(Continued from first section) Lance, one of Nicholson Builders' tiling experts, tiled the majority of the bathroom including the radiant flooring. He did a beautiful job and used the more difficult, more expensive, mold-resistant epoxy grout in the bathroom. Only issue now that we are actually using the bathroom is that some of the slate is leaking iron rust onto the light-colored grout in a couple of spots in the shower. Nicholson Builders is now aware of this issue and they are looking at available options to fix this. During the renovation, we decided to put down 5" solid hickory hardwood floors at $5372, new stain grade risers and hickory treads at $1749, and a new hickory banister at $710 on the stairs. Wood was ordered and installed by Nicholson Builders. The banister, risers and treads were custom made and installed by Kevin, who did a superb job. Aaron had the walls and ceiling insulated and once this was done, George, the homeowner, hung and finished the drywall. Homeowners primed all of the walls. During drywall installation, Kevin sanded an old framing area on the stairs for four hours to straighten an old wall at an additional $220. Custom wood doors for closets and a pocket door for the bathroom were made and were stained at $450 additional cost and were installed. Amish (Mervin Yoder) built custom cabinets for the bathroom, and custom shelving were installed. Handles selected and ordered by homeowners were installed at an additional $185.85. Bathroom fixtures were installed and new water heater. Aaron returned and he and Kevin, the finish carpenter, designed and built a custom bookshelf at $750 along the kneewall running along the top of the stairs and installed trim around windows, doorways, and floors. Adding sills cost us an additional $370 under our casement windows in the dormer. Kevin's workmanship was excellent throughout. Due to the upcoming holiday, we decided to have Jim Thomas, the painter, with Dave, another painter, paint the entire renovated area at $4175. They did an excellent job. Final electrical lights, outlets, switches, vent covers, were installed. Tools and any remaining materials were removed and a deep cleaning was done in the renovation area. Aaron and Dave, his boss, did a walk-through to see if anything got missed or needed to be fixed. Owners walked with them. Brian and Amy did a walk-through to see if anything got missed or needed to be fixed. Owner walked with them. We plan to use Nicholson Builders again for other renovation projects and would definitely recommend their services to anyone in the Columbus, OH area considering renovations or new builds. December 4, 2013, owner signed off on the job, satisfied.
Description of Work: Approx service date 5/28/13-mid-Nov, 2013. Actually began talking the previous November 2012. Approx cost, plus 8795.00 for roof. (Done by Tim Newman Roofing) Contracted amount: $110,802.87* After change orders due to owner requests for additional work, amount actually spent: $142,572.67** *We did not comparison shop and I'm sure that Nicholson is not the least expensive design/build firm we could have found, but we do feel that they quality of the work and the quality of the people who came into our home to do the work were exemplary and we do not regret paying more for this positive renovation experience. **Amount actually spent does not include several hundred dollars spent for miscellaneous materials we purchased at hardware stores, etc, for a few specific lights, drywall supplies, paint, etc. Our goal was to add a full bath to our upstairs by raising the roof up one floor over one small bedroom in the back of our 1947 Cape Cod style home and we wanted to add closet/storage space. We wanted the new bathroom to include toilet, sink, bathtub, and a separate shower to fit two people and we requested radiant heat under the bathroom floor and a pocket door and at least one window. After reading reviews about Nicholson Builders in Angie's List and seeing their signs in front of homes around town, late in 2012, we contacted them by phone and met with Brian Stone, CR and later Amy Statler, interior designer, over the next few months to discuss what we'd like to have done. There was an initial cost to have designs drawn up which would be paid towards the contracted job, or we would just end up with the designs. Included in the contract amount, the cost was $4,000. In our initial planning discussions with Brian, we also asked about adding two dormers to add light and a little space into our attic area which we use as the master bedroom. After seeing a couple of designs, we decided to forego the gable dormers and instead to add a long shed dormer to increase usable space by about 21' along the front length of the house and added about 5' wide more usable space within the existing footprint of the attic room by approximately 7' or so, in height. The new dormer was also going to add a lot of light as it would included six new windows where none existed before. Not as pretty from the outside of the house but roomier inside. With Amy, we perused a local Ferguson's to select bathroom fixtures and Hamilton-Parker for bathroom tiles. She was interested in what we wanted and did everything to give us what we wanted. This was frustrating as the homeowner because here, again, no exact prices were given as materials were ordered by Nicholson, so costs were not shared. There was no existing heat going to the top floor so we were also going to have the heat vented up to the top floor as well. Our plans included carpeting the bedroom and stairs, also at our expense. Brian, Amy, Dave Haugh, the manager of all their in-house contractors, and an architect came to look at the existing house to identify potential problems/issues that would likely come up and to make sure the project was doable. This was the first time my husband and I have done anything like this and when we saw the contract Nicholson had drawn up, it broke up the contract into the number of specific materials needed for the job, by area, but did not break down any individual items by cost. This was disconcerting to say the least, as we might have made some different finishing decisions based upon cost of some of the materials selected. However, the quality of what we received was excellent and there was little or no waste in their calculations. My husband saved some money on this job by doing the inside demolition of the bedroom by himself and also by doing all of the drywall work himself, as well. Nicholson folks were a little nervous about letting the owner do the drywall, but he did an excellent job (although somewhat slower). Nicholson supplied the appropriate drywall for the job. The contract laid the responsibility for staining and painting and flooring and roofing on us as additional costs. I would have liked it if Nicholson had included the painting/staining within the contract. As it was they ended up recommending the painter we used. We signed a contract in March 2013 and waited until one of Nicholson's internal contractors was available to run our job. Aaron Webb was assigned to manage our job. We were notified that Aaron and his crew would begin just after the Memorial Day weekend, 2013. The workday was to start at 8 am, Monday through Friday. We set the starting time of the work schedule. The estimated schedule to complete the job was 16 weeks. We added several additional jobs as the renovation was happening. The work was actually completed in mid-November, 2013. It actually took about 24-25 weeks to complete. We filled three dumpsters, which lived in our driveway throughout this renovation. Two were contracted and we paid $255 towards the third dumpster. We already knew that during this renovation we'd have to get the house re-roofed and the roofer (Tim Newman Roofing from Sunbury, OH), who we had already contracted with, later worked in cooperation with Aaron's schedule to roof the house. This company also did an excellent job. The new roofs we added were too shallow for shingles, so we ended up roofing the dormer in metal and part of the roof over the bathroom in rubber. Roofing cost was separate from the amount stated above, $8795. See our review for Tim Newman Roofing. Aaron Webb came in and to keep the dust to a minimum, he put up zip plastic doors at entries to the stairs and rolls of floor protection materials were supplied and laid down where workmen needed to walk. He placed a combination lockbox on our garage with a key to our home for the workmen to use when we weren't at home. Our garage became a storage space for incoming materials throughout the entire renovation. We had contact information to reach Aaron and we made ourselves available to him during the week as questions always came up during this process. And the workmen always put down protective layers to newly installed materials during the renovation. Aaron brought in his framing crew of Johnnie, Jeff, and Kevin, who gradually opened two huge holes in our roof and worked under huge tarps during an extremely wet and rainy June to frame in our new bathroom, dormer, and a closet. They made sure that no water came into the house through the tarps. They did an excellent job tying in the new structure to the old. They added a new vertical metal support and a new heavier beam that ran along the center of the roof to support the new additions to the house. There was only one day where wet weather prevented them from working on the job. The work crew was friendly and hard-working. This was the case for everyone who came through the house to work. Extra costs here: rotted rafters: $75. Adding a knee wall at stairs: $300. Leveling sub-floor in one area: $450. Labor charges were calculated at $55/hour. All of the workmen kept the work area spotlessly clean as they worked and when they left for the day the area was always clean and neat. Aaron was responsible to make sure everything was up to Worthington's building code and took care of permits and inspections as construction was taking place. The order of things may be a little inexact. As walls opened up, we decided to add both central air at $3392 and heat to the entire house. We also decided to replace our old furnace with a new more efficient one at $6494 and to add a new 50-gallon water heater at $975. Johnny, Jeff, and Aaron took the chimney down level to the floor as the only item to vent through the chimney was to be the hot water heater, so a new smaller pipe would later go up through the new roof. Added cost $1200 to take down the chimney plus $75 to fill in flooring behind the chimney. New roof was installed in July. After the roof was installed, Steve, another Nicholson gentleman, installed the metal trim around the roof, around windows, put on new gutters around complete house at $585, and as it ended up, we asked him to complete the window trim and facia all around the exterior of the house. Additional cost $2775. Aaron brought in his sub-contracted crews of plumbers, electricians, and HVAC folks. They plumbed the new bathroom fixtures, wired outlets and lights, and put in the new furnace and ventilation ducts. All did excellent work. There was some accidental stepping through ceilings before permanent flooring went down that happened but Aaron brought in Freddie (a master ceiling guy!) who fixed the ceilings perfectly and no one was hurt. No extra charge. Just a comment about other ceilings in the house- with all of the banging and movement from the construction and the roofing, some cracks are evident in ceilings below the work area, on the first floor and elsewhere on the second floor that did not exist prior to construction. We, the homeowners, are going to have to fix these ceilings on our own. Once framing was complete, six casement windows were installed through Pella plus two windows were installed in the new bathroom. We upgraded windows a bit so we paid a little more for that than the contracted amount, $1508. One casement window was sticky and Aaron ended up fixing the problem window. At some point, a stone guy came to the house to measure to cut quartz that was to go in several areas in the bathroom. The first stone we selected became back-ordered, and in order to not hold up the entire job, a second stone was selected from Modlich in Columbus at $362 more, even though at the time I was told there was no difference in cost. A second person came from Modlich to measure and mis-measured several of the first pieces of top a custom sink and to become a deck around the tub, so they had to be re-measured and recut. The second cut pieces fit perfectly.

Replaced 5 dry rotten windows with new Marvin wood casement windows with true divided lite, low E Argon insulated Installed new (time appropriate 1890's) wooden 1/2 light door with bottom panels that matched the original kitchen door style, stained to our specifications Replaced old storm door with new full view glass door to accentuate the cherry door Removed an old ceiling fan with new light/fan combo which is operated with an motion detector sensor/ turns on when door is opened Original floor was a solid slab of concrete. Nicholson Builders installed a sleeper floor system with insulation and a sub floor also with insulation and leveled the floor in the room Installed a "Warmly Yours" heating floor mat as heating source for room Installed 20" tiles in colors to compliment the cherry door and the oak flooring throughout the house Removed all original interior clapboard (except small wall) to install roll insulation into the wall cavity/blown-in insulation to ceiling from second story floor. Original clapboard was salvaged and used on exterior of house, Nicholson Builders did not waste any material. Nicholson Builders needed to raise the stair treads coming from the cellar of equal height to match the height of the floor in the breakfast nook. When finished, you could hardly notice that the steps were even altered. Really impressive! Porch exterior orginally had "mixed-matched" clapboard (large grooved section and then small grooved section) that was very unattractive Nicholson Builders used all the original clapboard from inside the house and attached this material to the outside so all clapboard would match seamlessly and all look original. We could not have asked for a better job of matching the original wood (1891) to the new wood! They custom ordered material which also matched the one remaining original wall inside of the breakfast nook and notched out every piece so they would join together perfectly in the corners!! Prime and painting for the project was not part of the original quote, but we were so impressed by their quality of work that we asked if they would also like to do all of the painting as well. We are glad that we did.
Description of Work: Nicholson Builders remodeled a back porch into an all season Breakfast nook off of the kitchen. We now can enjoy the brick courtyard patio from this room and enjoy nature with a cup of coffee! Nicholson Builders was the best choice we ever made when looking for a great company for restoration to keep the house as original as possible. GREAT, GREAT COMPANY AND FANTASTIC STAFF!!!! Will use them for all future projects, why look elsewhere, when you already have the BEST!! All are true craftsman. We are "NEWBIES" to restoration and remodeling. We immediately liked Brian -- he was both knowledgeable and straight forward on costs, potential design, and the industry as a whole. Ultimately, the reason we decided not to pursue Nicholson is that they were priced toward the higher end of our budget and required more upfront to get started. My wife and I discussed it last night and agreed that, if we lived in a different neighborhood with a different budget, we would have been much more inclined to use Nicholson.

It didn't go. We are not going to pay someone that may or may not do the work for us just so that we can find out if the project will fit within our budget.
Description of Work: Requested that the provider supply a price / bid for a home remodeling project based upon drawings prepared by an local Architect. She was very happy with the work that was done. Most places she had called did not want to come out for such a small job. By doing so Nicholson's became one of our favorites. They do excellent work and when they are finished, the job has been done well. Very pleased with Nicholson's!
Description of Work: My daughter was remodeling her laundry room and the flooring was in very bad shape. Layers of linoleum were nailed together with mold between the flooring and boards. She tried her hand at removing some of it and it was extremely difficult. I told her that Nicholson's was highly regarded on Angie's List so she called and they came out and removed the flooring down to the subfloor. They took all the mess with them.

The person that came out spent 45 minutes checking around my foundation and then lookied around the rest of my property. He asked me a lot of questions and then led me around to show me what he was looking for and to show that there was nothing near my foundation that would suggest that we had skunks in our crawl space. He said that he was pretty confdent that we did not have skunks inhabiting our crawl space and told me to call if we had other problems in the future and did not charge me. He was very professional, courteous and thorough and I appreciated how he spent time explaining to me what he was looking for and also explaining his rationale for his belief that we did not have a problem. They did not charge me since they did not find a problem that they needed to resolve. I would definitely use them if I had a critter problem.

Everything went well. Bill Nicholson provided a detailed estimate for 3 different brands and went over all of the features and options for each brand. The job started on time and went smoothly. Everyone who came to the house was polite, clean and respectful of me and my house. They did an outstanding job of cleaning up when the job was finished. All of my requests were honored and all of my concerns were addressed. It was a pleasant experience and I would hire them again.

I just find it so pricey. It's just ridiculous. The price that they wanted to do some work is just absurd. They've submitted two bids. They made a first one and then made some revisions and then gave us another one. I have majority of materials and they wanted like $86,000.00 to do it. We had somebody else did it and they came and it was like $45,000.00. Their price was twice than anybody else was. They took some money from me and then tell me make their money. It's like we'll just bid it so ridiculously high. We take your money upfront and then we bid it really high and don't take the job. I'll never use them.

Nicholson Builders’ initial process for each potential project involves doing our best to gain an understanding of what is desired and what needs to be accomplished. This particular project was one where a previous contractor had begun work for the homeowner and then was dismissed part way through construction. The homeowner did have some materials on hand. Nicholson Builders made our best effort to unravel and organize this project with the homeowner, trying to figure out how the materials that were already purchased and the work that was already done could best fit a functional design. As is our practice with every project we did collect a fee for the design and development phase of this project. We do this so we can commit the necessary resources to understanding the project and figuring out specific details of design. This is all done in an effort to avoid unnecessary surprises and serve the customer in the best way possible. At the conclusion of the design and development phase of the project we present a proposal for the renovation, in this case the homeowner could not see the value in having us professionally complete the project for him. Nicholson Builders is very serious about conducting ourselves with integrity and focusing on serving our clients to the best of our ability.

I met with them for remolding the exterior of my home. We met with Bryan at our house discussed our budget and plans. He said that he will review, provide an estimate for the work and if they were selected then it would take a deposit of $2500 to move forward. The $2500 was for detailed drawing need to complete the project. Bryan returned his estimate and with close enough to our budget we wanted to move forward and provided the deposit. After a couple follow-up call he indicated that they have been very busy and sorry of the delays. We finally received the call to come in and review their renderings. They had created some great 3d pics that showed in great detail of our changes. We confirmed that they were on target and they would generate an estimate. Here is where the bait and switch began as the estimate come in double the amount that was initially confirmed prior to giving the deposit. When asked about this there was a lot of backtrack and attempts to cover specific conversations. They were not selected and for $2500 I have 4 3d pictures. They seem like a quality big company so if you have smaller plans be very cautious of giving them a deposit before you see specifics. 6/11/13 Based on my feedback, I had an opportunity to speak with the owner and explain in detail my experience with his process. It was a good conversation and he understood that there were some breaks in communication. We discussed my deposit as he was prepared to refund the full amount. The offer was appreciated and it is great to hear a company stand by customer satisfaction. I recognize that Nicholson Builders had but effort into the project and was not seeking a full refund and left it up to Nicholson Builders to decide the amount of the refund that would be less than $2500. They mailed the refund and I come away with a greater appreciation of Nicholson Builders and there mission of ensuring customer satisfaction.
Description of Work: Removal of exterior wall, steps, patio and changes to the roof of the porch. Initial estimate was $45,000 - $55,000 and once the deposit was paid the cost rose to around $100,000.

Nicholson Builders’ initial process for each potential project involves doing our best to gain an understanding of what is desired and what needs to be accomplished. Once we have an understanding of a project we communicate a forecast of the potential project budget. If the budget forecast is accepted by the client, Nicholson Builders is then retained to design and estimate. During the design and estimating phase it is common that a project will increase in scope, additional areas and design ideas flow out of the process and at times elevate the final cost of a project beyond our initial budget forecast. In this case the scope of the project did grow as we worked together to create an exciting design solution. In addition, our initial budget forecast was not sufficient. Both of these factors combined to dramatically push this project well over what was expected. This was certainly not done intentionally and we regret our error. We are very serious about conducting ourselves with integrity and focusing on serving our clients to the best of our ability.

It was an excellent job. They were cheap. The quality of the workmanship is very high. They were high but they are worth it. They are very good to work with. I was probably one of his first five or two customers.

The service was exceptional. They were so kind and caring. Their attention to detail was miraculous. It is the best experience I've ever had with any project. They were very professional and always on time, and they problem-solved every issue brilliantly.
Description of Work: They were here seven or eight days. They removed all the carpeting and put down laminate wood flooring.

When I called Nicholson Builders, I spoke to Bryan Copley. I asked to have someone out to take a look at my floor and give me an estimate of cost to repair my rotted sub-floor. Bryan asked if it was possible to email him a picture of the damage so that he would be able to give me an estimate right away. (He knew we were in a hurry to have the work done). Based on the estimate, I decided to have Nicholson repair my floor and the work was done in the same week. The gentlemen who did the work was on time, very nice, and explained the job in detail. He did the work in a timely manner and did a nice job. I did have a question about some small gaps but both Bryan and the installer assured me that what I was seeing was normal and when the new flooring would be installed it would take care of the gaps. They both offered however to come out and fill the gaps if I wanted. After my new flooring went in, I went to run my dishwasher and discovered that the water had not been turned back on. Bryan not only came out to turn it on but offered to wash my dishes! I would definitely hire this company again.
Description of Work: I had rotted floor boards in my kitchen near my dishwasher and before I could have new flooring installed I needed to have the rotted wood replaced.

Called to get a quote for wood rot around my front door. I wanted to get a quote for possibly replacing the front door and fix the wood rot situation. I left my e-mail & Phone # with the receptionist. They e-mailed me rather than return my call (not a big deal), but stated that for smaller projects they would have to charge a $60 trip fee for coming out, evaluating and diagnosing the repairs. In lieu of the trip, they offered to evaluate the issue by sending them a digital photo of the issue. I decided to send a digial photo to them & they did respond relatively quickly (under 2 business days) with a quote of "$800 and up".
