Frank's Basement Systems

Called out for emergency backup...they could easily have provided service that was not needed as we thought we had a collapsed line. He explained what was going on and did not charge us for the visit.

Excellant!! so glad I decided to go with Frank's and have all the work done. After how wet, cold and rainy this fall/winter has been my basement is 100% dry! looks great! no musty smell and dampness/water issues are gone.

I was not home when they came out, but I think there were 3 who came out. They were here for several hours. They did have to jack-hammer up the floor, haul everything out, bring in new stone and complete the work. They cleaned up very well. They did not leave anything behind. The first time we had rain after that everything stayed dry. Also the new container that the sub-pump is is much better. I can definitely say that they did excellent work.

The first plumber I called to look at my leaking shower drain said he'd have to remove the shower insert in order to fix the leak. That didn't seem right to me so I called Mr. Plumber for a second opinion. Steve Plant arrived on time diagnosed the problem and said he was confident he could repair it without ripping out the shower. He came back a few days later and fixed it. They also guarantee their work for a year, which the first plumber would not.

The problem that they last worked on seems corrected. However a problem that they worked on in October, seems to have re-occurred. I have a call in to request another visit.

TOTALLY unwilling to consider attending my badly leaking pipe under Bathroom floor as they felt it was "TOO FAR TO HAVE THEIR PERSONNEL TO TRAVEL"??-they are are in Tonawanda and my home is between Lewiston and Youngstown? A distance of 23 miles and approx 30 minutes drive ? This for. Work already quoted on excess of $ 3000.00 plus having other companies in the Buffalo and Lockport areas more than willing to quote me!!- NOT exactly a real "A" rated Service!!

They worked very efficiently and neatly, and the system works fine. The installer was very thorough in his explanation of what was needed and what to expect with the new system.

They did what they were contracted to do. They were hard to work with and didn't clean up everything. They promised initial starting dates and had to put us off. The work was actually done about 3 months later than what we had agreed on. Because of this, we had a mold problem in the basement.

Wow! I am not easily impressed, but Frank's impressed me. Marc arrived at my house during the specified time frame and immediately presented me with his card and shook my hand. I showed him the problem--a floor drain was backing up into my basement when I used my washing machine. This had previously been a problem and seemed to have been set off again by the recent heavy thaw that we had. Anyway, yesterday I had another company come in and look at the same issue. They told me that they would not snake the drain and that I would either have to have my floor dug up or a sump pump put in; cost for first option $1300+, second option $5000. I decided to get a second opinion which is what led me to Frank's. Marc was EASILY able to snake the drain all the way to the trap TWICE. I was impressed that he did it twice to make sure that it was open. Additionally, he let me know everything that he was doing along the way and provided information on how to keep it from occurring more frequently. He did tell me (and I know!) that the piping under the house will eventually need to be completely replaced. The job was completed by Marc in under 1 hour and was very professionally done; everything was clean and he was cautious to not damage my interior carpet. Total cost for the job was approximately $150. WOW! This is the third plumber that I've dealt with in the area and I think they are my last stop. Very satisfied, very impressed! Thank you!

Terrific job. Very nice, courteous, skilled service technician (Marc Smith). Arrived when promised, professional, neat (put covers on his boots to keep my floors clean). Advised me of other services his company handles. I would recommend this company and plan to keep their number handy for future reference.

During the estimate process the representative examined my problem (damp basement with rare flooding) and offered several suggestions to eliminate the problems. His explanations and video demonstrations, as well as the positive reviews, led us to choose Frank's to waterproof our basement. Due to the unusually wet spring and early summer the start date on our project got pushed back from early August to mid September. The crew doing the work were very professional and did an excellent job. I was very impressed with the steps they took to prevent dust and dirt from getting to the rest of the house. They jack-hammered the perimeter of the basement, installed new drainage tile (actually a plastic product with clean outs), a new sump and pump, and covered all the basement walls with ZenWall. The ZenWall covered up some nasty looking walls, and the basement now feels warmer, dryer, and really looks much better. I also had them install a SaniDry dehumidifier, which works much better than the typical $250 Home Depot dehumidifier. They moved all the appliances (washer, dryer, utility tub) out of the way and reinstalled them afterwards. There were 2 slightly negative aspects to the job. Since the crew is from the Buffalo area they had to deal with morning rush hour traffic on the Thruway to get to the job site in Rochester, so they usually arrived around 9:30-10:00 AM each day, which prolonged the work. Also, the installation of a glass block window to replace a leaky regular window was done by a seperate subcontractor and took an additional 2 weeks after the main job was completed. The subcontractor was not as careful with tracking in dirt and debris on my carpets. Overall I'm very happy and would definitely recommend them for basement waterproofing.

I called the local Hectors at 8:00 AM and left a message explaining my problem. By 8:30 they called back to say they were putting in a call to the plumber for me. By 10, Franks Mr. Plumber called to say they would have someone out the same day. At 11 they called to say a technician was available if this was a good time. He arrived by 11:30 and by 12:30 my drain was working and I could clean up. Pricier thn I had hoped but I was in good shape to entertain that evening for dinner which was a concern because the clog meant everything that went down my kitchen sink came up in my basement. Technician was very neat and professional.

There was some question as to the connection at the sewer main, whether or not it was proper and met town code. matter is still open for debate and future evaluation. Also the excavating crew did not place boards over the lawn and caused more damage than needed. They hauled away too much dirt and began to pull it out of a planter bed. I had to call them back on several occasions to fill the trench. Finally my landscaper had to finish refilling. The Sewer works well but we are still concerned that the connection might fail.

The toilet was behaving strangly with the bowl draining slowly sometimes or not at all at other times. The technician attempted to snake the toilet, but his equipement got stuck in the toilet. It is a very expensive toilet, so instead of trying to force it, he called his supervisor. His superviosr came within 20 minutes and together, they carefully took the toilet apart. They freed the snake without damaging the toilet and tried to clear the bloackage from the underside of the toilet. This worked as they removed a 3" metal washer. They reinstalled the toilet, placed a new seal and adjusted the water flow. Everythnig was cleaned thoroughly. They were highly professional and I really appreciated the extra care given when an unexpected problem was encountered. I would most definitely call them again.

My plumbing was backed up and I couldn't get any help. Frank himself showed up with the technician and stayed until the job was done. He was so conscientious and it as a delight to work with him.

The initial meeting was ok. I explained that I was getting water in my basement and that my backyard gets really swampy when it rains. He basically said that there were 2 options: install a complete new tile system in the basement or install a drainage system in my backyard. He suggested the backyard drainage system. He also said that the basement tile install would be more expensive than the backyard drainage. He said he would get back to me with an estimate. I believe he said it would be a week or two. I think at some point he called, but he didn't have the estimate. It was just a follow up call. I kept waiting for him to get back to me with the estimate, but he didn't. About 3 months after our initial meeting, I called him asking for the estimate. He said he'd have to call back which he did within a few days. The estimate was for approximately $7200. I'm not sure if this included tax or not. This is certainly way more than I can afford. He told me that I could get it financed thru a company that I can't remember the name of. I asked to get a drawing of the proposed work. He said he would get it to me along with a contract (which I didn't ask for and was no where near ready to sign) in a week or so. That was about 4 months ago, and I haven't heard from him since, and I have not received the drawing or contract. I have not tried to contact him either. I did talk to 2 additional companies about my basement water problem and they both suggested a spot repair to the tile in the basement for about $600 to $700.

Awesome! The gentleman who provided the estimate was on time, professional, and a pleasure to deal with. I obtained 4 estimates for the job and Frank's was the lowest. One estimate was $2,000 more. The team who performed the work was on time and finished the job in 5 hours. Very friendly and professional. Overall, a great experience.

Disappointed that I didn't receive a call to reschedule. I have decided to use another provider.

They did the best they could but they weren't able to get it fully unclogged.

Arrived on time. Very pleasant and knowledgeable, including the layout of town sewer lines. Explained his assessment that there was no leak. No cost.

and charged 1/2 the price of the other company. Frank's then evaluated my entire interior drain tile system in a large basement with two sump pumps, installed cleanout plugs in all corners to avoid future problems, and repaired one small section that had roots for $3000. The other contractor told me before inspecting the drain tile that it was all plugged, and would need to be replaced at $10,000 or more. Franks then took steps to repair cracks in my foundation, when we discovered additional major cracks with a large section of the back wall moving inward 4-6 inches at the top. Frank devised an elegant solution with an engineer, approved by the town to brace the wall with steel beams at the top without the ugly appearance of huge steel and concrete pylons. The repair is hardly noticeable which will greatly help in the future when it is time to sell my home. Again, the price was terrific. As we discovered additional problems/ minor cracks in my foundation, Frank's crew promptly addressed these issues with minimal additional charges. Throughout the process, all workmen were professional, courteous, polite, eager to please, knowledgeable, and very clean in their work. It was clear that they are well treated by Frank Dimaria, as they were all obviously proud to be working for Frank's. I highly recommend Frank's for basements, plumbing, furnace/ac, and landscape drainage. They have helped me for many years on projects at home and at my office. I don't know what I was thinking when I decided to use the other company( Collingwood) for the cheaper price. I do not plan to make that mistake again.

Pros: 1) The crew was courteous and worked diligently to complete the project in a timely manner. 2) The owner personally stopped by to check out the work when completed. 3) The crew replaced all appliances to their original positions and cleaned up after themselves. Cons: 1) The contract was signed at the end of May 2013 and we were told the project would be completed before July 15 - due to the amount of rain in the area this project was pushed back to August 10, 2013. During that time, our basement continued to flood during rain days. 2) There was miscommunication on the original contract for services provided - make sure the notes clearly state what services are being provided.

Frank's came out the next day and checked my daughter's house. The so called $1000 problem she had been told about the day before was NONEXISTANT!! It appears the other company was attempting to make some money off a young married couple who had just moved into their first home and did not understand all about AC. Frank's is an honest and trustworthy company. Sure they could have made money off my daughter but instead they chose the higher road--integrity.They told her there was absolutely no reason to do any work on her AC! The other company had panicked her with scare tactics but Frank's would rather do business with dignity and integrity than to cheat someone and take money for nothing! I cannot recommend Frank's enough and they do many things besides just AC like waterproofing, heating, plumbing etc. Give them a try. They are an old fashioned family business and behave in a gentlemanly fashion. A fair deal from a reputable firm!.
