The agent was great, very professional and polite, she had some open houses but the house did not sell because of the bad housing market. She worked hard to try and sell the house. If the house had sold she would have gotten a percentage of the sale price.
Description of Work: I had them try to sell my house. It was on the market for 6 months and did not sell.

Signed contract realizing the real estate market was falling. Mr. Adams brought many potential buyers; however we soon realized that many of the people shown the house had actually asked to see something completely different. After overhearing people say things like "I said no steps" or "we're looking for a new house" we began to suspect Mr. Adams was showing our house to make other houses look more appealing to buyers. Several times we had to insist he lower the price as it was unrealistically high and we were in a rush. We tried to work with Mr. Adams, for instance hiring his recommended cleaning crew to make the house "more presentable" only to have them show up without the proper equipment and do a slipshod job. When a buyer was eventually found the contract-to-closing time was unnecessarily extended due to lack of communication with Mr. Adams, who refused to let us speak to the (future) buyers. Eventually we managed to contact the buyers and found that Mr. Adams had promised them that we would do things without consulting, or even telling us. Once we spoke to the buyers directly the issues were quickly resolved, as for the most part they were due to misunderstandings. For example, the buyers were concerned about our boiler. Mr. Adams told us that the issue was resolved when it wasn't - eventually he and the other agent bought insurance for the boiler which reassured the buyers. If we had known they were still concerned we could have done that earlier. Possibly the most absurd circumstance was that Mr. Adams told the buyers we would completely clear out a crawlspace without telling us. Once we were in touch with the buyers we explained that taking out all the "dirt" would result in the collapse of the house. They agreed this would be counterproductive and we cleaned out the small amount of debris they wanted. In addition, Mr. Adams hung a "SOLD" sign on our lawn once we went to contract; later on we found out that he not only should not have had the sign up, he should have continued to show our house until it was, indeed, sold, rather than using it as free advertising for his other properties. Most notably Mr. Adams failed to notify us when he received a letter of commitment from the buyer's lender. The letter of commitment would have been our insurance had the deal fallen through. Mr. Adams' unprofessionalism delayed the closing and cost us over $10,000 in unnecessary expenses. When we insisted on a hearing with the L.I. Board of Realtors they dismissed the case, despite admitting that he was supposed to have continued showing the house when he put up the SOLD sign. We can obviously get no satisfaction from his fellow realtors. We strongly caution anyone considering hiring Mr. Adams, or any other member of ReMax, as all parties we contacted were completely unresponsive to our concerns.
