Description of Work: My husband and I are in the process of moving from Canada to the Toledo area. When we chose a house, we knew we would need a knowledgeable and trustworthy inspector. I found Erie Inspection Service on Angie's List and decided to give them a shot. From the very beginning of the inspection process, Julie and Brooke at the office were extremely patient and answered every question I had. They made me feel confident that I could trust this company. Jordan Radloff performed our inspection and sent a very thorough, detailed inspection report to us via email the very same evening. He even made time to call me the following morning to walk me through everything he found in the inspection, since we live too far away for me to have been there in person during the inspection. Although it was a little expensive, choosing to have our home inspection done by this company was worth every penny.

Description of Work: They did a whole house inspection including the outside. I was very pleased with their professionalism and the notebook they provided with the report. It was divided into categories and easily understood. They also sent me a copy to send to the seller. At first I was not going to do an inspection but then decided I needed to. It was the best $350 I ever spent and made me aware of several things that needed to be corrected, especially the radon mitigation system barrier.

 + -1 moreInspection was very thorough and the detailed printed report was great to have immediately after the inspection. It was nice taking the detailed report to the sellers during negotiations. Their recommendations to replace the water heater is what finally made the sellers budge on that issue. He even emailed me a letter to show to the sellers that the water heater was bad and needed replaced after they were being a little stubborn with the issue.

 + -1 moreThe home inspection took about 2.5 hours. The inspector encouraged questions, explained things as he found them, and then went over the entire report front to back at the end. We were given a very detailed report with all of his findings, and he also provided us with some helpful hints along the way, like to purchase a back up sump pump that could operate in the event that ours would fail. He also set up our radon test which ran for 48 hours and we received an email with the full report right on time, as promised.

 + -1 moreThe inspector was very thorough, knowledgeable, and professional. He walked me through the entire house I was purchasing and pointed out any concerns. They also completed a radon test which revealed higher than normal readings. In addition, I was provided with a very professional and detailed report the same day. It included photos of areas of concern and a detailed rating of all areas of the home. I am pretty particular and I would recommend this company to anyone without hesitation.
Description of Work: A whole house inspection was completed for $350 which included looking at the plumbing, water heater, heating/air, roof, exterior of home, foundation, attic, basement, and included appliances. A check for wood boring insects and a gas line inspection was also completed. Also opted for a radon test for an additional cost of $150.

 + -1 moreThey saved me a fortune with on inspection.., the place was a mess, still had fuses for electric boxes and some had pennies instead of fusses.That was my first stab at investing in apartments. Had I not used them, I would have lost my shirt.Cost me $700 to find out, but that is a bargain compared to what it could have been.
