Action did a good job. They were there when they said they would be there and did the needed work. I thought the price was high but when it comes to needing work done to fix mold damage to a home you are about to put on the market, they know they have you.
Description of Work: Action Properties removed damaged drywall in my basement, which was contained to a corner and about 5 feet from each side of the corner. They removed the damaged drywall and treated the damaged area.

I have a house that is over 100 years old with a stone foundation. Mark came out and gave me an estimate and we set a date for the 2 day process. I was impressed that they moved everything away from the walls and to one side of the room however it was all left that way when they were finished so I had to try and move everything back to get to other items. The only complaint I have is minor. I noticed my utility sink developed a drip after they left, but eventually it stopped so it could have been my issue and I just moved this weekend and noticed a broken light fixture among the items they had moved. It wasn't expensive and I'm not sure they even knew that they broke it but it was in a plastic bag and something was placed on top of it. Other than those minor things, I would say I am very happy with the work they performed.

We were not very impressed with the end result of the work that was done on our home. Mr. Smith was very professional in dealing with us for testing and communication, the only thing that prevents this category from receiving an F, I could never recommend him to perform remediation on a home. Here are some of the instances where we were left unhappy: During the first day of remediation I returned home while the work was being "performed" to a vacant home. While I was told not to go in prior to the remediation, I did peek in the window and the only thing going on was the running of two air scrubbers. I waited for Mark to return during my lunch break, but he did not come back during the hour + I was there. Hardly the amount of work I paid for. At some point during the first day Mark's assistant fell through a floorboard removed for inspection and tore a hole through the ceiling. I was not informed when it happened and returned home to find the damage myself. While Mark took a small amount off our bill I regret letting it go at that. I was overwhelmed with the issues in our new house... so I accepted it, however the amount he gave us did not cover the fix. To this day my ceiling in my family room remains unpainted because it would require painting the entire room which also leads into my kitchen. With a newborn baby it has been impossible to find the time to fix this myself...and it never should have been left to me to take care of. Mark "protected" the finished basement form the remediation by creating a barrier of plastic. However in doing this they permanently STAPLED the plastic to our freshly painted walls. They also secured the bottom portion "airtight" by laying the paint cans from our newly ruined paint job at the bottom of the door. In stapling it we had to putty and repaint around our door to fix their shoddy work. We felt like we had to really hound Mark to come back out to do validation testing that the remediation worked. Based on the overall job we did not trust that we would get back a legitimate review. We hired a third party company that only does testing and not remediation... so they were completely unbiased. I wish I would have contacted them prior to doing remediation, as they pointed out several faulty aspects of the work performed on our home. Most important was that NONE of the mold was actually removed from the house. It was simply covered up by paint. While their third party validation did not turn up high levels of mold, it did show mold present and they were concerned Mold could return to our home. In summation for $5,500 I got a job I don't trust, which means I will be doing another mold test next spring to see if we still have a problem. I got a hole in my ceiling that is still in need of repair because the cost to repair far outweighed what Mr. Smith provided as compensation. Hopefully at the very least I got rid of my mold problem... but I am skeptical about this being the case.

Response from Action Mold Pros
First of all, the homeowner was unhappy that he was going to have to spend another $5,000 on a house he had just purchased and thought he got a good deal on it only to find out it had a mold issue. He left us with a gaping hole to work around on the second floor that one of his workers had cut out. My worker had to work around it and mistakenly stepped into it. I did however inform the customer right away and he stated he was having a drywaller do other repairs and would have him repair that as well. I adjusted the bill and deducted $300 off for a 2x2 hole which realistically shouldn't have cost more than $100 or so and he indicated that was more than fair. He certainly never hounded me to come back (actually never called me back at all). He asked if I would come back in a few months and I told him I didn't have a problem with that. He apparently had another company do follow up testing which came back as normal levels in all areas we treated and obviously if the abatement wasn't done correctly we wouldn't have passed the air quality test.

The owner came (from a considerable distance). He was not dressed in any professional way (i.e., company labeled shirt etc.), but was dressed casually. I do feel that one should know exactly who is coming on to the property (the only reason I gave a B for professionalism). We did not immediately know that he was from Action. He is very easy to work with. Mold had previously been verified in the home so I did not need to do mold testing. The owner of Action found additional mold in a second story that my home inspector did not find. He walked the entire house and then promptly sent me a quote. If you are not familiar with whole house mold remediation, you may find that it is very expensive. The quote was 7K which is a lot, but is in line with what the industry estimates for this kind of service. The owner also followed up several times to ask if I needed any additional information or was ready for him to start. We did not purchase the home, so I did not use his services. I did feel that he was competent and could have done the job.

I've given a great deal of thought to this review in order to offer a fair assessment of this company and the work its employees did for us. In many areas, the service was fine--Mr. Smith was prompt and congenial and the mold report was thorough. However, a couple of things went terribly, terribly wrong, which makes it impossible for me to offer a completely positive review. Mr. Smith responded to my phone call/inquiry promptly. He inspected our house the next day and our mold report was in my inbox just a couple of days later. So far so good. A remediation plan accompanied the report. It seemed very expensive and my husband and I debated going to someone else, but in the end we decided to trust Mr. Smith with the work. We had a great deal of mold in our attic and a bit in our basement, too, and we assumed that Mr. Smith's professional response to our initial inquiries would translate to high quality work in our home. We were very wrong. The first day began fine. Mr. Smith arrived with his assistant and the work commenced without issue. However, I later received an email that the assistant had lost control of a paint sprayer. The result according to Mr. Smith: Two bath towels had been ruined. When I arrived home, I discovered that the damage was far greater than initially reported. There was paint splattered EVERYWHERE. The attempts to clean it up (WITH OUR TOWELS) had been minimal. Paint on the walls, the floor, in the bathroom, on the carpet. You name it, it had paint on it. My husband spoke with Mr. Smith, who assured us that the mess would be addressed the next day. Indeed, it was not. When my husband checked in on the work, the paint was still present. In addition, half of the work that had been promised had not been completed, despite the fact that we were billed for the entire amount. My husband offered to pay Mr. Smith for the work completed, we agreed on a price, and that was the end of it. My guess is that the success of Mr. Smith's 2012 year brought him too much business in 2013. Or perhaps it was the heavy spring rain? I don't know. Either way, the assistant (who we suspect did the majority of the work) was not properly trained for this job. Here's what SHOULD have happened: Upon learning that his assistant had sprayed paint in our home, Mr. Smith should have hired a professional cleaning service to take care of the damage. We should have been reimbursed for our towels, and Mr. Smith should have finished the work himself. In addition, if Mr. Smith was unable to complete the work carefully and thoroughly within the time frame that he suggested, he should have been up front and honest with us from the start. It's our home, it's mold remediation, we have a child--we don't want shoddy work and we would have been willing to wait. Finally, if Mr. Smith wants to continue to use assistants to complete the work, these individuals must be vetted and properly trained. This training should include BASIC etiquette for using the facilities in someone else's home. If assistants can't be counted on for this type of courtesy, it should be company policy that they leave the home to answer nature's call.
Description of Work: Mark Smith (the owner) responded to my phone call promptly. He tested for mold and produced a report within days. He then offered us a remediation plan, which we accepted. The remediation work took place over two days.

Unfortunately there was an issue with the sprayer and the hose busted a seal and overspray was in the hallway. (removed member name) asked us what I would deduct for not applying the sealer to the basement walls as he indicated he was going to attempt to do that himself. I deducted $1,000 from the bill for not sealing the walls and the mess and he said he was satisfied for the deduction and getting the job done in a timely manner.

Mark did a great job, from the first phone call to calling to check and see how it was after the treatment. When he came and gave us an estimate (which required him to drive an hour to our home) he was very professional, friendly and did an excellent job of explaining what he was doing and what the results could be. He didn't give us any false impressions of what the problem was, but he did a great job of explaining how the various possibilities could be resolved, depending on his findings. He indicated the time it would take to get the results back might be a few days, but I think he called the next day and told us what the problem was, how to treat it and the cost. He also emailed us all the information so we could sit down and review what he had explained on the phone. The remediation was a bit of a pain, as we needed to be out of the house, but that wasn't his fault, just the nature of the treatment. His assistant (sorry, I'm bad with names) was also very professional and I felt totally at ease leaving him here with our home for the time to do the treatment. I would use Action Properties again, and would recommend them for someone with similar issues. We were fortunate that ours wasn't that bad and haven't had any problems since. I did wait for this length of time for a reason. I wanted to make sure that the problem didn't return in a couple of months, and it hasn't.

The costs may not have been what they were willing to spend but the price was already discounted from $325 to $200 for a mold test that typically can range anywhere from $300-$500 with other companies.

It went okay. It really wasn't much of anything to do. I think it was just a house that we sold and the inspector spotted something and kind of red flagged it. Action Property management did really think it was even worth fooling with when they came out. All we had to do was close the deal. They did a good job from what I could tell. The demeanor of the staff was fine. Mark, the owner just came by and gave me a quick estimate. Then I didn't see him again. He had a guy that works for him that came and did the work. I just briefly spoke to him. Everything seemed to be fine from what I could tell. I thought the amount was little high for the amount of work that they had to do. He's expensive. I've noticed some of the other prices that are up there. He does charge quite a bit of money but everybody says he's done a good job for them. He did an okay job for me. That's my only negative I thought with the amount of work that had to be done I thought maybe he overcharged.

This customer was very satisfied with our response and quality of work but unfortunately gave us a "c" for price. Our estimate was the only one he had. If he had gotten other estimates they would certainly be higher as the majority of the time our costs are anywhere between 10%-50% lower than our competition.

Mark came the same day I called him and had his guys here and working within 3 hours. Very professional and thorough.
Description of Work: During a kitchen remodel, mold wad discovered in wall and floor joists due to termite damage and a leaky window. They removed all debris, cleaned area, wiped down all areas with antifungal cleaners, fogged with mold killer and sanitizer, ran air scrubbers for 2 days. Then they applied two coats of mold inhibitor to all exposed wood. Installed a dehumidifier in basement with a permanent drain line.

My husband and I were contracted to buy a home (out of state). The inspection came back miserable, including mold spots, and we went to renegotiations with the seller. I called Action Property Management to get a quote on how much it would be to remove the mold, because if we did end up buying the house, we were going to get it professionally removed and cleaned. Mark was very responsive (I called him on a Saturday afternoon) and he drove over to Lexington to visually inspect the home on Monday. The price quoted $2800 was for 2 mold spots, one rather large one behind the hot water heater. While it might seem expensive at first, the work included a multi-step process of cleaning, air purifying, painting, etc.... I was impressed by all the methods used to get rid of mold and make sure the home is safe for living. Unfortunately, we were not able to buy the house, so we did not hire him for this particular job. In the future, though, we will definitely call Mark first for any of our mold needs. He was professional, punctual, and very nice.

They did the assessment for $179 and the guy said I had a higher mold count in my basement and recommended I get the remediation. I paid them $2800 to fumigate the basement. I don't go down there very often because I have arthritis in my knees. I could see where he had pulled stuff out, straightened stuff out, cleaned some mold off of the bathroom. He said the reason they didn't come back was because the treatment that they use is top-notch and it would kill all of the mold down there. I'm probably too trusting of a person, but. He was a really personable guy. His helper quit on him so I expected him to put me off, but he showed up and did it himself.

Our lower level partially flooded from a sewer back up, and I was concerned about if mold developed. I called Mark, and he understood the importance of getting this checked as soon as possible. He was at our house the next day testing the air for mold, and he explained any questions I had thoroughly and patiently. I gave a B for price only because I don't know the competitor's pricing, as he was the only company I called. I was so grateful he was available right away.

I found Mark Smith's company on Angie's List and contacted him for an estimate because he was highly rated. He responded promptly, gave me an estimate after visiting my home, and finished the project on time. His estimate was below a second company I contacted. Service was excellent, the mold situation was remedied, and my house was successfully sold.

We had water damage in the basement from a damaged window on the first floor. We introduced the mold, we think, by bringing in items from someone else's old, damp basement. The room where the water entered was lined with carpet as a music room. Mold began to grow and we got an estimate. But the man said it would cost $10,000 if he did it, and since it wasn't the deadly black mold, we could probably do it ourselves. But the carpet and ceiling tiles had to be removed and we didn't think we could do it. Before they came, we put everything that was in cardboard that wasn't in the bad parts of the basement into plastic containers and got that cardboard outside. Mark and team said they would pull everything out that needed to be removed, except the pool table which was bigger than they could accommodate. So we had a hauling company remove that. Then for 2 days Mark and team did the work they said they would do. We vacated the house during the day. The first day they removed all the "stuff" and started the cleaning. The second day they continued cleaning and running the air scrubber. They were very prompt and finished on time. The basement is lovely where they have been. I am so impressed with their work.
Description of Work: The team removed all mold-damaged items and materials that could not be cleaned, cleaned what could be saved, fogs with an fungicide and ran an air scrubber. Damaged materials removed included carpet on floors and walls, ceiling tile and insulation, cardboard, household and electronic items that were visibly severely infected. This included old LP covers. But they cleaned the records themselves and put them in new (owner-purchased) LP jackets. They arrived on time, finished on time, did an amazing job in a pleasant, professional manner. They informed us in advance of precautionary measures we needed to take, such as not being in the house during fogging, of wearing protective gloves as we sorted items before the treatment, and how to remove infected items without infecting everything else. The price was amazing compared to what we had been quoted others, and their work earned it. I can't say enough positive about the job they did. We had a real mess on our hands and they took care of it for us.

I have been concerned about mold in my home for some time - several incidents of water damage, sewer overflows, and a lightning strike fire with water damage several years ago. I had seen this company on Angie's List before and had considered using them to assess. Their regular price was high, so when I saw this deal, I bought it. This company seems very personable and professional. I think he is based in Northern KY and seems to drive very long distances routinely. I think this may be part of the problem. I wonder if he is searching for big jobs that make all that travel worthwhile. Just my impression. Making an appointment was easy and he was punctual. He probably spent 30 minutes at my house. He performed a cursory inspection of my basement (sill plates, HVAC equipment, sump area) and attic/roof. He found nothing that concerned him. I did ask about an area in my garage where radon mitigator pipe leaves the wall - an area with a lot of moisture and lots of what looks like mold to me. He noted that he wasn't even sure what that was. Certainly looks like a mold or mildew problem to me, and certainly isn't "dirt" like he claimed. There was no mold testing or in-depth inspection with this service. My impression was that he was hitting my house on the way home to see if there was a big project that could be done. Finding no easy or big project, he told me things were fine and moved on. I appreciated his friendliness, punctuality, and apparent professionalism. However, I just don't feel like I got an inspection or advice that was worth even the half-price rate that I paid. I would look elsewhere for mold testing and inspection. If others have had the same experience, I think Angie's List should consider a refund of all or part of the price paid for the Big Deal.

I contacted Action Property Management about mold testing services for the rental house my daughter had just moved into in the Clifton area. The house is so bad that we have hired a lawyer to try to get the girls out of the lease! Mark offered me suggestions on some options I could try to accomplish this task. He was very helpful.
