Erin LaBuda

I used Erin as a buyers agent to buy my condo in 2005. She was very easy to work and had insightful information about the communities I was looking to buy in. The process from beginning to end was seamless and super easy. We even closed in less than 2 weeks! I used Erin again as my agent in 2009 when looking for a house. At that time I ultimately decided not to buy. I would use Erin again in a heartbeat!

She lied to us. She withheld information and gave us false information regarding the removal of the stove and refrigerator. She was very nice and personable which made the whole situation even more painful to accept. We had more than a month between accepting the final offer and closing on the house. Being first time home buyer's we trusted that Erin LaBuda had our best interest in mind and she assured us that she did. For the most part, we wanted the place to be clean and repairs to be completed. We had no idea she would lie to us about what happened to the appliances. We wanted to see the house for measurements and and to inspect repairs just five days prior to closing. Erin said the seller needed more time. Then we had a 72 hour walk through scheduled three days before closing and once again we were asked to give the seller more time. So we scheduled our walk through the following day which gave us only a little over 24 hours before closing. THAT"S WHEN SHE LIED TO US. We entered the house and found Erin testing the stove and examining the refrigerator. She said that the two appliances had broken down and been hauled away and the seller had to replace the appliances. THIS WAS FALSE INFORMATION. I had doubts but proceeded with the closing. After a week I called the warranty company and they said the replaced appliances were not covered. I called and emailed Erin for a whole month trying to get receipts and documentation on the appliance removal and replacement. I was told the original appliances had been donated to Goodwill even though they were supposedly broken. MORE FALSE INFORMATION. I finally know the truth. The appliances never broke down. Instead the seller gave the refrigerator to AEP for a $25 rebate and she just simply gave the stove to the moving company. Erin LaBuda knew days before the walk through about the appliances yet she withheld that information form us. And then fed us false information at our walk through by saying the appliances had broke down. HAD we known right away we could have renegotiated our offer or walked away. HAD we known the truth we certainly would have not gone to closing. She gained a $3900 plus commission from this sell. I have filed a complaint with the Board of Realtors and The Ohio Chamber of Commerce Division of Real Estate and Licensing. I wish I had never put my full trust in Erin LaBuda. Buyer Beware- she is a wolf in sheep's clothing!
