From the beginning the process was a challenge. We identified potential problems with moving forward but did so anyway to be closer to family. These problems included: errors in the calculation of upgrade pricing and discrepancies in the pricing of the model home we selected (i.e. the plans shared at an open house quoted one price while the internet quoted something very different). Looking back these warning signs should have changed our decision. In addition, the realtor representing the builder turned out to be less than forthright. We were misled with regard to the amount typically spent on upgrades, how the lot would be graded at completion of the home, and the subsequent radon issue we had to rectify. The quality of the materials used to build the home were substandard. An indication of what was to come was the lumber that was dumped (literally dumped) that sat in the weather for a number of weeks. Unfortunately for us, after moving in we started to recognize just how substandard the workmanship and materials were. This was kicked off the first time we used the kitchen sink only to realize (after a cabinet full of water) that is wasn't attached to the drain! Issues identified shortly thereafter included: a leaking shower, a crack in the master bath tub, hot and cold water faucets plumbed backwards, a number of faulty light switches that needed to be replaced, gaps in the hardwood floors, significant cracks in the basement and garage floors, heaving sidewalks ( a front step that sank 8+inches), and an island counter top that was installed incorrectly. We have now been in the house 3 years and have experienced ongoing problems that are,per the builder, "not their problem". A major concern was the radon level that was discovered in the basement. We were gullible enough to believe the realtor when we were told that we wouldn't have a radon issue, only to test and find the level at over 18 pcL (the accepted level is below 4). When we approached the builder about rectifying the issue (something that they knew could have been avoided for very little money when the basement was poured) we were told again that it was not their concern. We discovered the tub installed was one of extremely poor quality when the aluminum shower rod fell one day and went through the tub! When we wanted the "faulty" tub replaced we were ignored. I guess we were lucky it wasn't one of our kids that fell and went through it. The most recent incident highlighted our ongoing frustrations. A few days after a recent snow storm, we noticed water coming through the upstairs ceiling. Upon going into the crawl space to inspect, we were shocked to find approximately two inches of snow had blown in through the ridge vent and was melting through the insulation and the sheet rock ceiling. Not surprisingly, when we pleaded our case to the builder we were told....you guessed it... not their problem. They were kind enough to bring a fan to us to dry the crawl space out, but I am left with a ridge vent that will need to be replaced in the spring and dry wall that needs to be replaced on a house that is 3 YEARS OLD!. At the very least my hope is that whomever is out there thinking about building and wants to use this builder that they know what to expect.
