We needed an agent to buy a house so our family could move from Pittsburgh to Columbus for a career opportunity. We have bought houses multiple times during previous relocation moves. Since we have purchased numerous properties and are very hands on in both the search and negotiation process, we wanted to find an agent who could represent our interests from afar, who would understand our motivations and desires and anticipate our thinking, and ultimately who could partner with us to make sure we got the perfect house at the perfect price. We didn't want to go through the pain of trying agents just to eventually find the right agent, so we were smart and used Angie's list and google reviews to try to find an agent that aligned to our values and approach. We set up time to video chat with Gary and Monica before committing, and we could tell from our introductory chat they were going to be perfectly aligned to what we were looking for. They wound up being the perfect agents - patient with us as we shopped for homes, intelligent about giving us ample data to make value determinations on each home we became interested in, recognizing and respecting the level of details and engagement we wanted to have in the offer process, and giving us sage advice as we made offers on the homes we liked. It took us 6 offers to find the right house at the right price, but Gary and Monica never lost patience and demonstrated the same ownership and patience they had on day 1 up through close. You won't find a more trustworthy and proficient set of agents in the Columbus market!

Gary and Monica were fantastic to work with throughout the process. They responded to my initial contact immediately and got the process started. Met me at my condo and later at my home to walk through the process and discuss my options. Monica kept me updated throughout the process and was extremely professional. When the appraisal came back below expectations Gary was immediately debating with the lender as he truly felt it was below true value. I sold my condo quicker than expected and for more money. I would refer Monica and Gary to my friends and family and plan on using them for any future real estate needs!

When I moved to California in 2007, I could not sell my house in the terrible economy. I rented it out, but 8 years later my renter moved out and I wanted to sell it. But my poor house was worn out, and needed to be flipped. Gary and Monica helped me through the whole process. We planned and budgeted to flip it, but since it was winter we considered renting it for the short term and fixing it up in the spring. They found a buyer who needed a year to qualify, and arranged a rent-to-buy lease, with a win-win purchase option, for the house as-is. A year later the buyers had put some sweat equity into the house and were qualified to buy. Monica and Gary completed the transaction painlessly and for more than I expected to net out of the house. Monica and Gary Cook (Coldwell Banker/King Thompson) When we sold our condo, we selected Monica and Gary as our realtor, based on the reviews on Angie's List. Setting up the original appointment was fast and after they toured the property, we sat down to go over the selling/marketing process. They answered our questions easily and thoroughly and provided a detailed cost analysis. After signing the contract, Monica worked tirelessly to market the condo. The unit was only on the market three days before the offer came in that we accepted! With Monica's help (and their office staff), all of the negotiations and paperwork went so smoothly. They responded to phone calls and/or emails quickly, answered our questions, and really know the business! We used the title company the Cooks' recommended and are glad we did. Everything was handled efficiently and quickly. Monica and Gary made what could have been a very stressful event in our lives easy to handle and we can't thank or praise them enough.

Our initial meeting was with both of them as they thoroughly explained the process of selling your home and in depth details of how they would use all available marketing tools. Gary's experience as a former appraiser will help set a fair market price for your home. He will analyze a large number of comparable homes and level the playing field with pros and cons of each versus your home. This number was dead on in our case. We listed on a Saturday and had an offer the next day and were in contract by Wednesday of the same week. After the first meeting, we only dealt with Monica as they split the remaining workload among their clients. She was fantastic. Always available, promptly returned calls, emails, texts, and ten steps ahead of the process. Our transaction with the buyers had some twists and turns, but nothing Monica had not seen before. The transactions went extremely well. The house we were selling was in contract after one day on the market and we really had no issues with the transaction. As for the house we purchased, we found the house that we wanted and Monica & Gary provided us with a thorough market analysis that helped us negotiate a lower price on the purhase. They also were able to coordinate both closings on the same day to prevent us from having to do a double move. They did a fantastic job!

I thought I knew what it felt like to work with a good realtor. Then we met the Cook team, let me just say they blew my mind. I always thought in the back of my mind a realtor fee is expensive and they barely do any work. Well, the Cook team earns every penny.
