Horrible. The shower leaks through the shower pan into the closet and through the basement ceiling. There were signs during the inspection. I even have proof that the carpet in the closet ( wall next to the shower) was wet or looked wet due to water damage. I had my husband take pics for me of the closet during the inspection because i wanted to see the closet and actually captured the damaged carpet on the photo. The inspector should of caught this. We pulled the carpet back and found mold under it. The basement ceiling is even damaged. There were actually several leaks, bathtub and shower. No one wants to claim responsibility for this. I have to remodel the entire shower and it will cost me $12,000. Needless to say I am furious!

Pleased with service, the inspector was very meticulous. He was not expecting the home to be so large but he did not rush. The inspection went about 45 minutes over. Felt like we got a lot of inspection for the money. The report was very detailed and nicely organized. We were able to get all the items we asked for fixed by the seller.

Okay so anyone who gives this company an A+ rating has obviously just moved into their house and hasn?t found the problems yet or their house literally had no problems because if your house does have major problems, you can bet 1st inspection services will NOT find it. My first complaint was when I never noticed the inspector doing a termite inspection that I paid extra for. (I was present at the inspection the whole time) When I asked him about it, his response was, "yeah, I walked around the property and didn't see any termites". How is this a termite inspection???? It shouldn't cost $55 for them to just gaze the property while they are "checking" other things to see if there is termites just walking around. Last time I checked, termites don't just walk around your property and aren't visible unless you are using actual tools to look for them. My second complaint is he failed to notice my entire laundry room ceiling is hanging very low and sagging. I didn't notice at first because I relied on him to find these issues but once I got another look at the property, it?s so very obvious it?s there. Isn't their job to find things that we home buyers don't know to look for?? I actually noticed warped paint and what appeared to be water damage at inspection in the kitchen and pointed it out to the inspector. His response was, "oh that?s fine". Well actually it's really not considering the fact that I have a HUGE amount of black toxic mold underneath it that I had to pay to remove/remediate. I was told it is truly black mold. He failed to notice the water damage in the basement that's also visible if you were looking for it. After cutting into the drywall to see what I was dealing with, I again have more black mold! I had to cut out 24 inches of drywall around the entire bottom perimeter of the basement including all baseboards that are crumbling with water damage. The studs are completely rotted from the water damage and need to be replaced. What?s even more ridiculous is that I even told the inspector that this specific pipe burst in winter 2013 and showed it to him and he said its fine and was fixed and apparently didn't think to himself that hmm maybe i should look for water damage and mold since a pipe burst. He even apparently could tell the pipe had been fixed by just looking at it but as you may have guessed, the pipe is leaking water all over the floor now. This is now the second thing I asked him about and he bypassed my concerns. When we went outside, He said, "I didn't go on the roof but it looks good from here." Well have you guessed it yet?? The roof is not in good condition and is leaking into two adjacent bedrooms and also in the basement underneath those rooms (in another different spot as the other water damage). 5 walls from top to bottom are damaged and covered in more black mold. All of that drywall, baseboards, flooring, studs and even the rotting sub-floor made of plywood in the bedrooms needs replaced. All of this was found in 8 days of owning the house and I?m dreading to see what ill find tomorrow. My own dad came to the inspection and was pointing out things that the inspector missed as well. I paid over $600 dollars to find out that I needed to clean my gutters and touch up exterior paint that was peeling while he missed these huge problems. The last thing he did was say "it's too hot in the attic to go up and check the AC & Furnace so I would recommend an HVAC inspection" So I got to pay another $100 for an hvac person to come out even though a whole house inspection means that you are to check everything including the HVAC. Lazy A hole. My dream home is now my 3000 sqft worst nightmare. Bottom line, I?m throwing away money into a huge money pit thanks to the inspector?s negligence. I want at least my money back for the payment of over $600 I paid for this "so called inspection" & Here is something to think about when you hire an inspector to buy a home: If an inspector starts "failing" a bunch of houses then they won't get called by the realtors to give them business because the realtors want the deal to go through and wont call/recommend someone who fails a bunch of houses. Just think about that. UPDATE TO RESPONSE: Its cute to say i'm not your customer when i am indeed unfortunately am your customer. I worked with Carl Hoy. So you mean to tell me there is another 1st inspection services with the exact same logo based out of Cincinnati but its apparently not you? You people are liars and respond to all your bad reviews saying we aren't real customers when we are. Instead of lying about your screw ups, you should work to fix these problems so they don't happen again. I have valid proof that i worked with this company so please don't lead other people to believe we are fake reviewers. If i could attach the email you sent me with my inspection report i would. Its so disgusting that a company will not try to help you when you are dissatisfied with their services, and instead say "you aren't our client." Before i just thought you guys just were not smart and did terrible work but now i see you are a bunch of liars and cheats also. Im so disgusted by this company beyond belief.

The service from 1st Inspection Services did great. The price was a reasonable price for the service provided. I had a contractor there at the same time the inspector was there. The contractor made a mention of something the inspector didn't test, didn't see as it was a multifamily house, the inspector went back and looked at that and told the contractor that he was absolutely right. I liked about him is that he was willing to take a second look. The work was great. There was no problem other than what he had pointed out. I absolutely will use this provider again in the future.

I was not pleased, they left out a lot of stuff. Every single light on in the basement was individual units ran with extension cords. There were termites. They did not catch the active termites in the bonus room. The guy was really nice and seemed very thorough. I got a very detailed report in my email, like 50 pages but it seemed like things were left out that we found later. They responded very quick but when we brought the things up they said it was not in the contract.

professional at all times. Made extra effort to meet me at home and work with my schedule. Extremely thorough with the entire inspection. I had questions and they were answered quickly and efficiently . The inspector worked around my schedule and was very accommodating. the report was thorough. I did want the inspector to give me a little more to go on. I saw things that were questionable but he gave no indication whether good or bad. I understand his job is to inspect and report. I was not offended or put off by this. I expected a very professional inspection and I got it. Very pleased and will use the company again if this house does not work out.

Carl Hoy arrived on time, began promptly, worked thoroughly, and was personable. He spent about 4 hours on a 4000 sqft home. Received the report within a couple of days. He identified items (and provided justification) the FSBO Seller didn't provide on their disclosure ($20K+ in quote estimates). Though it cost me $630+, I may have dodged a bullet on this one.

The walk-through took a sold three hours and was fairly thorough. Since national organization standards were followed, several items were not inspected (e.g. fireplace operation, HVAC humidifier). Advice was provided in order to maintain the house, and a detailed report with photos was provided. Albert was very professional, prompt, and helpful.

Albert was the best inspector ever in ~20 inspections we have attended. He was attentive, polite, patient, unhurried and professional. We got an excellent inspection and learned a lot. He stayed with us 4 hours and even asked for a vacuum to clean up a few pieces of insulation that fell from the attic space. We highly recommmend this inspector and this company.

Our realtor recommended Richard from 1st Inspection to do our condo inspection. We were able to quickly schedule an appointment and the inspection went very smoothly. He had done the inspection by the time we arrived so he went through the condo with us and let us know everything that would need to be fixed and approximate estimates on how much it would cost. Richard was very professional and had our inspection report to us the very same night with all the pictures he had taken too. The report was very detailed and we would work with him again.

Richard McKenzie was our home inspector. Richard was great from the time I first spoke with him on the phone through the end of the inspection. He encouraged me to accompany him through the inspection so that he could explain to me what he was looking for, what he saw, and what we can do to improve our home. He is extremely knowledgeable and very detailed. It is not just about the inspection with him, he genuinely cares about home management and shares a lot insight on how to improve your home. With our home, there is nothing major that we need to be concerned with but I still have pages of notes of little things that will help us make our home the best it can be. As a first time home buyer I really appreciate Richard taking the time to explain everything. He showed me things about the house that I would have never looked for. He gives you tips on what little extras you can do to make sure you keep water out of the house, how to improve air flow and efficiency, how to take care of your appliances, and how to generally keep your house in the best shape it can be. I would give Richard and 1st Inspection Services an A+ if I could. Very highly recommended.

It was great. I cannot recall the cost of the service but I kind of picked them based on their low price because I was definitely shopping around for inspectors. Richard, the man who came out, was very nice. He explained everything that he was looking for in detail and so I have had to do the walk through with him as well. We spent a good four or five hours to inspect the place and it was definitely well worth it. At that time, I was really happy about his pricing and he was a very efficient guy. He was very proper and very very professional. I would absolutely consider hiring him again in the future for future home inspections.

Richard was very professional, and very informative. He was prompt, also. Richard was there and working before I got there. He pointed out things that were extremely helpful, such as the ages of the appliances, furnace, water heater, etc. He let me know what I could expect as far as maintenance. He was very thorough, and his report was available on the 1st Inspection web site the next day! My realtor and I received a login to the website, and were able to access the complete report. I LOVED it! I would definitely refer my friends & family, and I would definitely use them again.

1st Inspection Services refunded our money, which was very decent of them indeed. Always accompany your home inspector and point out any flaws you see yourself, so nothing is missed. Also be sure to ask for contracts to be sent to you prior to the inspection in order to establish disclaimers (very important) and other information about your rights. Many inspectors do not inspect anything covered by curtains, boxes, other objects, or in some cases even duct tape. Do by all means establish whether an inspector will look at mechanicals (furnaces, air conditioning, air cleaners etc.) or fireplaces and chimneys, and if not, hire other professionals to do those jobs to avoid expensive surprises. Update to company response: First of all, I reviewed this supplier before -- less harshly than I should have, and now there is no option to update and answer his self-serving reply due to a glitch on Angie's list. His reply (Richard, who never showed up at our property at all but sent an employee despite repeated calls) addressed only one issue in his reply to my rating - the leak in the pool equipment which was below a floor mat but clearly visible. The second error was the railing that leads into the pool which wobbled from side to side. I had noticed this before inspections but had forgotten about it as a lot was going on at the time, and the inspector never picked it up. Next, discovered after we moved in only two months or so later were: dry rot all around a three-panel door to the deck which door I had to replace at my own expense. (First Inspection showed photos of messy caulking on that door with with the recommendation that the areas would benefit from painting and keeping caulking in future, and all entry doors were marked normal.). The report claimed that window operations were not inspected due to stored items -- there were no stored items or even durtains in the living room where one side of that triple door would not open (the door with the dry rot).The ice maker in the refrigerator was broken. The gutters were sagging in a number of places and inadequate to the volume of water coming off the roof. The water heater was slowly leaking onto the pan under it and then onto the floor due to a loose connection in the piping from the pan to an exit pipe that led to a drain but also did not quite reach the drain. There was a gasket lying on the bottom of the dishwasher which had to be replaced. In one bathroom, the walls above the shower enclosure were soaked and spongy and had to be replaced and tiled. The faucet on the sink came off in my hand and was rusty and corroded. Unfortunately we found all of this after we moved in and had relied on 1st Inspection to report defects prior to that.First of all, due to the initial complaints about the pool, Richard offered to refund the $280 that I had paid for repairs but also demanded that I sign a complete release stating that we would make no further claims. I ran into another customer of 1st Inspection and was told that in that case there had been a successful law suit against 1st Inspection for thousands of dollars. Since we had been in the house only a few days at that point, i refused to sign the release but provided proof of bills and expenditures but did not get the $280 clearly owed me for that particular oversight. It took repeated letters and the help of our Realtor to finally get back the fee for the inspection despite having spent thousands of dollars on repairs 1st Inspection should have picked up. I probably should have taken the legal route but was too worn out by trying to get them to respond at all that I gave up. Again, read the fine print.

The client called us upon discovering a leak at the pool filter. Our inspection showed a photo clearly showing no water stain/leak at the pool filter at the time of inspection. We promptly returned to the property for a re-inspection of this area at a mutually agreed to date and time. Unfortunately we cannot predict future events nor can we remove duct tape or other personal stored items during the inspection, aka, be invasive, which was clear during the inspection and in the inspection agreement. Unfortunately, this may not have been the expectation and as wanting to be responsive and part of the solution we provided a full refund. The overall satisfaction rating unfortunately does not match any of the individual ratings and we always strive to continually improve as a company as exhibited by other ratings clients have provided.
