I called Sean since my realtor and another realtor recommended him and left a message about getting a home inspection done for a home we were considering. He called right back and scheduled it. I wish I had used the one I found on Angie's List and not him. He was on time and began conducting the inspection immediately. As we went through he pointed out issues and explained them to me. He pointed out an electrical issue we had that was a fire hazard and I had an electrician verify. He also pointed out things that he felt were important like roof age and grading issues. I felt Sean was a nice person but at this point I am nervous of what he may have missed besides the stuff I already found. Here is why. His report is loaded with inaccuracies. Garage doors: he said they were mechanized- they are not mechanized. They are manual open doors. Cooking appliances: he reported them as present. There were no appliances other than the fridge. Garage door opener: reported as present. The garage doors were manual open, not mechanized. Door bell: he reported it as hardwired and acceptable. Neither door bell worked. Smoke detectors: he said they were hardwired. They were battery operated. Basement: he reported the walls and ceiling as being drywall. Neither were. The walls were block walls and the ceiling was open or tiled. Tub/surround: he said it was ceramic but it was a plastic covering. There wasn't any ceramic tile anywhere. Water heater: he said it wouldn't stay lit but he never lit it even after I asked a few times. Gas meter: He said it was in the basement, it wasn't. It was actually out front behind the bushes. Attic Insulation: He said it was blown in, it was actually the rolled sheet type. While a bunch of this stuff is small inaccuracies, it make me nervous of what major issues he could have missed. I already know he didn't take the time check whether the electrical outlets were grounded, they weren't because my electrician checked. Furthermore, the whole house is a two wire system with some three prong outlets which are code violations. I'm yet to move into the house and am nervous to find anything else he may have missed. I brought my displeasure to his attention through an email and phone call, neither of which he returned. The day he did my inspection he seemed very distracted. I don't know what to make of it all. He came highly recommended but I felt his report is garbage and I did not get a quality inspection. He clearly did not pay attention to detail when he did my inspection or report. The overall quality of the house seems good and we are going to purchase it but I pray that something doesn't come up later. I'm going to have another inspector run through one more time for me especially since I had to insist several times that he check things. If you hire him, I hope your experience is better than mine.

He provided detailed explanations for all of our questions. He spent just over 3 hours with us, in each room. His time was spent outside of the house, in the basement, the living area and in the attic. We were very impressed with his overall experience and his pleasant demeanor. Many solutions to problems were discussed.

The inspection was okay but not much more useful than having a handy friend over to look around. The inspection seemed superficial and unlikely to turn up the kind of major foundation/moisture/mold problems we were most worried about.
