For anyone that reads this post, I want to advise you (reader) to CONTACT THIS COMPANY IMMEDIATELY! This guy is so professional and personable, words in this commentary will not come close to doing him justice. In an age where everything is about the dollar and many companies cutting corners, my experience with Chuck has restored my faith in the honest businessman. I had never met this guy before, yet I felt as if I knew him for years by the end of the inspection. He is a true patriot of our Country which was important to me being a Veteran of the US Navy. His advice and ideas will help me make some big decisions in my new home cosmetically and economically. His impeccable service has not only made me a client but an advocate! I have since recommended him to two other jobs to which he made amazing finds for a potential buyer (who is a friend of mine). In short, his attention to detail uncovered many faults in the home hidden in the attic and covered by insulation. The result was the buyer to seek a home elswhere, and the next home inspection was discounted by Chuck. Needless to say, he is a stand-up guy! I took the time to be so descrptive here and write so much because good work and honest service is so difficult to find, so I HOPE that you (reader) take heed to my words and use this guy! Keep him in business - he's worth it.

I hired Chuck to do a home inspection prior to purchasing my first home. Chuck was extremely thorough, knowledgeable, professional and personable. He really looks out for you as the client and protects your interests. He scheduled my inspection promptly, took the time to explain everything we wanted to know, and even showed up early. I would absolutely recommend his services and wouldn't hesitate to use him again!

Chuck did a fanastic job and exceeded our expectations. He saved us from buying an expensive and overwhelming problem. We avoided buying a home that would give us continuous headaches and heartache, not to mention would expose us to serious and unresolvable health risks. His expertise and diligence both impressed us and solidified our confidence in his report about the state of the house. We learned so much from him. Chuck saved us from pouring our life savings into a house that was sinking into the ground...literally! He was extremely thorough and straightforward with us...even when it was hard to hear. 3eChuck was personable and professional...and kind. 3eAlthough the original agreed upon fee was 900.00, when he saw the condition of the house after several hours of inspecting, he offered us the option of ending the inspection early and only paying 500.00. We recommend him highly!

I can?t say enough good things about Chuck. Dealing with him was easy and enjoyable. He was very professional, competent, enerous with his connections and a person of high integrity. Chuck scheduled an inspection date the same week we called. He performed a extremely thorough pre-listing inspection and provided a confidential, professional, concise written report of his findings which provided valuable information in preparation for listing the house. Chuck stand behind his findings. He also gave us his assessment of some minor work that we could do that might help speed the sale of the house once it was on the market. In addition, Chuck's connections gave us a sale that happened so quickly that the house was never even listed ? even without the work we had been considering. We had interviewed multiple potential listing agents. They had all told us that the buyer for the house we were going to be putting on the market would likely be getting an FHA loan. Within minutes of meeting Chuck, he said the house we were selling would not qualify for an FHA loan. The reason was it wouldn?t qualify was one that all of the experienced agents should have been aware of. Since we had selected, but not yet notified the agent we were planning to use, Chuck suggested we call ?his guy? first. He made it clear that he didn?t care if we used him or not ? but that ?his guy? would give us a realistic assessment of what we could get for the house. Chuck called ?his guy? on the spot and arranged for us to meet him a few days later. This was mid-October and we wanted to close by the end of the year. From the time we met Chuck and he put us in touch with his real estate contact, to the time we closed was about 51 days. We would have lost precious time and potential sales by targeting the wrong buyers since the house wouldn?t have qualified for an FHA loan had we gone with some of the other listing agents. Chuck is given all the credit for a quick and easy sale because he gave us a concise assessment, the best information, connected us to the best listing agent and put us on the right track. Chuck has our highest regard. Definitely engage him should you need a home inspection done. You will be glad you did!

Chuck responded promptly to our initial request. He came out and performed the testing. He seems quite thorough and knowledgeable. A few weeks later we had a radon mitigation system installed which reduced our levels by over half what they were. They were prompt and did a good job. Overall it was a good experience and I hope to use them in the future.

I found Above Grade Home Inspections through reviews on Angie's List -- being my first time using this service, I have to give it high praise. The reviews on Chuck Sweed were very accurate and indicative of his level of knowledge and understanding of homes. He was very personable and extremely thorough in his review of our pending purchase and took the time to explain each of his investigations, with no question going unanswered. His report is by far the most thorough home inspection report I have ever witnessed (and everyone else who saw our report) and proved very useful in helping us re-negotiate certain items that had not been previously diagnosed. Chuck was also available and very helpful post-inspection. He took the time to review his report as well as any questions with the other testing. Some users have suggested that his price is on the high side; however, I feel that Chuck's work more than payed for itself several times over. His rate for our home was $695, but we received $100 off for just being part of Angie's List. In addition, we had 3 samples of mold testing (sent out to lab and had results within 5 days) which were $90 a sample, resulting in the higher overall price. I fully recommend Chuck Sweed and Above Grade Home Inspections and certainly feel anyone who uses him for a home inspection is getting the one thing that you truly want before buying a home...the peace of mind that you're stepping in with your eyes as open as they can be.

Never buy a house without a thorough inspection, because looks are very deceiving. Always get a knowledgeable, courteous, respectable person to do a home inspection. We also had questions after we received the actual home inspection report and Mr. Sweed did not have any problem. I would definitely recommend him to anyone that would need his type of service. It was a wonderful experience.

It was a wonderful experience. We had learned a lot from this inspection so that when we were ready to look at another house, we were better prepared and was more informed about what to look for.

Very personable, easy to understand, and thorough. He left no stone unturned, so to speak. He worked well with my realtor, and we enjoyed going over the property with him. He pointed out things that will need fixing and was was frank in explaining the seriousness of each issue. He sent us a full report very promptly after the inspection.

Chuck instantly makes you feel like he's on your side. He was very good at educating us and showing in detail things that needed to be fixed. We received a computerized report in a very short amount of time. Even weeks after the inspection, he was happy to answer questions and give us advice. He seems to really enjoy his job and will go out of his way to help as much as he can.

As first time home buyers we were a bit overwhelmed with the entire home buying process, specially buying a REO property. We contacted Chuck and felt we had made the right choice even through email and over the phone. You always feel he's working for YOU and has no interest in what you want to hear. He just tell you the truth, which can be good or bad. On the day of our inspection Chuck arrived before we did and was ready to go once we got there. Once we started the inspection he kept it light and humorous while not missing a beat. It seemed like, touching railings, stomping, pointing his flashlight, opening closing windows and doors and taking pictures are second nature to him. He kept encouraging questions, explaining everything he did and how things worked. He pointed out things that needed to be fixed and gave us suggestions as to how these things could be done. Chuck made us feel at ease that we are making the right decision in moving forward. He told us thins that required immediate attention and what will need to be replaced in the near future. He gave us an idea about the lifetime of things like the water tank, boiler and roof. With Chuck you will not go wrong.

Chuck has actually performed 2 home inspections for us. When the first deal fell apart, we obviously thought Above Grade was the company to call for the next inspection. I have to agree with all the positive reviews I have seen here. I would add that Chuck answered all my questions (and there were many) patiently, thoroughly and with a sense of humor. He also made himself available for questions even after we recieved the Inspection Report and did not make me feel like it was an inconveniece to him. Many companies don't want to be bothered once they have your money, that is not the case with Chuck. We highly recommend Above Grade Home Inspections Inc.

Chuck was great and we highly recommend him! He was very responsive, easy to schedule with, very thorough in his inspection and he explained everything thoroughly. He used layman's terms, didn't talk down to us and didn't dismiss any of our concerns. He put us totally at ease and we were very comfortable moving forward with the purchase of our restored old home when he was done. He's the best!

This review is long overdue! I cannot begin to express the gratitude and fondness that we now have for Chuck Sweed of Above Grade Home Inspections and we only met him once! He made the first-time home buying process pleasurable. From the very first phone call to Above Grade, Chuck was fantastic and demonstrated his care and concern. We moved quickly on a house and had a short timeline to work with. Chuck was initially unavailable within our timeframe, but rescheduled a less urgent appointment in order to fit us in so that he could personally do the inspection and walk us through the process. WHO DOES THAT?! Leading up to the inspection, he held his ground against the involved realtors (who were pushy) and made his impartiality and loyalty to us abundantly clear to them. On the day of the inspection, he was punctual and overall amazing. As first-time homebuyers, we had a ton of questions for Chuck that were probably ridiculous, but he answered each and every one patiently and in detail. He went through each room and area of the house, pointing out things that were not obvious to novices like us. Where necessary, he explained how things could be fixed or addressed, and giving us an idea of approximately how much it might cost. During the inspection, it began to thunder and rain, but Chuck did not so much as flinch. Instead, he remarked that the roof inspection would now be done in a cinch! Throughout the inspection, Chuck was personable (and funny) throughout. We are true cynics, yet it was a pleasure to find someone who genuinely enjoys what he does and radiates it. Within 2 days, we had received the detailed inspection report via email which clearly and succinctly addressed every corner of the house and included color photos where needed. I generally don't do reviews, but I'm more than happy to submit this one on behalf of Chuck and Above Grade Home Inspections because it is definitely well-deserved and were completely blown away by him. You can't go wrong with Above Grade.

The home inspection report was very comprehensive (photos included) and received quickly. Chuck saved us from buying a ton of problems. Thank goodness for him. We would highly reccommend his services.

Chuck was great. When I first called him he called my back quickly. He took his time and did a thorough inspection. Chuck had no problem climbing on the roof. He crawled down in crawl spaces and did a thorough attic inspection on a hot summer day. (It had to be more then 100 degrees up there.) He had modern equipment and was very knowledgeable. After the inspection Chuck continued to help by answering questions we had and he recommended other professionals to help us.
