 1st floor bathroom that leaked on the new floor and damaged it. So, during the removal of the toilet to replace the damaged floor, they scuffed up and dirtied the brand new base trim that was installed (pic attached) and never cleaned or replaced it or communicated at all about what was going to be done to fix it. The final incident that made us decide to fire Mr. Schultz/Stonecliff homes was when we found uncapped electrical wires in the master bathroom that were live and no one was there working. We immediately contacted Mr. Schultz about the issue and told him it was a severe fire hazard-something a professional GC should know- and we told him to please ensure it did not happen again. He told us OK. But when we went to the home the very next day, we found more live uncapped electrical wires. So, we immediately fired Mr. Schultz. After we notified our HUD consultant that we had fired Mr. Schultz, he had to come out to do an inspection to assess what had been done properly. During the inspection, my wife and I found out there were several other things done wrong. The HUD consultant said that Mr. Schultz should have gotten a smaller dumpster for the demolition phase of the work because instead, he got a large one that did not fit in the driveway, so he set it partially in our front lawn which caused heavy damage to the lawn (pic attached) and now that needs to be fixed. Also, the pipes connected to the sump pump were broken during the demolition of the back deck (pic attached) and that was never communicated to us either. Also, the 2nd floor guest bathroom had trim that was cut very poorly and installed very poorly/improperly (pic attached). One of the new kitchen cabinets was assembled improperly and the base of it was loose and the backing of it was torn (pics attached). Also, one of the new windows was installed improperly and does not close completely. In the end, some good work was done by sub-contractors such as the install of new windows and a new roof. However, overall, we had a very awful experience in working with Mr. Schultz/Stonecliff homes and the majority of the work was done poorly and improperly. Mr. Schultz acted very unprofessionally about the reasonable requests that we made to get the home fixed up properly. He did not care about the quality of work being done nor about us as the customers trying to properly fix up their first home and make it a quality place to live.
Description of Work: We purchased a home that was in poor condition and hired Pat Schultz/Stonecliff Homes as our general contractor by our mortgage company's recommendation. It was a 203k rehab loan on the home. It needed demolition work of the back deck, basement, kitchen, bathrooms, and flooring throughout because all were damaged and in very poor condition. The kitchen and bathrooms needed to be installed with all new flooring, cabinetry, and fixtures. The home also needed a new roof and all new windows.

TERRIBLE.. Thats why I'm reporting him.. I would not refer him to my worst enemy. I found him on the internet.. and my husband and I thought he was an Amish Company.. Like he had advertised.. But then he came to our home and was told he used Amish Craftsman. Which their work was VERY GOOD. We are proud of everything they did. and if we had a problem with any work they did it was corrected that week.. not left go till now. This Pat Shultz Sub Contracted alot of different Amish contractors which after we had signed Pat Schultz contracts we had to pay him so much more than he paid the Amish contractors, and He did no work at all on our home. Our home was completed by Nov. 2011 and we did hold $2,500 back till Pat Schultz had fifnished all the work that wasn't done... which still is not done... And whats the real problem we paid him that $2,500 in December believing him that this work will be done in the SPRING... WELL it's summer and he we still have not seen this Pat Schultz that was to finish our work.. I called a few of the subcontractors he used to find out he still NEVER PAID THEM the final payment on all the work they did on our home... I was hopping that the subcontractors would come back and fix these problems... but I guess NOT.. SINCE they where never paid in full yet.. We have DRY WALL POPPING EVERYWHERE in our home, SIDING/SHAKES pulling away from the outside framing, ""Fypon ""on our front gable never installed. per contract/blueprint. a lot of mortor cracking around our colums in our front porch area.. plus exposed wires around our outdoor lighting that he has suppose to fix.. TRIM around our front porch ceiling not completed, PLUS that porch celing uneven in area's that need to be re screwed and straghtened. A front window screan which came in damaged and Pat was suppose to have it fixed.. still is not fixed. I called Anderson windows and was told the contractor was to have that fixed.. and some screws are missing in the Anderson Windows which again I was told by the Anderson Co our contractor was responsible to have all the screws to add the top locks"" SUCURED "" Which is still not done.. and I guees Pat Schilyz still hasn't paid that Company in full that supplied our windows.. so I can't even get the screws to fix these windows myself. I had to pay MANY OF THE SUBCONTRACTORS MYSELF.. because they where never paid for months after their work was done... Many Thousands of dollars I had to pay out because he did not pay the subcontractors... and I'm told by many others HE STILL OWES them $$$ I'm in a mess and just don't see any other way to have him come do the work he was paid to do in our contract... I really don't want to have to sue him but if he doesn't come soon to do the work.. I will have no other option...

I would guess the best place to start is to address her complaints in order as they appear in her letter/e-mail to you. First and foremost, I have never, ever advertised that I am of Amish decent or my company is owned or operated by anyone of Amish decent. To say that I have advertised that is an absolute falsehood. Yes, I do employ Amish workers for different tasks on my home construction projects. I never, ever told them that I am Amish. She states "we had to pay him so much more than he paid the Amish contractors." That sounds a lot to me like a middle school economics lesson on the meaning of capitalism. Since when is "profit" a dirty word? Also, they have no basis to make this declaration as they have no knowledge of how much of their budget went to the various phases of construction for materials or labor. She then adds, "he did no work at all on our home." Really, how did it get built then? Yes, they held back $2,500 until all the work was done. Correct statement. I completed the final punch out list and was paid the remaining balance due. If the work was not complete to their satisfaction, why did they pay me? Two contractors come to mind that according to the subcontractors I did not pay them in full. Excavator and plumber. They subcontracted with the excavator to do additional site work while he was on their property doing the installation of the septic system and final grade. This was against my advice and interests. On the excavator's final invoice, charges appeared that were directly related to the side work they contracted with him. I did not bid or authorize this work. I did not pay for one charge and suggested he collect from them since they worked this agreement out between themselves. This was a similar issue with the plumber, in which they told me they would re-imburse me for the work he did, but to date, have not received the re-imbursement. Drywall pops. This is the first time I have heard about this issue. It would be really interesting to see pictures of this occurrence as she states it is happening everywhere. Please provide photo documentation. When I finished the final punch list in December there were a few areas of shake shingles that needed to be secured. I told them that due to the cold weather conditions I did not feel comfortable fixing them at that time due to weather and potential for damage to the vinyl shingles. They agreed to let that go until warmer weather. Fypons were installed per her direction at the time of final punch list being complete. Several days after that was completed, she called me and said she changed her mind and did want one additional fypon added to the front gable. I told her she would need to pay for it as I put the proper number of fypons on her home. Font porch ceiling, these are items I have never heard about until the letter was sent to you. The Anderson window issue(s). Screen was replaced. All other issues I have never heard about. Also, I purchased the windows through 84 Lumber. I did not directly purchase these windows from Anderson. I do not believe that is how they operate anyway. Windows are purchased through a "middleman." I paid invoices directly related to materials they supplied on this home construction project. If windows were never paid for and that is the reason they will not service them, I would guess that would be an 84 Lumber issue. I have contacted 84 Lumber and they assured me all invoices due to Anderson Windows on this project were paid in full. So I'm not really sure why they will not work directly with them. At the end of this project, they refused to release the final draw in full to me and insisted on paying the last subs./suppliers themselves. Which is in direct violation of our contract. This went on for over 6 weeks that they refused to release the final draw to me and let me contractually fulfill my commitment to them and to subs./suppliers on this project. We finally settled that there would be two final draw checks issued, amounts to be issued and which subs./suppliers I was to pay and which ones they would pay. So yes, they did pay several subs./suppliers, but it was out of the final draw check, which by contract, was supposed to be issued to Stonecliff Homes, in full. In summary, after I completed the final punch out list and received my final payment, I received invoices in excess of $800 for work they authorized my subcontractors to complete, in addition to several items they had me complete for them, with the promise of payment forthcoming. After final settlement, they refused to pay me the $800 owed. I indicated to her, that if she wanted me to come back and fix the vinyl shake siding, she would need to re-reimburse me for my expenses incurred on their behalf. She refused. That was in December. I told her during several phone conversations at that time, I would fulfill my obligation to them after they fulfilled their obligation to me. As an effort to resolve this issue, I would offer to them that I waive the $800 due to Stonecliff Homes and I will re-reimburse them $500. These amounts will more than cover the cost of labor/material that would be required to properly address and correct the items she has listed in her letter.
