Even though his chance of getting a commission on the sale was slim, Frank was diligent in helping us make an offer and telling us what was happening with the other standing offer. Even though we didn't get the house, and Frank didn't get a commission, he was very professional, and responsive to all our needs. He would respond to our emails on weekends and late at night. We alway felt like we were his top priority. If we do find another great house, we will definitely contact Frank and have him handle the purchase of the home and the sale of our own home. 
We first met Frank at an open house for a home in Forest Hill neighborhood in Cleveland Heights. We followed the home online for a while and noticed that when he took over the listing that the presentation of the home improved noticeably (it was an estate) and the pictures he took were really great and showcased the home very well. We didn't purchase the home, but were so impressed by Frank's efforts with the home, and his professional but laid back personality that we chose him to represent us for this offer.

Avoid this provider if at all possible, either as a buyer or seller or leasor  or leasee.  This provider offered to help me rent my home and insisted (together with the City) that repairs be made prior to such a rental.  Advice concerning needed repairs was slow and the recommended contractor for those repairs, Ron Lindbloom of Virtual Realty, was an utter incompetent.  Repairs costing a substantial portion of any likely rental income were insisted upon.  The recommended contractor performed those required by the city but in a very substandard way have, variously in the subsequent year failed inspection by the city because of facts which must have been well known to the contractor but were not evident to us, failed and been repaired by other more competent contractors or by myself.  Some began to fail within two weeks, and were acknowledged but not repaired by .  At which time we hired another contractor.  Subsequent complaints to the contractor and Howard Hanna resulted in stony silence.  It was then alleged that our failure to remain with this contractor was the reason for his failures.  An e-mail agreement to provide monetary compensation for the work that failed inspection was not honored. 
If you go with this branch as a buyer, you can expect to buy a "whitewashed" house, which has been poorly repaired so as to look nice but be remarkably fragile.  If you go as a prospective leaser, you can expect my experience.  If you go as a seller, make sure you low-ball the house so it sells before it breaks.  Even our renter complained about the poor repair job.  Avoid this branch if you possibly can.

He was referred to us by a friend. We called and told him that we were interested, and we were coming to town and that we were going to be here for four days. We set up an appointment, and we sent him some houses that we looked online that we wanted to look at while we were here.  When we went in, we were very straight forward with him, and told him that we have four days and we are here to buy a house. We told him that we are not drawing this out. We already did our pre-qualification and we were all set. He said okay and started right on the ball. He took us all around to the houses that we had requested. When we had breaks, he would go back to the office where he would pull up more of those things that he thought might match what we were looking for and interested in. He called and set up times to make sure that we could get in to see those places. We did choose a house and when we started the negotiations, he was very helpful in terms of saying if it was good or bad or if it was going to be acceptable or was it too much. With this particular house that we purchased, it ended up being that he found out that it was close to going into a short sale. So the people owed more on it than what it was listed at. With that in mind, we set out to make sure that didn’t happen. Knowing that, when we put our offer out there, it was accepted. The place was not occupied at the time. Both Scott and Howard Hanna's loan person, who was also really excellent, were able to make our closing happen in four weeks. It was amazing. We were really pleased. They actually made it happen. We only had to stay with my mother-in-law for two weeks, which was perfect. Being able to work together through that and then also with their in-house loan person, they were always communicating with us. They let us know information that we need to use and that they need this information from the seller. I have referred them to other people.
