Outdoor Design Build LLC

Our goal was to have the outdoor project look as if it was original to the house and done by the builder. We worked with David and used his entire process which included meeting and using his landscape architect (Gail Fraizer) and his Design Architect (Mike Studer), who's designs were important to the project. David took ownership and when snags happened he was accountable and quick to remedy. Our project exceeded our expectations and all of our guests immediately migrate to the outdoor area and are

David and his team did an excellent job helping to design the outdoor chimney to our existing hardscape patio. I had hired him to design our backyard in 2012 and he did an amazing job. When we wanted to add onto the patio, I went right to David. I would highly recommend him to anyone who wants it done right!

The project went very well and we are thrilled with the result. David's team was very competent and good to work with. The company is very committed to customer satisfaction. While we had timeline delays, they are always to be expected and some out of their control. Ours was a very big and complex project. The outdoor living space we now have has transformed out backyard and the way we live.

From the outset, Dave provided us with a different experience than his competitors. I had a budget in mind for the project that was wildly low. I reached out to a number of different companies to ask for a quote. Several companies wouldn't even come out and take a look when I mentioned my budget, others provided us with a design drawing that was absolutely nothing what we wanted, and some scheduled to come out and just never showed. Dave came out, discussed openly with us that what we were looking to do would cost quite a bit more, and provided us with a quote for the design that we wanted. He made it very clear that we could eliminate some of the features we were looking for and adjust materials, etc. We were able to work together to come up with a design that met our expectations. We ended up spending more than we originally budgeted, but it was helpful for Dave to offer to come out and work with us. Throughout the process, any question that I had was answered quickly by either Dave or his crew. And as modifications had to be made for a variety of reasons, Dave communicated with us personally and worked through our options with us. We are so happy with the work Dave Underhill and his crew did. We use our outdoor space more now than ever. They did a fantastic job.

David and his team did an excellent job providing the quote, answering any and all questions during the process, and with follow-up once complete. Very impressed with the quality of the installation- great work!

I'll bullet point a few concerns that are the most objective. First, I would like to note that the stonework on the fireplace is beautiful and Tony Haring at Western Hills Builder Supply was very helpful and worked with us multiple times throughout the process to correct issues. This rating is based on the following examples, which were communicated to the owner. - Project was originally mis-measured, something that was pointed out by another contractor and required a re-work of the quote and in increase to price. - Contractor neglected to check set-back requirements, which resulted in another rework and a loss of 10 sq. ft of covered living space than we had expected. - Architect suggested changes to plans that he said would not add to the cost, but the changes increased the quote significantly. The plans changed again, three sets in total, we paid for two, the architect compensated us for one set. - Quality of the carpentry supplies was not good. The wood was cracked/splitting in multiple places and while it was supposed to have been pre-treated, within a few months it was seeping through the paint. We requested repairs for the splitting wood and seepage, all of which was to be handled by the painter. However, the painter arrived to fix the issues without paint, a ladder, or drop cloths to cover the new patio and furniture. They had to buy paint and come back, then they only patch painted the repairs, never completing the painting with a full coat. I was told by the owner, that they would of course come back to finish painting, but they never did. - I've tried for 7 months to get an issue fixed with the border of our patio, which is crumbling at this point and needs to be completely reworked. I was told twice that this would be fixed by the builder and his contractors, but after not hearing back and reaching out a third time, I have given up on getting this repaired by them. I am getting quotes now and expect that it will cost us another $1500+ to correct these ongoing issues that were never resolved after final construction. -When the carpenters built the roof structure, they failed to cover the new pavers with drop cloths, which resulted in a permanent film that ruined the pavers. We had to have some replaced due to paint spatter from the painters and there was a clear difference in quality of the replacement pavers vs. the original pavers placed before the build. I assume that pavers should be put down after construction, not before, to avoid this issue. Unfortunately, this was never successfully resolved, and the quality of the paver is permanently compromised, despite multiple attempts to correct it. - Painter splattered paint, per above, needed to replace multiple pavers. We also witnessed a painter using the corner of our house as a urinal. An overall messy work site, at one point we counted 40+ cigarette butts littered around the house, we still find them when planting flowers on occasion. - Gutters pulling away from roof had to be reattached. We were told repeatedly by the owner that we were being too picky during the process and in fact that he had never worked with clients that were as picky as us. However, we were sold a company that places a high focus on details. In truth, I do have a high standard, but I was promised the same and the experience didn't deliver what we were sold. The fact that the owner would call a client "picky" is indicative of the experience. There were issues along the way that were corrected, but the process was difficult and we have chosen to address many of the issues on our own, because it's not worth the time or battle (painting, replacing flashing, hiring someone else to fix the patio border, etc.). I waited this long to complete a review, because I’ve been waiting to see if we could get all the issue resolved, but I feel that we’ve tried and waited long enough and given plenty of opportunity to correct issues.

David is great and had an amazing vision for what our yards could actually be. The end result is an additional 1000 sqft of living space and the envy of the neighborhood. The project was huge and was completed in about 3 weeks. Attention to detail was on point and if anything was not right, David never hesitated to make it so.

Overall the project went very well. It was a difficult job because of the slope of our yard combined with the amount of rain we got.

David Underhill was very thorough and would check in everyday! If not physically we got a call, txt or email to keep everyone on the same progress page. The Hardscape architect that was recommended by ODB was incredible and helped us get our permit easily. Everyone connected to the company did good work and was reliable.

The company did an outstanding job on the project. The workers were prompt, well organized,and the quality of their work was excellent. The only minor issue we had was the same that would go along with any large project, a few times there was some miscommunication. However, in the end the company and crew made sure everything was done and done well.

We used David with Outdoor Design Build several years ago to install a patio/outdoor living area at our house. At the time we knew we wanted to do more work, but our budget wouldn't allow it. We invited David back out to quote us for the installation of two retaining walls to hold back some dirt mounds. After received a few prices, David had the price we felt most comfortable with proceeding with. We were able to get on the schedule reasonably quickly and the work was performed in a week. It looks great and really finishes off the outdoor space. Would recommend David for anyone looking for quality outdoor building.

The project went tremendously well and we love the finished product. We get compliments on the new deck and walking path from all our guests. David was 100% responsive, and my project foreman, Nick, was dedicated and incredibly hardworking. I had faith in their craftsmanship and if there was any concern I knew they would address it quickly. Due to a snowy and wetter than normal spring, my project had a delayed start. However, Nick and team beautifully finished the project in time for my boys' graduation party. I wish I had reached out to Outdoor Design Build years ago!

David and his staff were very thorough and professional. They take a lot of pride in the work they do and it shows. I've received lots of compliments from neighbors and visitors and would be happy to recommend them to anyone.

David and the team at Outdoor Design Build are incredible, I would highly recommend them and I plan on using them again for future work. A little back story: When we moved into our house, we discovered that our entire patio had been shifted by a large tree that was too close to our house in the backyard. The shift, was causing rain waters to leak into our basement. On top of that we had found that our sump pump wasn't draining properly and was blocked somewhere outside. It became very clear that we needed to remove our deck and patio to resolve the issues we were having. It was something that was keeping us up at night and had become a very stressful nightmare. Enter: David and the team at Outdoor Design and Build. David immediately had our best interests at heart. He worked with us for several weeks to make sure that not only did we resolve the water issues, but that we also got an awesome replacement patio. On top of that, they re-graded a large chunk of our yard, added a drywell and fixed / replaced all of the drains - at a very reasonable cost. The entire team that worked on the project was incredibly professional and dedicated. Overall: They turned a situation that was very stressful for us into an amazing experience.

We arrived at a landscape design we loved.

They had us hire a landscape architect to design everything and bid on the job based on her design. I'm not sure why because they only followed about half of the plan, so she had to come back out and redesign the landscaping. That said, the final product is great! We had trouble getting the tree company to come out and take out the tree, which held up the project.

David and his team did an amazing job. Everyone that worked on our home was very knowledgeable, friendly, and thorough. We can't be happier! Everything was done to perfection at a reasonable price!! I can't recommend them enough.

Overall, we are very pleased with the work that Outdoor Design Build did for us. David Underhill was great to work with -- easy to communicate with over email and very prompt with his responses. The price was very competitive to other bids that we received (and the responsiveness was far better). The crew that did the work at the house was excellent, especially Nick Bach who served as foreman. Nick would talk with us most days to let us know what work would be happening the next day, and kept us informed if there were days that they would not be working while waiting for material. The quality of the stone and plant material seems to be fine (no issues in the 4 months or so since the work was completed). The only issue we had was a minor one with how the steps between the walkway and the pad turned out. The rise ended up being uneven. Regardless, we are very pleased with the work that was performed and would certainly hire Outdoor Design Build again for future work.

Overall, turned out very well. David and his team did a great job, were interactive and responsive, and customized to our needs, including follow-ups to fine tune the end product.

We love it! The process went smoothly and we're thrilled with the end result.

Look a little longer than promised but I think that happens with most jobs. The workers showed up each morning to do the work. I was very pleased with the work. People that came were very professional when I did interact with them but for the most part they worked independently.
