Me and my husband were looking to refinance our home for cash back. Our mortgage company hired Hans. I can't put into words how disgusted we were by our appraisal in terms of comparable sales, overall "value," and the lack of concern for anything we attempted to show him. What an awful experience.

The above review shows up under a google search of my name and so I am responded to defend my pristine reputation of 30+ years. The Above derogatory comment is expected to be removed by Angi's List or else by this borrower, who was never a client of mine, we have no client-appraiser relationship. Bank loan appraisals are done with the client being the bank, not the borrower and the bank is the one with skin in the game (they are the ones lending the money). Furthermore, I pulled the file and found no communication took place between us regarding the accuracy of the appraisal being an issue. I've done 1000's of appraisals for this particular bank with no such negative reviews to date. The appraisal was spot-on accurate, as always. Been appraising for over 30+ yrs with zero legal actions, zero negative reviews to date, never an ethics violation complaint either which is why I am responding to this - I'm disgusted by it. My accuracy level is consistently of the very highest in my market area. I have no paid relationship with Angie's List either. After reviewing the file, I see that the bank had no issues with my appraisal whatsoever. I know this market like the back of my hand - that property is only 8 miles from my office. I am an unbiased, disinterested, 3rd party appraiser. By law, I don't raise my opinion of value on a bank loan property above what the reasonable fair market value of the property is, just to help a borrower get a higher cash-out refi loan. This borrower also never called me or contacted me with her complaint. This is the first I'm hearing about it here on Angi's List by google searching my name - she is angry that she got turned down for her loan amount. I will try to find the time to make sure A.L. removes this since she was never a client of mine and this review has no business being on here as "verified". Thanks!
