Bradley and his workers were tireless, prompt and thorough. The carpentry was complicated and was beautifully done by the owner, who works side by side with his small crew. The price, while high, was comparable to a similar estimate from another company.
Description of Work: We had to replace our 24 year old roof. In addition to the typical job, Bradley repaired multiple rotted roof beams, replaced old decking and solved a roof-overhang problem that required major carpentry. All of this was discussed in detail and included in the original estimate.

Th overall project went well and we were pleased with the finished product. It was expensive compared to other bids but well worth it in hindsight.
Description of Work: Replaced several roof vents with ridge vents. Replaced skyligh in dinette. Removed gutter guard and reinstalled. Removed two layers of roofing, replaced several sheathing boards, installed new roof. Inspected and serviced all flashing.

I will not contact Bradley Builders again.
Description of Work: I called Bradley builders and they were not even willing to look at my roof and give me a quote. They wanted to send someone to repair without a quote and when I told them I thought the whole roof needed replaced and wanted a quote they indicated they do not give quotes. How can they expect me to be willing to go with them without a quote first?

Wow..I am not sure how to respond to this members report. She called for a roof inspection due to a recent wind storm in Grandview Heights. Her phone call was returned the same day. I encouraged her to contact her insurance company first. She refused my advice and demanded a free inspection. The problems began when I explained to her that we do not perform roof inspections due to acts of nature - that is the role of the insurance adjuster. If a homeowner needs a new roof we are happy to provide a free estimate along with sound professional advice. Insurance claims are different and should go through the insurance company first. Unfortunately, many roofing contractors are now trying to fill the role of insurance adjuster. We have had five F reports on Angie's List during our 11 year working relationship. They all have one thing in common - I turned down the job because we do not offer the product or service which the member is seeking. Most members are delighted to receive a return phone call, free phone advice and a referral to another company who can help. Please read our other reports and note that we have received the Super Service Reward for ten years in a row.

We received five different estimates for the new roof. Brad's estimate was right in the ballpark with the other estimates, however, it was much more thorough than the others. Brad took his time and educated us on critical components of roofing. Brad was also helpful to us in dealing with our insurance company and making sure that we received a fair settlement. Despite bad weather the roof was completed in a timely manner. Brad and his crew were respectful and took great care in cleaning up after each day's work. We are extremely happy with the results and would recommend Bradley Builder's to anyone interested in a high quality roof at a fair price.

The owner of Bradley Roofing returned my call promptly and was very professional. Being a smaller sized crew of about 4, he kindly informed me that they were unable to take on our project since our roof is so large and extremely steep. I appreciated his honesty and openness. And as competitive as this field is, he even gave me a few recommendations of companies who could do a good job on our roof. I wish it could have worked out to use this company as I first look for integrity and honesty in a company that I hire - this owner clearly has both of these qualities.

From the first few days of our research on possible roofing contractors to the completion of the work, we were more than impressed with Brad Arensberg's attention to detail, his dedication to informing us about the options available to us and the strong and weak points of each, and the fine quality of his crew?s work on all aspects of the actual job. We got a great value for the money. We especially appreciate his attention to what might seem to be the peripheral parts of a roofing replacement?venting and chimney flashing?but in fact are significant parts of such a project. We also appreciate his crew?s cleanliness and respect for our yard and driveway as they worked. We definitely would recommend him to anyone needing roof work.

When he came out to my home he was very thorough. He was the only roofer who went up into my attic. He gave me thorough measurements, a thorough assessment, he took the time to go through all of the options. He was through about what constituted a good roof, what I really needed and why I needed it, what the current code was, and even what other people might tell me to get them to do the work. He was the first and only roofer who came out to my home and on his own told me that I needed to have some special work done. He explained that I was going to need to have some flashing work redone. He said that I would need to have the flashing cut out of my home and re-install new flashing so that the step flashing would fit. He was up front and knowledgeable enough to look at the roof and tell me that I needed to have the work done. When I confronted other roofers about it they just gave me the run around. He is very very good. I was happy to have him come out. His estimate was twenty five hundred dollars less than any of the other estimates that I received. The only reason that I chose to go with another company was that he wanted to use a kind of roofing that I did not want.

The overall experience was very good and they were very professional. They were very timely and well organized. We had a small concern about something in the yard and it was absolutely remedied. I guess that they price was pretty good. I would use them again if need be.

Our roof is extremely steep and was a hazardous job for the workers, but everything was done beautifully and on time. We love the new shingles. Brad gave us excellent advice during the job and performed the work as if it were his own home.

I contacted Bradley Arensberg in February 2007 for an estimate for the job, and it was completed as soon as the weather was good enough the first week in April. The workmanship was excellent. This is notable because the house is old and he made sure that the carpentry and vents looked perfect from the street. We only had a few problems, and one was my fault. 1) He doesn't like to make aesthetic decisions, but did tell me why one of my choices wasn't going to give the effect I wanted. I thought I was happy with my final choice, but I didn't like it at first. He would have stripped it and changed the shingle color for the price to strip and replace. The cost would have been too much, but after living with the color for a month, I was happy with it. 2) Three places on ceilings/walls in the upstairs rooms suffered cracks from the pounding and walking on the roof. I asked for accommodation but didn't receive anything because he said he had warned me about it. 3) One of the trees growing very close to the house was broken in several places, a downspout was damaged, and some flashing was bent. He was very accommodating for the tree and deducted the cost for my arborist to treat the damage, and fixed the downspout and flashing himself.
Description of Work: The roofs of my house and garage were replaced, prior to the wind damage we've received in the last year (sorry I'm so late in posting this). Bad sheathing and flashings were replaced, a vented drip edge was installed, a non-functional plumbing pipe was removed the other painted, a roof jack was installed so that we could install a bathroom fan, and the site was cleaned up before they left. The work was excellent, and we had absolutely no problems during the wind storms.

This company installed a new roof for us in 2003. In July 2009 we experienced a leak coming in the kitchen ceiling. I called Brad who came out and inspected the roof. The problem was due to a bad siding job. Brad also pointed out some problems on the chimney crowns. This was done at no charge to me. Bradley Builders is truly a top notch company.

Brad and company were very professional. Punctual with response to calls, delivery of estimates and completion of job. Provided recommendations on correction of original builders mistakes and supplied documentation on what was wrong and how to correct. Ex: Original builder combined mushroom vents and ridge vents preventing the proper ventilation of the attic. Brad recommended closing up the mushroom vents and replacing entirely with ridge vents. The team did a great job of cleaning up and ensuring that the job was completed to our satisfaction and within estimate.
Description of Work: Removed old roof and replaced with new roof. Repaired flashing around chimney. Replaced rotted piece of plywood.

Our first contact with Brad of Bradley Builders was via e-mail requesting an estimate for a new roof. I belive he contacted me within a day or two at the most and we had a meeting set up for the following Saturday. He preferred that both my husband and I be present so all parties would understand the process and pose any questions we may have. He was thought he was going to be a few minutes late and called to tell us which is admirable; most just leave you wondering. Our roof was the original from 1984 so it was in pretty sad shape and required a total tear off. We walked the entire perimeter and pointed out several additional items that needed attention that we would have never noticed let alone known there was a problem. He explained the benefits of ridge venting as opposed to the cap vents currently in place and many other items of which the proper terminology escapes me. He spent over an hour both inside and outside with us and answered every question in detail. By the time he left I knew he was the one we would hire even though I had two other estimates lined up. Neither of the other contractors requested to meet with both of us let alone one of us and were just going out solo to do the estimate and forward us the price. He stated that he would be able to start the middle of May (barring the obvious threat of weather delays this time of year). There ended up being a week delay due to the weather which was of no consequence to us. The job was completed in less than 3 full days. The whole process was seamlessly completed. The crew was there everyday until 5 or 6 pm. Once completed, the yard and surrounding areas were left in excellent shape. You would never have known anyone was there. I tend to shy away from the larger commercial companies for any type of home improvements and have never once had a problem with anything that I have had done. The quality, price and professionalism of Bradley Builders thoughout the process served to strengthen that ideal.

The job was scheduled to begin and did begin on June 22. Everything went as planned and as he had explained. They arrived while I was at work and began the tear off. Brad and I had discussed bad sheathing so it was no surprise that bad sheathing was discovered. Brad also discovered inconsistencies in some of the rafters and the original hat vent system. Before applying the sheathing he patiently awaited my return from work to show me what had been discovered and how it could/would be remedied. This communication was ever-present throughout the roofing process. The gentlemen who accompanied Brad for the job were also polite, respectful and willing to answer any questions or concerns that we had. The job lasted 5 days. Everything that had been discussed prior to the start date was consistent with everything that was done during the 5 day work period. I never felt like the job was rushed or felt as if they were dragging their feet. They were fully engaged in doing a thorough job. Upon completion of the job, my yard was thoroughly cleaned up(even though they really didn't make much of a mess) and I met with Brad a couple more times to tie up all the loose ends of the job. The only surprise we got from the job was the additional sheathing and as I stated before that wasn't much of a surprise. True to form, Brad walked(not ran) us through the roofing process and continued to communicate throughout the process as well. Overall we had an excellent experience with Bradley Builders. I will be recommending them to any one with roofing needs. What sold me was the communication aspect. Brad was fully engaged with me throughout the entire process. I didn't feel as if I was just another job. Every aspect of the job was explained to me and I was educated about every aspect of the job. Brad and company were always prompt and polite and all the work was consistent with the estimate and if anything wasn't, that was thoroughly communicated to me prior to any work or the continuation of any work being done. The job went very smooth and I have no complaints. I told Brad he would receive the first call in 30 years for a new roof and I sincerely meant that. You cannot go wrong with Bradley Builders.
Description of Work: Complete roof tear off and replacement on 40-year old home. Two layers of roofing were torn off and 37 pieces of sheathing were replaced. The chimney flashing was also replaced. Replacement of cap, collar and boot on furnace pipe. Replacement and movement of pipe vent from kitchen. Replacement and closure of original hat and gable vents to ridge vents. The aforementioned services provided were the major points of this job. Due to the wind storm in early 2009, the need for a new roof arose. After consulting Angie's list for a good company, we decided to go with Bradley Builders. They had the most consistent review of above average work history. I contacted Brad for an estimate and he promptly returned my call and we set up a time to meet. Our initial meeting was basically a meet and greet where we discussed what services I was interested in and what services he could/would provide and the overall structure of how he would approach the job and the choice of roofing. Our second appointment was the estimate phase. I received a written estimate about a week later. Brad was always prompt and on time for our meetings and correspondence. His estimate was extremely thorough; he did not miss anything. Within the estimate was a thorough description and breakdown of the roofing needs and solutions as well as a complete explanation of those solutions. Of all the companies I had dealt with, I had never received so much information; he was basically educating me and explaining the work he was going to do. Brad's ability and willingness to communicate and educate the customer was a very refreshing experience. He walked(not ran) us through the entire process unlike the other companies we had dealt with. Once the estimate was reviewed it was a no-brainer in terms of deciding what company to go with. Bradley Builders had won us over.

An excellent experience! Brad came out and spent over an hour going over all the problems with our roof and how he would fix them while all the other roofers mailed us quotes. He was the only one that pointed out some serious issues with our current step flashing and siding which would necessitate some trimming of the siding. Also the only one that pointed out that our "cricket" next to the chimney needed work to correctly direct water completely around the chimney and into the gutters. Our furnace B-vent had always been too long and crooked and Brad worked closely with an HVAC contractor to straighten and shorten it from the attic through the roof. Brad gave us references of several homes he recently worked on and they all gave rave reviews. Also gave us a house to look at that matched our intended shingle color/style. Very meticulous. Takes time to do things right. He is known as the "Roof Geek"!
Description of Work: Removed old and installed new 30 year dimension shingles. Trimmed vinyl siding to properly accommodate new step flashing/J-molding. Straightened and shortened bent furnace B-vent. Cleaned and caulked glass seals in skylights.

Owner was prompt to return my call and explained that they only do complete replacements BUT spent the time with me on the phone to ask questions that helped me discover what was actually causing the moisture. I did not need a roof after all, but more insulation. Bradley Builders was the first company to discourage me from simply paying for a new roof before exploring the other potential causes. They saved me thousands of dollars. Had I needed a new roof (or when I do in the future) I would definitely have wanted to hire this company. Their forthright professional integrity is a rarity and worthy of recommendation.

Sheer perfection!! I received quotes from six roofing contractors (which can be a long and painful process). Brad came over on a Saturday (I didn't have to miss work) and brought alot of information and articles about proper ventilation, etc. Brad had noticed a few quality issues with my existing roof and highly recommended that they be corrected, especially if I wanted the job done right (and this was not the case where a salesman normally tries to sell you more than you need!). My existing roof was definitely shoddy, even to a layman. He showed me how my vinyl siding had not been properly trimmed where the roof shingles align next to it by comparing it to my neighbors, which had been obviously installed correctly. He also noted how the gutter spout from the upstairs emptied water "horizontally" instead of "vertically" onto my garage roof, which puts additional wear on the roof. This problem I was aware of and was impressed that he was the only roofer who offered to correct it. He also put down an extra layer of ice/water shield on the spot where the water ran off. He also had literature concerning the esthetic appeal of putting the ridge vent on from "end to end" on the roof, instead of 2/3's or 3/4's the length of the roof, so it would look much nicer. When I couldn't decide between two colors of shingles, Brad gave me addresses of houses with each color that were near me, so I could drive by and decide which one to go with. For all the work that he wanted to do, I thought "his quote will be OFF the charts compared to the other roofers" since he was going to go the extra mile on every aspect of the installation. Brad works on and completes one side (back vs front) of the roof at a time, so if you want your roof completed in 4 hours so the crew can move on to the next job, then call someone with the signs on the corners. When I received Brad's quote, I was amazed!! I actually had three other quotes that were higher than his! My insurance even covered all the additional work (trimming vinyl siding)! I now need to try to get Brad to do plumbing, electrical, painting, etc. work so I can use him for everything. Maybe he can give seminars to all types of contractors on how to do a job RIGHT, from start to finish! He has set the bar high, and I just fired a painter (exterior) because I am tired of letting the contractors have everything on THEIR terms (scheduling, excuses, poor customer service, cutting corners on quality, etc.)
Description of Work: Removed entire roof and replaced with 30-yr dimensional shingles; repaired vinyl siding torn away by high winds; rerouted upstairs gutter spout to lessen future damage to roof; trimmed vinyl siding in order to make sure step flashing was properly seated between the wall of the house/chimney and roof.

I couldn't be more satisfied. As a design engineer, I valued the attention to detail and execution of the job to the manufacturer's specifications. I had high expectations when looking for a roofing company, and Bradley Builders exceeded them. There were no short cuts or substitutions that compromised quality, and not a hint that they were trying to rush on to another job like so many of the other contractors I saw in my neighborhood during a time when many needed a roof replacement. From the start, Brad was involved in every step of work performed, supervising his trustworthy crew. His experience and technical knowledge was apparent from day one. The initial inspection was much more thorough than other companies, including a look in the attic to discuss ventilation options and a check for moisture problems. Every question and concern I had was always answered. He took the time to investigate different shingle options for me regarding upgraded wind warranty, and always kept me up to date by phone when scheduling the work. Brad and his crew worked long days and stayed until the job was done right. They did an excellent job with the tear-off and clean-up (I only found one nail on the property...under a bush) and had to courtesy to ask if I wanted to throw away anything in the dumpster they used. After this past winter, I was anxious to see how the new roof would perform in the Ohio spring weather. I can happily say that with the heavy rains and wind gusts we've had the last two months, I've seen no problems and I don't expect any in the future.
Description of Work: Bradley Builders completed an entire roof tear-off and replacement of a 15 year old roof for me after the hurricane Ike wind storm in September '08 severely damaged my roof. They installed a Certainteed Landmark 30-year dimensional shingle on my house together with upgraded shingle vents and all the required underlayment, flashing, pipe boots, etc.

Brad was excellent to work with. I had delayed over a year and a half getting a roof because I dreaded interviewing contractors. He was courteous and willing to explain and re-explain terminology, what a roof needs, and the whole process including "leave the building permit on the front door or the city will shut us down!". His estimate was within $300 of two of the others, actually the middle price of the 3, (the 4th estimate was nearly double the price!). His contract was detailed, and comprehensive. It wasn't the painful experience I expected because I trusted him to do a good job and protect my house and it's interior. I would hire him again.

Contractor did return my call, but, it seemed more than barely perceptible that the individual didn't like to work in the "west end." He stated that he had noted my location by the 279 prefix of my telephone number and that most of his work is in the Clintonville area. He added that he hadn't worked in "that (west end) area for around ten (10) years.

WE RECEIVE A LOT OF CALLS FOR REPAIRS AND WE DO NOT DO REPAIRS, BUT WE STILL RETURN THE CALLS AND TRY TO REFER THE HOMEOWNERS TO OTHER CONTRACTORS THAT WE KNOW AND TRUST. We are very pleased with our new roof. The estimate was the highest we received, but we went with Brad because of his commitment to doing the job right and satisfying the customer. He is direct, honest and strives to meet all of the customer's expectation. He really knows what he is doing and is very professional. I highly recommend Bradley Builders if you want to job done right. He takes his time, it's not just a slap up job you might get with larger companies.
Description of Work: Complete tear off of roof. Installed roof, did vents and replaced flashing. Corrected many mistakes done by the original builders.

Brad did an excellent job of explaining the structure of our roof and vents. He explained the options on roof venting very thoroughly and the work was completed with great attention to detail. I highly recommend Bradley Builders to anyone needing roof work done.
Description of Work: Bradley Builders replaced our house roof and our detached garage roof. They replaced original damaged boards on the roof as needed.

Brad was excellent to work with. He is very knowledgeable about roofs, especially in the Clintonville area. His inspection was quite thorough and he provided us with information on what to take into consideration with this kind of work. His estimate was spot-on. When it was time for the project to commence, he and his crew were punctual and quite professional. They made sure the work site was kept clean each day and even went to trouble of checking with neighbors to make sure they weren't inconvenienced. We were quite pleased with our new roof and thank Brad and his crew for all their hard work!
