Very well. Matt was on time, and already on the roof when I got there. He took the time to explain what was found (and not found). His detailed report had icons to explain each item, such as 'Repair, Safety, Large Dollar', etc.). Each item on the report had one (or more) pictures which is great for future reference.

The inspection was performed on a Thursday. On Saturday, while hanging up clothes in our walk in closet we found insulation from the attic access in the closet on the clothes. It was on most of the clothes in the closet. There was no way that this inspector didn't know what he had done. There was no "oops", "sorry" or apology. All the clothes in this closet will have to be cleaned. My wife has a disability and some sort of acknowledgment at the time would have been appreciated. We have just issued a complaint with our agent and this inspector and are waiting for a response.

To be fair the complainant is not our client. Our inspector followed proper procedure as set forth by ASHI and NICHI to examine all accessible areas of the home. The attic space was not entered. Rather only carefully opened the the hatch form a ladder, per ASHI/NICHI standard operating procedures, at which time a small amount of insulation did fall. This not uncommon during an inspection process. Often sellers will clear accesses prior to inspection as an attic is typically a dusty area. Myself and the buyer did attempt to clean up the area. We did not leave a notice as it was as small area affected and had no way of knowing the resident had a medical condition. We did not respond the the seller's email as their email was inappropriate in tone and content. Below is the initial email sent by [Removed Member name] sent: "During your inspection you must have tried to access to attic over our bedroom through the closet. These pictures are just a sample of the mess you left. I don't believe you didn't see the insulation fall from the access. We just noticed it today. We keep ALL our clothes in that closet and will now have to clean them. Where should we send the bill?" The complaints realtor responded professionally. We respond immediately. We apologize again for your inconvenience.
