HE STARTED THE WORK IN THE FALL OF 2005 AND FINISHED IN MARCH OF 2006. IT TOOK MUCH LONGER THAN EXPECTED AS HE TOLD ME IT SHOULD ONLY TAKE ABOUT 10 DAYS. HE DID OTHER WORK DURING THE RENOVATIONS AND EVEN TOOK VACATION. I'D CHANGED A FEW THINGS FROM THE ORIGINAL PLANS, AND THESE CHANGES WERE REFLECTED IN THE FINAL BILL BUT WHAT HE DID NOT ACCOUNT FOR IS THE $2500 I PAID IN DECEMBER TOWARD THE WORK. WHEN I GOT THE FINAL BILL, I DID NOT REALIZE HE HAD NOT LISTED THE $2500 PAYMENT I MADE IN DECEMBER (WHICH WAS JUST ONE OF THE THREE PAYMENTS I'D MADE IN DECEMBER). WHEN I REALIZED THE FINAL BILL HADN'T REFLECTED THIS PAYMENT, I CONTACTED HIM AND HE SAID HE WOULD CHECK INTO IT AND CALL ME BACK. HE THEN CAME BACK WITH MATERIALS AND CHARGES TOTALING $2430 WHICH WERE NOT ACCOUNTED FOR ON THE FINAL BILL AND SAYING HE ONLY OWED ME $70. I SHOULD HAVE ONLY HAD TO PAY $9,574. ON TOP OF THAT, THE WORK WAS NOT SATISFACTORY. I HAD TO STAY ON TOP OF HIM TO MAKE SURE HE DIDN'T LEAVE THINGS UNFINISHED.
Description of Work: CONVERTED AN OLD PHYSICAL THERAPY OFFICE INTO A GYM, PAINTED INTERIOR, INSTALLED TWO DRESSING ROOMS, CUT DOWN WALLS TO CREATE A RECEPTION AREA, INSTALLED 2 SHORT WALLS, A DOOR AND DID THE ELECTRICAL WORK NEEDED FOR THE RENOVATIONS.

Response from HAM'S MAINTENANCE
It was late October/early Nov. 2005 when the customer approached me about this job. She had to be out of her present location and into her new one by 1.1.06. We would do our best to have the final inspection done by 1.1.06. Building permits issued, work started the first week of Dec. We estimated the walls and doors would take 10-14 days and painting would be approx. 3-5 days. I kept a verbal billing with her as she made changes. The cost increased. We worked over the holidays to meet her deadline. At that time I asked her for a list of things that needed to be completed, after she opened. A "punch list" does not constitute unsatisfactory work. This list was completed after business hours and to her approval by the end of Feb. 2006. The first indication there was a problem with my February 27,2006 invoice was not until Aug. 2006. Her note to me stated she paid over the quoted price and demanded a check for $2500.00. I explained my computer was down but would give her a full account when fixed. The final accounting included all materials and labor paid including all her changes to the original quoted. It totaled (including $410 in no charge items) was $12,144.97 while her payments amounted to $12,074.00. My attempts to resolve the problem resulted in her accusations and verbal abuse in public demanding a $2500 check. Leo Scharding-Owner
