When I called David's office to schedule an appointment, the staff answering the phones and scheduling appointments were professional and friendly. David arrived on time for our scheduled appointment. He inspected the house and noted two major deficiencies: 1. Musty odors and evidence of mold in crawl space and recommended professional mitigation. 2. The air conditioning was not cooling. He also noted a number of minor deficiencies that needed either repaired or replaced. During the inspection David spent a great deal of time socializing, talking to myself and my buyer's agent instead of focusing on the task at hand. I do feel he was thorough and knowledgeable in explaining to me the mold situation in the crawl space. Once I received a copy of the printed inspection report I noticed the following errors: 1. The air conditioning as not cooling. - I hired a trusted, local air conditioning company to inspect the cooling unit and after further inspection the air conditioning unit was found to be 92% efficient (good) and all working fine. 2. It was stated in the report that the approximate age of the cooling system was 12 years but the house is only 6 years old. - After further inspection from the local air conditioning company it was confirmed the cooling unit is a 2008 model which is consistent with the age of the house. 3. The inspection report stated under Appliances there was a dishwasher and refridgerator and that they are considered to be in generally good condition. - The kitchen was stripped of all appliances and there was NOT a dishwasher or refridgerator in the house to inspect Due to the lack of attention on the inspection and the errors I found in the report I do not feel confident I received a thorough or accurate inspection of the home. I called David's office to discuss the errors that were found in the report and left a message. David promptly returned my call. I informed David of the errors I found in the report that stuck out to me just by reviewing it such as the estimated age of the cooling unit and the appliance errors. Then I informed him that I hired an air conditioning company to inspect the cooling unit and it was found to be cooling just fine and that I had to spend an extra $100 for that service call. I told David I wanted my money refunded because I did not feel confident in the inspection. David told me he would refund me a $100 and made excuses for the errors in the report and kept saying I was just mad and wanted my money back. I did not once raise my voice to him and I explained to him I was not mad, I just did not feel confident in the accuracy of the inspection. David started getting sarcastic by apologizing for his lack of typing abilities and then I decided to end our conversation. Due to my experience I cannot recommend
Description of Work: $550 for pre-inspection of house, termite inspection and radon test. Plus $96.50 for an air conditioning company to inspect the coooling unit. Total cost: $646.50

He arrived on time. He inspected the house. He did find water intrusion using a thermal camera. He found a number of other items that needed correction. However, he missed a number of things which I attribute to lack of attention. He was on a phone conference call with another client for at least half the inspection which he asked my permission to do. In retrospect I should have said no to this, and perhaps his attention would have been better. This accounts for my low grade in professionalism. This is what he missed. -- "minor rot" in an exterior door was really major rot in door - water penetrated the rotted area and intruded during a storm -- a door handle on an exterior door was bad. Never checked these for proper operation. -- leaky bath sink faucet underneath. This happened the first day when we moved in, and there was evidence of prior leakage. -- screeching hot water faucet on one sink -- exposed water line in attic had to be completely re-insulated -- insisted that humidifier was inoperative, but two furnace companies found it was ok -- said front walk needed to be tuckpointed, but the entire walk now seems to be falling apart, possibly a foundation problem -- did not notice that a number of windows were installed crooked so that gaps were left under the sash Cannot recommend.
Description of Work: $650 for pre-purchase inspection of house, termite inspection, and radon test. Re-inspected the work done for another $150.00.

David was extremely professional. He arrived before the appointment time and talked to the current owners of the residence to get any additional information he may need to know. He diligently inspected all aspects of the house and even took the time to setup moisture meters on the inside of the stucco and spray the outside down with a hose to ensure that it was sealed properly. He wrote us up a detailed inspection report and emailed it to us within 24 hours. David was a pleasure to work with and we would definitely use him again if we need an inspection.
Description of Work: Full home inspection of a home we were purchasing. This included structural, stucco, radon, wood destroying insects, and a general home inspection.

David was great. Not only did he provide a very professional report and great advice, but he did it in 5 degree weather in two houses without heat! He was a trouper and I don't think we could have asked for more.
Description of Work: David gave us a home inspection and termite inspection on two prospective investment properties.

David was on time and professional. However, I was disappointed that the inspection only took about an hour at most. David never did step out onto the roof of the house or the garage. He reported some electrical issues, but not all. I ended up buying the house and now have to have new electric run throughout the entire house. He wrote up the garage roof as a minor deficiency, however, the entire garage roof needs replaced. Based on that, it should have been written as a major deficiency. While he did catch termite damage, this was already known and pointed out to him. A year later I had another inspection by a different company and they took much more time and care into looking around the entire perimeter of the house. Overall, I did not think he was very thorough in his inspection, which for this home owner, will be very costly.
Description of Work: Inspected home prior to purchase both structurally and for termites.

I HAVE ALWAYS HAD AN OPEN POLICY TOWARD CUSTOMERS WHO MAY BE DISSATISFIED. I HAVE NEVER BEEN CONTACTED BY JENNIFER GROSSMAN AND ONLY FOUND OUT ABOUT THIS NEGATIVE RATING RECENTLY. NUMEROUS ELECTRICAL ISSUES WERE NOTED AS MAJOR DEFICIENCIES IN THE REPORT AND SHOULD HAVE BEEN EVALUATED BY A LICENSED ELECTRICIAN. DUE TO THE LIMITATIONS OF A VISUAL INSPECTION IT MAY NOT BE POSSIBLE TO IDENTIFY ALL POSSIBLE CONCEALED CONDITIONS. WHILE IT IS TRUE THAT THE GARAGE ROOF DAMAGE WAS LISTED AS MINOR. THIS WAS A SMALL 80 YEAR OLD HOME WITH AN ORIGINAL GARAGE AND REPAIRS WERE NOT CONSIDERED TO BE AN IMMEDIATE CONCERN. THE PROBLEMS WITH THE ROOF WERE FULLY DISCUSSED WITH THE CLIENT WHO WAS PRESENT AT THE TIME OF THE INSPECTION.

DAVID TAMNY DID A VERY THOROUGH INSPECTION OF THE HOUSE. HE DID AN EXCELLENT JOB EXPLAINING THE CONCERNS HE FOUND. HE BROUGHT A LAPTOP WITH HIM AND GAVE ME A PRINTED REPORT ON THE SPOT. DAVID DOES NOT RECOMMEND ANY CONTRACTORS, SO THERE ARE NO CONFLICTS OF INTEREST. THE PRICE WAS A LITTLE HIGH, BUT I FEEL IT WAS WORTH IT FOR THE THOROUGH JOB HE DID.
