My recent experience with Habitation Investigation and their inspector, Karl, left much to be desired. From the outset, it was evident that Karl lacked the professionalism and attention to detail expected of someone in his position. Throughout the inspection, Karl displayed a concerning level of disengagement, frequently diverting his attention to personal phone calls unrelated to the task at hand. He took multiple phone calls regarding his home he was in contract for. This not only disrupted the inspection process but also raised doubts about his commitment to providing a thorough assessment of the property. He would message his wife, who is apparently a teacher? Karl's hesitancy to fully inspect critical areas of the property, such as the crawl space and various appliances, was particularly troubling. Despite my insistence on the importance of examining these areas, Karl seemed reluctant to do so, dismissing them with casual remarks like, "If one unit looks good, you can assume they all look good." This approach reflects a lack of understanding of the inherent variability within multifamily properties and demonstrates a concerning lack of thoroughness in his inspection methodology. Furthermore, Karl's inability to effectively utilize his equipment, such as his phone's camera, was evident throughout the inspection. Instead of conducting close-up examinations of potential issues, Karl opted to take photographs from a distance, resulting in several oversights, including a substantial leak and damage to the main sewer drain, which went unnoticed until I personally brought them to his attention. Additionally, Karl's lack of attention to detail became apparent when he failed to properly assess the condition of the property's plumbing system. Despite assurances of a comprehensive inspection, Karl neglected to inspect all the pipes in the crawl space, relying instead on superficial observations and distant photographs. This oversight led to the failure to identify significant issues, such as the presence of excess water along the side walls of the crawl space, which could have serious implications for the property's structural integrity. He opened one of the crawl space and reported "looks good, and the same like the rest of them." He then closed the crawl space door. Despite his remark, I reopened the door and went inside the crawlspace myself to find a bunch of water all over the side wall of the crawlspace. Despite my attempts to address these concerns with the management team, I was met with a disappointing lack of accountability. It is unacceptable that Habitation Investigation continues to employ inspectors like Karl, whose lack of professionalism and attention to detail jeopardizes the integrity of their services. In conclusion, I cannot in good faith recommend Habitation Investigation for housing inspections, given the substandard performance demonstrated by Karl during my recent inspection. Prospective clients should be aware of the risks associated with entrusting their property assessments to individuals who lack the necessary expertise and dedication to perform their duties effectively. I'm composing this detailed review to provide my perspective, as it seems the company has only received input from Mr. Karl. For those considering this company, I urge caution. There must be reputable firms that uphold proper standards. A responsive management team should address customer concerns. If this is the best they offer in inspectors, the positive reviews may not be reliable. I'm grateful I was present to monitor closely, as many rely solely on inspectors' assessments. Despite my efforts, I still have yet to hear from them.

No one went on my roof or looked in eaves to see that there were leaks and that there were plumbers metal strips on south side of roof to keep shingles from sliding off roof. Pictures were taken from sidewalk. I have a 3 story house. I purchased the home and within 2 weeks discovered that I needed a new roof. I asked to Habitation to stand behind their warranty and received a threatening response and ultimately after hiring a lawyer, received no money toward fixing my roof. I would not have bought the home if I had known there was this issue, and I would NEVER recommend this company to anyone! the picture posted was a Google Earth photo from 2015- Habitation said the strips were put on after their inspection March 15, 2018

She failed to heed our advise in the inspection report to have it further evaluated by a roofer. We identified several issues and recommend each time for her to have a roofer evaluate and make repairs as needed. She failed to follow our recommendations. I offered her a refund in the beginning to help her despite her situation not being our fault, she turned it down. Her attorneys letter was forwarded to insurance and to an attorney. It was determined that our inspector/company followed the standards of home inspections (not required to walk roofs, especially high ones) and that [Member Name Removed] failed to follow our recommendations. I have the document from them verifying this as well as the inspection report telling [Member Name Removed] to have the roof evaluated and repaired several times in the report and in the report summary. Any complaints regarding us I deem to be slanderous and defamatory. If she is to be mad at anyone it should be at herself for not following our advice or at whoever told her not to have things looked at.

We called Habitat Investigation after receiving their information from our realtor. I called a few placed and ended up choosing their services because their inspection quote was the lowest and they were able to come the same week. We were running a few minutes late to the inspection, but when we arrived, Chris was already inside and had completed the outside portion. He was extremely thorough and spent a great deal of time going over every detail of the home. We were so impressed by Chris's professionalism and attention to detail. We will absolutely be promoting Habitation Investigation to friends and family! Thanks for a great experience!

Jim preformed our recent home inspection. The transaction to purchase our home was a bit rocky. Jim was easily able to accommodate a schedule change, which we really appreciated. His inspection was thorough. We did have a few questions after the inspection (we were not able to stuck with Jim during the inspection because the previous owners we we present, which necessitated the exchange of pleasantries). Jim was able to address the questions that we had quickly. I was unsure whether to do a gas line inspection, but Jim found a small leak, so I am very glad that we did! Jim contracts out the radon inspection. The guy that he uses is fantastic and it was nice for me to go to one place and pay one bill.

I heard about Jim Troth through my realtor. I ordered an inspection and he came out on the specified date. I was unable to meet with him, however he did an excellent job. His review was very comprehensive and was finished the same day. (This is very important when trying to get everything in line to close on a house). His report was awesome. It was very thorough and the pictures he takes are great. I would certainly recommend his services to anyone.

During May and June Jim Troth of Habitation Investigations performed inspections of two different homes we were interested in buying. For both inspections he was on time, thoroughly professional, and provided excellent explanations of the work he was doing. My husband especially appreciated Jim's willingness to answer questions. We were also very impressed with the reports he delivered to us (electronically). They were very detailed and clear, and they were sent to us the same day he performed the inspections. He clearly understands how important his work his for the buyers, sellers, and realtors that need to depend on accurate and reliable reports. We were also very impressed with Jim's office manager who handles the scheduling of his appointments. She was friendly and easy to understand on the phone, and she returned our phone calls quickly. After Jim completed his reports she contacted us by phone to see if we had any questions. It is a pleasure to do business with Jim Troth. He is thoroughly knowledgable as a home inspector, and his efficiency and good communication skills are much appreciated. He did an A++++ job.
