Chris did an excellent job and charged a fair price. The wall was built exactly as requested and is absolutely beautiful! I would highly recommend Lemmel Landscaping.
Description of Work: A small retaining wall was built around our patio. The area was leveled and the landscaping blocks were arranged to surround the patio in the same shape. The capstones were put in place at a level even with our patio. The wall was built approx. 3 feet from the edge of our patio to give me room for landscaping. I filled the area in with rainbow rock and planted shrubs and flowers in the space.

Initially just placed stone walkway pavers on the dirt and shoved mulch around each for completion. He did go back and redo some of that, however he left the walkway undone and never corrected the front. His solution for everything was not to dig for appropriate placement but to add dirt around it. Not surprisingly this created a drainage problem in the back yard. He put the stones down for the patio on some gravel, however the surface of the stones are not even close to even and the patio tilts towards the house. He was going to use gator dust, which I later found out he had never used before (he had used other gator products) and was not familiar with it. He was going to use it against manufacturer guidelines below freezing. I was willing to continue to work with him (mainly because he kept telling me how hard up he was), but he walked off the job. However, he had no answer for how he was going to correct the patio grade - the solution would have been to dig some dirt out from the patio and replace the gravel and stones but that would have required the work that he was hired for and never done. As he stated he quit because i asked him to level the front walkway which he stated followed the grade. The stones are level with the ground on one side and fully sit above the grade on the other. -he did not show up a few days he said he would, nor did he call. Found out later he has a regular job on fridays. (this would have been fine if he had told me) -he did not use a level until i asked him to (he laid on the ground and said it looked level) -created a drainage problem, where there had been none in the yard -left the job unfinished with the patio grade towards the house, my yard a mess that he created, the walkway unfinished
Description of Work: Hired for stone patio 13 x 17 and stone walkway placement around the house. Given $3000 initially on $6000 job. Last Novemeber work started. Willing to let him attempt completion this spring until he walked off the job.

Response from Lemmel Landscaping
In December 2010, the member contacted me concerning the back patio I had installed back in November. She was complaining that the patio appeared not level. I went out and checked the level with my laser. The grade of the patio was level, but seeing as natural stones were utilized, some stones appeared higher than others. I understood her concern and agreed to redo the entire patio at no cost to her. In November 2010, a back walkway had been installed as well - set in dirt which she agreed upon. This was completed on 11/23/2010. After a significant rain, some settling occurred. The member demanded that the walkway be redone based with gravel 2 inches deep - all materials and labor at my expense. It was then she threatened me that she would not consider the work completed if I did not do as she said, and I would receive no further payment. At that time, I was already out $800 over the initial deposit in materials only (does not include my labor). Unfortunately, we experienced an early winter that did not allow for the back patio to be redone until the weather warmed up - melting the snow in February 2011. I contacted the member on 2/15/2011 to schedule a date to redo the back patio. I was scheduled to work on 2/16/2011. However, the member sent me a text me on 2/16/2011 at 10 am not to stop by at our scheduled 11 am appointment, and that she wanted to hold off 1 month. I sent her a text on 3/17/2011 to set-up another time to go over the plan for redoing the patio. We met on the 3/23/2011 at 12:30 pm and were in agreement that the patio would be started on 3/24/2011. Unfortunately, it was cold and rainy, and the work could not be performed. The next agreed upon day was 3/31/2011. On the evening of 3/30/2011, I received a text from the member that she wanted the front walk to be done FIRST before the back patio would be redone. I explained to her that I did not have any income to cover that expense out of pocket for materials needed. She was not willing to pay for any additional materials. I explained to her I have only $348 in the bank, but in an effort to show good faith, agreed to get 1 ton of rock at a cost of $300. I arrived on 3/31/2011 and installed 75% the front walkway (the picture she attached is from the walkway that was not complete.) We spoke before I left that day. The member said it looked fine, and that she just wanted topsoil to adjust the grade, which I agreed to do - AGAIN - out-of-pocket. Later that evening, the member sent me a text and said on 4/4/2011, “plan on coming with more rock and be prepared to redo what you did“. I went out on that Monday morning. She came over and told me that she wanted the path lowered. It was then I decided it was no longer practical to continue to work with her. It was evident that she was wanting to make changes requiring more materials and labor that I knew I would never be compensated for. It has nothing to do with my ability to do the work. She has seen first-hand the 2,200+ square foot patio I installed at a residence in Loveland. (Her patio was only 340 square feet.) The materials I used at that site was gator sand, which was what I was going to be using for the member. I WAS NOT going to place the gator sand on the patio until the weather warmed up. We had that discussion and she knew that was an issue with the early snow and freezing temperatures we had in December. In the 10 years I have been in business, I have NEVER had a customer I could not work with. This is the FIRST TIME I have ever had to walk away from a job. I cannot in good faith work with this individual again as I know she will not be pleased with anything I do. I always require half down for all jobs over $1000 to cover some of the materials, as I am a small business that does only one project at a time. ( I do have maintenance customers that I do monthly and 2 properties I do weekly on Fridays. Income from those clients help me to cover other project costs until I am paid.) I received $3000 upfront. Materials invested in this job exceeded $4200. (This does not include labor.) The bottom line is that the member was very inflexible when it came time to try and complete the work this past February. Further, she was changing her mind every time one area would be completed based on HER requirements, and then threaten me with non-payment. I had worked part-time for the fencing company that installed her fence. That company had a similar issue with the member. Upon redoing the fence, she demanded to be compensated for her aggravation. That company has been in business for over 30 years.

It turned out very well. He is very thorough when he is out here. If we have any special request he never has any problem taking care of them.

The job was well done! Chris built the wall the way we requested. He dug out the area, put in crushed limestone for the base and tamped it down, then built a beautiful wall around our patio. He back-filled it with 1 inch wash, put in a drrain, and replaced all the top soil, leveling the entire area, and making sure all the curves and edges were to my liking. He cleaned up the area when he was finished. I was very happy with his work.
