This consumer report is a review of Cincinnati Modern with written information more specifically covering Agent Team Susan + Arlen Rissover. The time period covers 8/2014 to 11/2014 I found them to place profits over people. Please, be very careful when using this company. This report specifically illustrates problem areas of their responsibilities that the consumer will want to be made aware of for their protection. See below. Loyalty One of the most fundamental fiduciary duties an agent owes to the principal. The duty obligates a real estate broker to act at all times, solely in the best interests of the principal, excluding all other interests, including that of the broker. Grade: F Obedience An agent is obligated to promptly and efficiently obey all lawful instructions of his/her principal that conform to the purpose of the agency relationship. However, the duty does not include an obligation to obey unlawful instructions, such as instructions to not market a property to minorities or to misrepresent the condition of a property. Grade: B Disclosure An agent must disclose to the principal all known relevant and material information that pertains to the scope of the agency. The duty includes any facts affecting the value or desirability of the property, as well as any other relevant information pertaining to the transaction, such as the other party's bargaining position, the identity of all potential purchasers, information concerning the ability or willingness of the buyer to offer a higher price, any intent to subdivide or resell the property for a profit. Grade: D Confidentiality An agent is obligated to safeguard his/her principal's lawful confidences and secrets. Therefore, a real estate broker must keep confidential any information that may weaken a principal's bargaining position. The duty of confidentiality precludes a broker who represents a seller from disclosing to a buyer that the seller can, or must, sell a property below the listed price. Conversely, a broker who represents a buyer is prohibited from disclosing to a seller that the buyer can, or will, pay more than what has been offered for a property. Grade: B Reasonable Care and Diligence An agent is obligated to use reasonable care and diligence when pursuing the principal's affairs. The standard of care expected of a buyer's or seller's real estate broker is that of a competent real estate professional. By reason of his/her license, a broker is considered to have skill and expertise in real estate matters superior to that of the average person. As an agent who represents others in their real estate dealings, a broker or salesperson is under a duty to use superior skill and knowledge while pursuing the principal's affairs. Grade: F Accounting An agent is obligated to account for all money or property that belongs to his/her principal entrusted to that agent. The duty compels a real estate broker to safeguard any money, deeds, or other documents entrusted to them relative to their client's transactions of affairs. Grade: C I do not recommend hiring this team to represent your interests in real estate.

Working with the Keller Williams-Meadows team has been great. They have been through it all & really know what they are doing. As long as we live in Cincinnati, they will be our real estate people. Carol Meadows helped my wife & me find a house to rent when we first moved to Cincinnati. Carol, to me, obviously cares more about creating long-term relationships with people rather than making a quick cash grab - after we had looked at all the places on our list, her suggestion was for the place that was cheapest & which got her the smallest commission, but which was the best for our situation (and which we ended up going with). Carol also took care of a lot of things for us that we could not do because we didn't live here. When we decided to start looking for a house to buy, we contacted Carol again. She met us for drinks & introduced us to Jamie Milek, who is also part of the Keller Williams team. Jaime became our real estate agent & we couldn't have asked for a better one. Jamie has tons of experience, knows what to look for in a house, has a lot of great connections, is tons of fun and very professional. Early on I assumed that this was how all real estate agents were, but the selling agent for the house we ended up buying dropped the ball on a number of occasions & obviously did not communicate well with his clients (and was often very difficult to get a hold of). I am so happy Jamie was our agent in buying our first home.
Description of Work: My wife & I have worked with the Meadows Keller Williams group on two occasions. The first was when we first moved to Cincinnati & Carol Meadows helped us find a house to rent. More recently Jamie Milek was our real estate agent in buying our first home.

She sold me my previous house in a day and my present house in four days. She is very personable and very honest. I would give her my price range and tell her what I'm looking for, and she would present me with the options. My family has a farm and we were trying to sell a part of it. She has kept in contact with us over the years and has sent us information. She is really good about keeping up with her customers. I have used her for that. I have also recommended her to other people.
