Gas lighters, con artists and liars, oh MI. Buyer beware. If I can save just one person from making the same mistake I made, then my job is done. I was one of those it would never happen to me type of people and as sure as water's wet, they screwed me over. MI preys on the middle class. If I'm being honest, if affordability wasn't an issue nine times out of ten you wouldn't choose an MI Home. They are built in the middle of nowhere, as close as they can get them together without actually touching and with cheap labor and materials and then they nickel and dime you in the process ( I mean come on, you couldn't add a refrigerator cabinet?) For many of us for now this is our only path to home ownership. They offer incentives that reel you in and seal the deal. Everything is great until the ink is dry. After that you become just another idiot. They have no morals or ethics. If you have ever dealt with them they try to make you feel as though you are the one in the wrong. But no, I promise it's not you, this is what they do and they are great at it. They must take seminars on: insincere apologizing 101, the art of the bait and switch 102 and how to talk in circles 103. Their interview questions must be a long the lines of, how do you sleep at night after screwing hard-working people over? If you show an ounce of compassion I'm sure they tell you this job may not be for you. They pulled the old bait and switch on me and I have no recourse. They changed their site plans after of course I had already signed my contract and put a house beside me where there was no house before. That's fine, I like having good neighbors. Oh but no, they decided to make my neighbor my twin. Yes, they built a twin house right next to me. They copied my house down to the T. They made it dark, with stone accents and all. I have to pass by my house to get to my house. Let that sink in. Another example of their excellent gas lighting skills is they try to tell you that your house is Rivera Dusk Blue and this other house next door to you is Midnight Blue. Really? Both houses are dark blue! You changing the name doesn't change the color. Wait then there's more gas lighting and lying because then they tell you that your house is not actually in the next lot. See, I guess they are not supposed to build two of the same houses next to each other. But I can literally look out my side window and see the house is directly across from me. They even tried to change the definition of the word across! I had to pull out a Webster's dictionary and send the definition to them because they are so slick they have you questioning things you already know. They even tried to tell me the name of the street the house is different even though I can see the address on the sign and the street name is the same as my street name. I couldn't make this up! Please do your homework. There are other other honest, reputable builders in the Columbus area. Save up a little more and move to exactly where you want to go. It's not worth it in the end because now I've lost because who wants to buy a twin house? If I could sell tomorrow and not lose money I 100% would and take that from someone who made a lot of improvements to my home. But I can't stand the fact that I live in the community built by liars, thieves and run by retired used car salesmen that prey on hard-working Americans just to make a buck. They will throw stones then hide their hands. You've been warned. And before they post some generic rebuttal, remember that it's their job to have a response on standby to reply to messages. So when they tell people please call us about your concern or we are sorry to hear about your experience, please understand that it's a bunch of bologna. They don't care, their apology is insincere and you will not get a remedy. I even asked them in good faith to install a white railing on my home to differentiate the two homes from each other. Crickets on that request. So I will do it myself and pray that they don't copy that too. I would NEVER recommend MI Homes. Zero stars. Buyer beware!

If there is negative stars, I would have given them -100. This company is fraudulent. Be wary. If you have other options, never do business with them, they steel your money and give you a disposable house. If you have no choice but to buy from them be involved and voice record every transaction with them, they are liars they bluntly deny their promises so keep a record in voice and text.
Description of Work: They installed bathroom sinks that did not match the faucets that were too short and the water is pouring all over the countertop and when I called them to fix it, they said you are pouring water over the countertop and your hand washing technique is not correct. I do not know how this company was not shut down.

Builder was cavalier, sloppy, and attention to detail was nil. The entire roof was replaced after year one due to the roofing tiles not being secured properly. We are now doing some remodeling to update the home before putting it on the market and every time we remove a cabinet there are baseball sized holes that the builder left rather than fill. The wiring in several places is shoddy and we've had to re-do it. Both of the bathrooms had to be completely redone by putting in the proper greenboard since M I did not when they built the house. We've gone over our budget by thousands in our remodel since poor workmanship on M I's part has caused us to spend more to repair their initial work before new contractors will even touch the remodel. We would urge anyone shopping for a new build to NEVER go with a M I home.

Eventually we were so far in, commuting from home, and had put so much time into this place that we couldn't bring ourselves to walk. We closed in late August. We also closed on an unfinished home. After our final walkthrough there were many things that needed finished. Hardware was missing on the kitchen which on flat front cabinets made it unusable, the back door was wrong, wires were hanging out of the great room walls, and our AV wiring was incomplete. We gave them 3 weeks and set a closing date. They said after closing we were free to unload our stuff and move in. Since we had to go to work the next day we had our movers show up with our stuff from PA on the closing day. The night before when the movers were in Ohio and at a hotel we got the call that the house was not done. NOT ONE THING that was on our walkthrough 3 weeks ago was done. Not one! We called the movers who said the only option was delivery or we pay to return it to PA which we did not have the money for. We asked MI to pay for the return trip and they denied and said we could walk if we wanted, but they would not pay. We asked for money off the price of the home since it was unfinished which they refused. They said they'd give 3k towards closing costs, but that was it. We had no choice, but this time made sure we had everything in writing for what should be finished and when. Since then we have had multiple warranty issues. The worst of which required a total demolition of the garage and master bathroom. When they originally did the master bath they did not pour the concrete base correctly or seal it. It was above our garage and began to leak. After 3 months in the home, one day water began dripping from the garage ceiling and then water started squirting out of the electrical outlets. All the drywall, ceiling, and insulation had to be removed from the garage and huge fans were blowing to dry it out for days. In the bathroom the water seeped throughout the flooring and all the tiles had to be destroyed and the floors removed. The shower had to be completely redone. For a few weeks we had our toilet sitting in our bedroom. There incompetence cost probably a good 20k in repairs. Had that happened after warranty that would be ours. Our contractor was never there to supervise anything. We are terrified that something is lurking in the walls that we don't know about and our warranty is about up. We were never compensated for the living h*** they put us through, the lies they told, or the time they took out of our lives. We still have warranty work for them to do and are having a home inspector do a second walkthrough before the warranty is up. We have cracks in the foundation, parts of the ceiling have crumbled and you can see wood above your head, the glass backsplash shattered when the counter settled a half inch from the wall. We love our home, but feel bad she was made so poorly. We have spent the past year getting her in shape.
Description of Work: We bought a spec home in April of '09. We were first time home buyers and builders. We were moving from Pennsylvania and after seeing over a dozen homes, decided we were so picky we wanted to build. Unfortunately we had a single day to sit down at the design center to pick things out because we were out of vacation. The expected finish date was mid June. We started our new job in early July. Holly was great at the design center and hung with us through a 9 hour marathon of picking EVERYTHING out. We picked out many things which had not been done including some custom very high end cabinets and also glass backsplash. They even kept the place open because we had to finish. After that it all went terribly wrong. We were told that while the mid June date was an estimate, they had a 60 day from drywall guarantee. This was told to us by the initial sales guy, his boss, and lastly the contractor throughout the build. Lesson number one learned... get it in writing. For the next several months my parents took photos of the progress. Many small mistakes were made that we saw by photos. Columns were installed where we asked them not to be is one example. My parents were out there constantly and not once saw the contractor assigned to our house. That was our warning sign. Fast forward to July when we moved and are now living with my parents and our stuff is in storage in PA. The 60 day from drywall was mid July. First they argued the drywall wasn't up till late June, but when we showed photos my parents took with drywall up in May they finally conceded, but said the 60 day from drywall is an estimate, not a guarantee. Then they denied even saying there was such a thing. These same people that told me in front of my family (we were all there when this was said over and over) now denied the conversations took place. Again, get it in writing. Throughout July we were constantly at the home finding errors. Floor boards that were completely incorrect were being placed amid the correct boards. The tiles were wrong. The landscaping was installed without consulting us first. The molding was wrong. Never once was our contractor there. We had to schedule meeting times with him at that home. At one point when we saw that a stone water table we asked for and was in our contract not up, we threatened to walk. The contractor told us that the water table was no longer possibly as the siding was already up. Once we threatened to walk they did change it but it took a meeting with my wife in tears. We also had to request to meet with the landscaper to remove and replace the landscaping. At another meeting when we were getting concerned about the massive errors and lengthening deadline we were asked to stop visiting the home and that these errors are expected. "You should go on a vacation and not visit." Since our contractor was never there, we caught dozens of huge mistakes and nearly everything was done twice.

Overall, the building process went very smoothly. We found Showcase Homes to be very flexible in home design. We were able to extensively modify the stock plans for our home model, completely changing some room layouts and traffic patterns. Customizations were made such as adding a room in space that would normally just be attic space. We had built a home previously with MI Homes, and did not have nearly the latitude as we had with Showcase. Essentially MI Homes acted as a production builder whereas their Showcase Homes division acts as a (semi) custom builder. Our production supervisor was very responsive in addressing our questions and concerns. Our design consultant was very helpful in assisting us in selections for interior and exterior finishes, furnishings, floor coverings, and so forth. We were able to schedule multiple design sessions, and were able to modify selections as necessary, up to the time construction began. Following the closing, Showcase Homes warranty department has been very helpful at taking care of any "loose ends". To date, all concerns with our home have been satisfactorily resolved.

I've built several houses with them over the last nine years. They always do a great job. They always have it completed when they say they will. I would use them again in the future.
Description of Work: They built a new two story home for me. The home has cathedral ceilings, front porch, three car garage, multi-level bedrooms, a jack and Jill bathroom, two fire places, three bathrooms total, granite countertops, a full basement, and a den. It's got everything I want.

They provided me with discounts on my new home, held it until I had the money to move in and also gave me a substantial amount towards closing costs. They were just wonderful, all around. The house is wonderful and there is not a problem with it! I would definitely recommend them to others!

Generally we were pleased though we noted several fixes during our walkthrough before closing. Nothing major, mostly details like uneven counters, gaps in trim, some mountings not flush. M/I happily fixed most of these findings, though their fix for the gaps was to fill with silicone rather than dismantle and reinstall the cabinets/counters properly. This should have been a red flag. In the past month, November 2007, a water leak has developed beneath the floor of the master bath. We contacted the Warranty department to find out plumbing is only covered for two years. Apparently there's a good reason: the useful life of our plumbing is longer than 2 years but less than 6 years. Guess the short-cuts were not merely cosmetic. Not anxious to find out what else will give out not long after the warranty expiration. We recommend hiring an independent inspector during the ENTIRE process, not just for the pre-closing walkthrough when the really important things are already covered up.

The Sales Rep was very professional and very up-front about everything. She was not pushy, nor did she bug us about purchasing a home. She kept us updated when there were new promotions. She was even able to go to the builder and ask if we could alter a floor plan on a house that we liked. We decided to purchase an existing home, but I would recommend MI over any other company that we visited.

Very dissatisfied with the bait and switch we are experiencing.
Description of Work: We are presently building a Town Home in Grove City. We waited seveal weeks longer than normal for a Corner lot to open up, so that there would be room on the side of the house like the model. We were very explicit of this requirement to our sales person Tisch Young. The lot is being built, however there is less ground than an interior unit. The model is not a good comparison of what you are buying. We are very unhappy and seeking legal advice on getting out of this contract. They insist there are no other corner lots available and none like the model although several in the subdivision have ''available'' signs.

This was our first time building a home, and we were extremely pleased. While M/I does expect you to inspect their work, the construction supervisor was very picky about his subcontractors' work, and was very responsive to our questions and concerns. Our sales consultant, Brian Butler, was very good, and made the whole process as painless as possible. As with any new build, there were things that came up, but even after closing, M/I has come back to correct problems.

WHEN PUSH CAME TO SHOVE, HAD TO CALL EASTON ABOUT YARD WHICH HAS STILL TO BE FIXED CORRECTLY. LAWN HAS BEEN AND STILL IS A NIGHTMARE. I'M NOT ONLY HOME WITH YARD PROBLEMS IN AREA. AT THIS PRICE POINT, BUILDER SHOULD HAVE HELP FOR HOME OWNERS IN THIS LAST AREA TO BE DONE. AS DOES MOST PEOPLE, WE PURCHASED FOR LOCATION, AND I ADMIT TO BEING MORE THAN A LITTLE DISAPPOINTED WITH THE YARD. HOWEVER, SHOWCASE HAS NOT RUN AWAY AND SAYS THEY WILL HAVE THINGS RIGHT BEFORE THE WEATHER TURNS BAD. I WILL UPDATE SPRING 2006 IF STILL HAVE PROBLEMS.

OVERALL, THE EXPERIENCE WAS GOOD. OUR SALES PEOPLE WERE EXCELLENT, AND ALWAYS STRIVING FOR GOOD SERVICE. THE BUILDING SUPERVISOR WAS ALSO GOOD. YOU HAVE TO KEEP AN EYE OUT ON YOUR HOUSE, TO MAKE SURE THEY ARE DOING THINGS CORRECT, THE SUBCONTRACTORS DON'T ALWAYS DO THINGS HOW THEY'RE SUPPOSED TO BE DONE, AND IF YOU CATCH IT, THEY'LL FIX IT. THE DRYWALLERS THEY HIRE DON'T ALWAYS DO THE BEST JOB AT CONCEALING THE SEAMS, SO YOU ALSO MIGHT WANT SOMEONE WHO IS GOOD AT DRYWALL TO CHECK THINGS OUT BEFORE YOU SIGN ON THE DOTTED LINE. BUT WHEN WE DID FIND THINGS WRONG, THEY WENT OUT OF THEIR WAY TO FIX THEM.

THE CONSTRUCTIONS SUPERVISOR WHO NAME JERRY IS NOT EVEN QUALIFIED FOR THE JOB. HE MAKES LOTS OF EXCUSES, AND IS NOT WILLING TO HELP THE HOME BUYER TO RESOLVE ISSUES. YOU NEED TO GO TO THE UPPER MANAGEMENT FOR A SOLUTION. IN FACT, I NEEDED TO CALL THE DIVISION PRESIDENT, RICK MATTHEW. HE WAS NOT VERY HELPFUL AT ALL BECAUSE HE CLAIMED THAT HE LOOSES A LOT OF FACE IN FRONT OF HIS EXECUTIVE FOR CORRECTING SOMETHING THEY DID WRONG. AFTER CLOSING, A LOT OF ISSUES DIDN'T GET FIXED IT ON TIME. AFTER 3 MONTHS OF CLOSING, I STILL HAD A 4 BY 10 SWAMP (STANDING WATER) IN MY BACK YARD AND IT HASN T BEEN YET.
