Our family-owned business is three generations old. We started in 1952 meeting the needs of homeowners that just weren’t being met. As times and demands have changed, so has our company. If the customer isn’t happy then we aren’t doing our job. No one understands that better than we do. We took the concept of warranties and turned it upside down. Cost is determined by the job. Water dispenser on refrigerator wouldn't work. Was advised it would not be covered, was not a mechanical problem. Sewer problem, which was first advised was not covered. After much complaining, was advised they would cover $500.00 of a potential $1200+ fix. We feel that home warranties are just SCAMS! Waste of time, cannot afford repairs, that why we bought home warranty. SCREWED!
Description of Work: There were two problems. Water dispenser on refrigerator wouldn't work. Was advised it would not be covered, was not a mechanical problem. Unfortunately, beverage dispensers are excluded from coverage regardless of the issue. We cover the refrigerator and your icemaker. As for your sewer, we do cover clearing blockages in your line outside the foundation of your home. If you have a break within the foundation of your home and enclosed in concrete, we will cover up to $500 toward that repair. Again, we want to be sure you are completely satisfied with your coverage so please contact our office so we can review your claims and work toward an agreeable resolution.

It has been a very positive experience. They sent out some very good professional people. I have not had good service through the previous warranty company I have used but this one has been great. I would highly recommend them.

Chapter 1 This warranty only seems to be valid only if the covered appliances work. If something does not work, ABC will send a technician out to look at the appliance. If the repair happens to be in the technician's area of expertise then all is well. However, if the tech is unable to fix the problem or if the problem persists...tough luck for you. In my case the dishwasher leaked to the point that it buckled the hardwood floors in the kitchen. I called ABC, who sent a guy out who replaced some parts. I was told it was fixed. We ran the dishwasher again and it still leaked. We called ABC again and they sent the same tech. He looked at it and could not find a problem. We ran the dishwasher again and it still leaked. We called ABC again, they sent the same tech out for a third time. He looked at and could not find the problem. We tried the dishwasher once more and it still leaked. I called ABC and asked to speak with someone in a position of authority. I spoke with a guy named Tim and quot;Moreic (sp),and quot; who claimed to be an owner of the company. I explained the problem with the dishwasher and my frustration with ABC. Beyond his obvious indifference to the problem he accused me of trying to coerce ABC to buy me a new appliance. That is not necessarily true. I just want ABC to live up to their warranty and I would like to have a dishwasher that doesn't leak. It seems very simple to me: FIND and FIX THE LEAK in the dishwasher or replace it with one that doesn't leak. I have no idea why the dishwasher leaks; I just know that when it runs it leaks water onto the floor (and sometimes into the basement). The wetness and damage to my floor are not imaginary. I invited and quot;Timand quot; out to look at the wet ruined hardwood floor but he doesn't care. The payment check has cleared so in his mind he work is done. Bottom line: the warranty from ABC is not worth the paper on which it is written. Eventually the dishwasher problem was fixed when another tech came out. Chapter 2 The guy I talked with on the phone, who identified himself as the owner called me on two occasions after my post. He apologized and said that he did not mean to come off as flippant during our previous conversation. He seemed sincere and asked that I remove my Angie's list post. I took him at his word and I really meant to remove the post but never got around to it. Chapter 3 A few months prior to my contract was to expire I received from ABC mailings asking me to renew my contract. I think I got 2 or 3 letters. I wasn't sure one way or the other and thought that if I were to renew, I would do so at the last minute. Chapter 4 About 4 or 5 weeks before the contract was to expire I noticed again that the basement was wet and it appeared that the furnace was leaking. (a gas furnace drains off water resulting from the combustion process) I called ABC and asked that they send a technician out to look at the furnace. The woman who took my call said that a tech would call to set up a time to come to the house and look at the furnace. I expected that a water leak of any kind would warrant a high priority and that a tech would call that day. No one called so I looked for the leak myself. It turns out that it was not the furnace but the DISHWASHER in the kitchen directly above the furnace room was leaking water.......a lot of water. I ripped that dishwasher out, bought a new one, installed it myself and all is well. Chapter LAST!!! About 3 WEEKS later someone from ABC calls asking if I still needed a tech to look at my furnace. It turns out that my furnace was OK but, IT TOOK ABC 3 WEEKS TO RESPOND TO A REPORT OF A WATER LEAK FROM A FURNACE!!!!! I asked the person why it took ABC 3 WEEKS(1) to call me back; and BTW, the tech never did call. She said that the techs were back-logged. Really? There is a 3 week backlog to to a report of a water leak from a furnace? This is my experience with a home warranty from ABC. Do what you want but I din't renew my contract.

He acknowledged that the leak in the dishwasher seems to stop while they're at your property but then occurs again when you try using the appliance later. He stated they their technician returned to your home and was able to solve the problem for you. You and the technician observed the dishwasher as it ran through the cycles and he said he returned later to be sure it had not started leaking again. My phone conversation with you this morning confirmed the technician's report. Again, we're sorry that we seemed to lack empathy for your situation but I can assure you the opposite was true. We strive to provide the best service experience possible and work with our contractors to resolve our policyholders concerns as quickly as possible. Unfortunately, there are a few cases that require repeat visits when the problem is delayed or intermittent. We appreciate your patience as we worked toward a solution for your dishwasher. There was a delay with the sub contractor for the provider. But ABC was quick to take care of the issue once I was able to reach them through Angies list. It was a great experience knowing that someone actually cared about the small issues I had at home, issues that could've easily grown out of propotion.

I have upgraded my overall rating to a C. After posting the review below I was contacted by ABC. I received an apology, a refund of the amount I had to pay the other company, and was given a free one year warranty for gas and water line service. I appreciate the owner's apology and compensation. There was a gas leak in my newly purchased home, Columbia Gas shut off the gas and we were without hot water. ABC refused to come out on the weekend and refused to schedule an actual appointment on Monday, I was to either wait at home all day or they'd call 30 minutes before they arrived. I explained that I would be 45 minutes away all day but they refused to work with me. Since I was not able to be there within 30 minutes of their call on Monday, they pushed me off till Tuesday with the same conditions. Since I was not able to be there within 30 minutes of their call on Tuesday they finally relented and scheduled me an actual appointment for Wednesday. On Wednesday no one showed up and no one called. I called at the end of the day and they told me they weren't coming and I would have to wait until Saturday for service. I told the dispatcher it was unacceptable to make me go a week without hot water especially since I had a prepaid warranty with them. The dispatcher told me it was my fault for not leaving them a key to the house so they could come whenever it was convenient for them. (That option had never been mentioned during any of my conversations with them.) I ended up paying another company to fix the gas leak - the other company arrived within 24 hours. The money spent on the warranty was a total waste. Clearly, ABC sells warranties they are unable to service.

This company was completely useless. In fact, worse than useless. They could not tell us over the phone whether our issues were or were not covered by the warranty. They said they would have to make a service call, which was fine with us except for the fact that their policy is that we'd have to pay $85 for the service call if their decision was that our issues were not covered by the warranty! Shady business policy at best, outright dishonest at worst. The representative on the phone was rude, unhelpful and clearly not interested in doing anything - they've already pocketed $$ for the warranty coverage (paid at closing) and so of course the best outcome for them is to never actually have to repair anything. They are good at this. Disgraceful.
Description of Work: The warranty for our condo was through ABE Home-Safe Warranty. We contacted them about several problems we discovered with appliances and plumbing.

Our representatives make every effort to let you know which items in your home are covered under your Home-SAFE Warranty. At times, however, we are not able to give definitive answers as to whether your specific situation/repair would be covered given that there may be differences in how homeowners describe their problems. We try to avoid misleading anyone through our interpretations of your descriptions and instead ask you to be familiar with the Terms & Conditions of your coverage. Our Home-SAFE Warranty works differently than traditional home warranties in that we do not charge a service fee (many people call this a deductible) for covered repairs. We do, however, reserve the right to ask you to pay $80 to help cover the cost of sending a contractor to your home unnecessarily (i.e. if there is no covered repair). It is extremely rare that this fee is ever charged but we make every effort to make you aware of the potential and to help you avoid situations that could lead to this charge. I am very sorry if we did not make that clear when you contacted us. Because it appears that our product is not what you thought you were receiving, we are happy to offer you a full refund of the fees paid for our coverage. The service person arrived first thing in the morning and was working for a few hours to disconnect old, unused gas lines in out turn-of-the-century house in Olde Towne East. Once he was complete, he was able to actually reduce the quoted price by about $100! When Columbia Gas returned to check the pipes again, I mentioned we had used ABC, and the Columbia Gas rep stated that they have never had a problem following work done by ABC - it was always perfect. And so it was - gas was turned back on immediately after testing!
Description of Work: Resolved natural gas leaks and connected natural gas fireplace.

We purchased our home 1 year ago. The home was built in the 50's with the original furnace in place at the time of purchase. Of course we had what we thought was a thorough inspection prior to closing. We were told although the mechanicals were outdated and inefficient by today's standards they were in good working order. Great. Well almost immediately we began to have issues with the AC. I am sure everyone remembers how hot it was last summer. The line would freeze up almost immediately when it was turned on. No air came out of the vents. We called ABC. They were backed up for weeks. Because of the heat ABC authorized us to use our own AC guy. He found the system to have multiple leaks. ABC authorized him to charge the system with freon just to get us through. It was a little better but never great. Finally winter... The furnace appeared to function ok. The upstairs was freezing but we were fine. Summer again. Our first attempt to turn on the AC resulted in the line freezing up and no cool air. We called ABC. Two weeks later their technician showed up. He was from Environmental Air. I had never heard of them but assumed they were ok because they were hired by ABC. He found the AC to have multiple leaks. He also found a broken blower assembly on the furnace. Something with a belt. Sorry not sure exactly because when I asked him what he was doing he said I am just tinkering with a bit to get you going. I told him if he was trying to bandaid a larger issue to please stop. I was worried if he jury rigged anything it would effect our claim. He said he was not doing anything to change the outcome and the furnace was still broken and he would not be able to get the parts to fix it. He later admitted to putting a bolt in to hold a broken piece in place just to keep it going until replacement of the furnace or parts were ordered. I am sure he thought he was doing us a favor by jury rigging the furnace as this did get the AC going. It was almost 90 degrees in our house that day. He could not recall if he charged the AC or not. He then submitted paper work to ABC stating the furnace had broken parts and the AC has multiple leaks and recommended replacement. At first ABC seemed to be working with us on this. We never thought they would pay for replacing the entire system. We thought they would pay the cost of the parts needed and we would put that money toward a new HVAC. Then they wanted a second opinion. Well the second opinion company came out and found the furnace and AC were and quot;working fine.and quot; I tried to explain that the previous company had done something to the furnace and quot;just to get us going.and quot; The technician said and quot;they should never have done that. They did you a real disservice because I can't tell what they did and as of now cold air is blowing out.and quot; We explained this to ABC. Jury rigging is not fixing and our furnace needs replacement parts. The AC has been charged but it has multiple leaks. They also stated that the problem with the AC coils was a preexisting issue and therefore not covered. I read their limited liability statement. It says if mechanicals appear to be in working order with a visual inspection and a simple test of turning on reveals no issues they are covered. It doesn't say if the AC breaks and they find evidence after opening up the unit that the coils must have been leaking for years they are paying for nothing. We had no idea the coils leaked when we bought the house. Opening up mechanicals is not part of a home inspection. Update - Since posting this review ABC has made an effort to better understand the details of our situation and we have reached a resolution. It seems the root cause of this issue was a communication failure and not a lack of good intention on their side.

I think my irritation is magnified by the phone experiences I've had. The one repair person sent to fix our furnace switch was great, but the operators have not been (I had one operator tell me to go online to figure it out when I had a question about coverage). **An update: ABC has contacted me, and offered to reimburse my costs for the repair. The provider explained that technically, this repair wasn't covered. However, if I truly didn't understand the terms, of their warranty, they would cover repair costs. I really appreciate this.
Description of Work: Nothing. Perhaps this is sour grapes, but I feel like this company has covered NO problems that I've had w my pool.we requested to pool and spa coverage when we bought our house because when we went in for the final inspection, the brand new pool filter's collar was leaking and needed tightened. The collar has started gushing water this afternoon, and ABC told me since I had knowledge of this problem, this was not covered in my warranty. An update: the provider has offered to reimburse all costs associated with this repair.

My water heater had rusted it out and water was gushing out of it. I called the next morning and a repairman showed up around noon. Tom, the repairman, promptly went out to retrieve a new water heater for me and by 2.00 pm I had a new water heater. The service was extremely efficient and professional from all aspects (call in, repairman, etc). I have a warranty with ABC but never had to put it to use before. It was easy and there was absolutely no charge for the visit or replacement.

Many warranty companies simply try to weasel their way out of doing repairs. They want your annual fee, but when it comes time to fix something, all of the sudden, the fine print comes out and you end up having to pay more out of pocket. Not so with this company. As long as you have a legit problem confirmed by their sub-contractors, you won't even pay a deductible. When I first bought my home, the furnace went out. This warranty covered about $800 parts/service without question and my furnace was good as new. A couple years later (this past March I believe) my furnace was acting up and I called again. The only thing I don't care for, but is still somewhat understandable, is they technically don't have to have someone out to your house for a couple business days. If this were dead of winter and freezing temps, I would have a huge problem waiting more than half a day. However, a couple hours after I made the call, Heeter called me to schedule an HVAC professional to come fix the furnace. Again, no additional money was spent on any deductible, fees, etc. Not only that...ABC gives their contracted service providers $5 gift cards to Lowe's to hand out when they're finished!! Awesome. It's intended for you to go buy your next furnace filter on them. What a great finishing touch. I've been very pleased with this company and will continue to use them. I do believe your premium will rise with each time you use the policy, but so far mine is still affordable at approx $125/yr. Their website still shows $99/yr which is a steal, so I'm assuming mine is higher due to claims made, which is still reasonable and understandable.
Description of Work: This review is for the ABC Gas-Safe Warranty the company offers. So far, I have required service to my gas furnace twice and each time this company has sent a professional repair company out to perform the service quickly and without hassle.

Overall I was very pleased with ABC's responsiveness and quality o replacement parts used.
Description of Work: Our air conditioner had stopped working. ABC was contacted after hours and paged their on-call representative. Our situation was reviewed over the phone, and were instructed that a technician would be contacting us within the next 24 hours. The technician (not an ABC technician) arrived on time, replaced the damaged component, reported the results to ABC, and within 48hrs of the A/C going out we had a working A/C again at no extra cost!

We really don't have any complaints. The work was done and repairs completed. In hindsight, we have been pleased that part of the transaction in purchasing the house was the inclusion of ABC Home Warranty.
Description of Work: This company was provided as part of the purchase of the house in May 2012. So far, they have replaced a defective pump in the dishwasher, replaced a sump pump that didn't work with one of decent quality, and also had to replace the hot water tank.

Excellent service and home warranty was beneficial. I HIGHLY recommend ABC warranty for replacing my whole furnace. Thank you and I will recommend this company.
Description of Work: Called ABC regarding furnace leaking water. They sent a technician within a day. The technician needed clearance to replace the whole furnace. The clearance was given. I received a new furnace within a couple days.

I moved into my new home on January 2 of this year, and on Friday, January 18, I called the ABC Home Warranty with two problems. One of them was fairly urgent; the other somewhat less-so. My urgent problem was electrical. I'd been using a corded drill in my basement and appeared to have blown out an outlet without tripping any circuit breakers. I looked at other outlets and devices on the same circuit and found one more outlet out, but another outlet and all my basement lights were still on. This was pretty troubling to me, since I couldn't really tell what had caused this failure, and I didn't know if something posed a fire hazard. My other problem was pretty annoying, but not life-and-death urgent. My garage door had started opening on its own at really inconvenient times. It opened twice overnight while I slept, and again on one occasion while I was at work. Not good. I spent some time diagnosing the problem, including disconnecting the wires for the wall-mounted switch, and determined that I probably needed a replacement logic board for the opener. These are available online for around $70, but I also found I could get an entire replacement unit for $150, which seemed safer since I'd be guaranteed to have everythink I'd need to make it right for a pretty small additional price. Before ordering the opener, though, I decided to call ABC, since the garage door opener is supposed to be covered by their warranty. The call with ABC went reasonably well. They said they'd have an electrician and a garage door technician get in touch with me. I tried to explain what was going on with the garage door opener, because I thought we'd be able to save some time by skipping the on-site visit, but they said they needed to send a technician out anyway so he could assess the situation. I promptly received calls from an electrician, who scheduled a visit for the morning of January 22, and a garage door company, who scheduled a visit for the afternoon of January 21. I was off of work on January 21, which worked out well, but I had to arrange time off for January 22. When scheduling the garage door visit, I again explained what was going on, because I didn't believe a technician was going to be able to accomplish any testing that I hadn't already done. The scheduler said she'd have the technician call before he came over so I could walk him through what I'd done. On the afternoon of January 21, the garage door technician showed up at my house -- no phone call ahead of time. I explained what was going on, and the technician agreed that based on what I was experiencing and what I'd already tested, there wasn't really any additional testing he could do. He said he could replace the logic board at a cost of $180 or replace the entire unit at a cost of $350 or so -- both prices in excess of double retail cost. This seemed like a waste to me, so I said I'd be just as happy to have ABC cover the cost of the replacement unit, and I'd take care of putting it in -- this seemed like a win for everyone. The garage door tech had to make some phone calls to get this approved, and in the course of these calls, I ended up speaking with someone from ABC. They said they'd be able to authorize $180 for the new board, less $80 to send the technician out to my house. I thought this wasn't really very fair to me, since I asked them to have the tech call ahead of time, and he didn't, but in the interest of moving things along, I agreed to those terms. Up next was the electrician on the morning on January 22. Again, I walked him through my problem, explaining that I had two outlets in my basement, one of which was working, and the second which wasn't. I walked him through outlets I beleived were connected to one another, and we tripped some circuits and did some tests, but didn't immediately see the cause of the problem. As we widened the scope of our search, we eventually found a GFCI-protected outlet on another floor of the house that was connected to one and only one outlet in the basement, and this turned out to be the problem. This was forty-five minutes into diagnosis by a professional electrician, mind you. Fast-forward to January 30. ABC sent me an invoice for the electrician's visit in the amount of $80, which I paid by check. As of February 20, I hadn't yet received the payment ABC promised to send me for the garage door opener, and I recorded a and quot;Cand quot; review taking all of this into account. On February 22, I received a call from Tim Morbitzer from ABC. Tim took the time to walk through my experience and made sure he understood what had happened with both service calls. During the course of the conversation, I learned the reason I hadn't received payment from ABC -- when I spoke with the ABC representative on 1/21, I was told I'd be reimbursed, but I didn't know ABC was waiting for me to submit a receipt. Tim was very gracious in working to make things right in this case, and I really appreciate the time he took to review what had happened.

Member was generous enough to take the time to provide some additional details we need to avoid having the situations he described happen again. We offered to reimburse him for the full amount of his garage door repair and the amount he paid for the electrician's call. We will also offer to discount the homeowner's renewal price by $100 should he choose to continue his coverage with us. Member accepted the agreement with our sincere apologies for his inconvenience. I am not really sure about the cost. We don't have much to compare it to. There aren't that many places and I am not sure what the prices were. They were good. My husband was there when the person came but he seemed pretty good. We will continue to use them as long as we have the warranty.
Description of Work: We used ABC Gas Repair for a repair. We didn't spend anything since it was covered by our home warranty.

But they are extremely efficient in providing/referring a third party service/repair companies. The seller of my house just paid for a and quot;service referraland quot; company! I got Angie's List already! They are also very prompt in answering calls. They will quickly tell you if it is NOT covered. They wont bother asking for your account number, name or address. It wont matter anyway, it is NOT COVERED. Am I going to renew, even with a $200 no-claim discount? Probably not at this point. Maybe if an entire appliance breaks and gets replaced, I will say it is worth. But for common, frequently and much needed services, you do not need this. One piece of advice, READ the TERMS and CONDITIONS (and fine prints, available from their website) and see if it worth.
Description of Work: In summary, out of calls, no service has been rendered. All calls, i thought they could help with, are NOT COVERED or excluded from coverage. I have to read the terms and conditions in details. Here are the calls that I made and got disaapppointing responses via phone: 1. One room is not getting airflow from the A/C - NOT COVERED. They said it is balancing, and it is NOT covered. I fixed it myself.2. Leak under the second floor bath - NOT COVERED. By phone, they concluded it is not part of the plumbing system. Got a friend to fix it. I also fixed the water damage on the ceiling below it. YES, it is not COVERED. Damages caused by leaks goes to your home insurance.3. Light under the builtin microwave - NOT COVERED. Light replacemnent in ALL applicances are NOT covered.4. Damaged bulb sockets - NOT COVERED. I tried to replace the both lights under the microwave (hood) and found out both sockets were damaged. Apparently, the entire range hood is NOT covered. NO, it is NOT part of the microwave, says the lady on the phone.`

Our experience has always been good. We are very happy with them. We don't have any problem. It seems to be very efficient. We think we paid around $400 for it. The service people that they contract with all seem to know what they are doing and they are pretty good. The service goes very smoothly. When we call them to tell them what the problem is they tell us right then whether or not something would be covered. The service people turn in their bill. We haven't really compared the price to anything. We think it is a good deal for the money. We have gotten a lot of things repaired. It probably would have cost us more than $400 to get them repaired. We probably would use them again in the future because we still have old furnaces.
Description of Work: We have a home warranty from ABC Gas Repair. We think they also do gas warranty. We bought the house two years ago and it came with the house. The owners purchased it for us and then we have renewed it since then. The one that came with the house that we renewed basically covers all of the mechanical things in the house like the air conditioning, the furnace, gas line, the washer and dryer because they came with the house. They cover certain things and not everything with those things like the refrigerator light went out and it didn't cover that but we think if the refrigerator had stopped working it would have covered that. We have had problems with the gas stove and they replaced a part. They have done a couple of things with our furnace and they replaced the thermostat. We got a new hot water heater when we first moved in because the hot water heater died like a week after we moved in. The outside faucet was dripping one time and they came and replaced that. We think the last time we used them was for the washing machine.

If you have them out and they can't figure out what the problem is, then they will still charge you for the services. I have called them twice and they have not been able to cover the services for me. I would not recommend them.
